@@mrazik131 I agree. Ofcourse it's easy for us to think "why would she go? It's obviously going to turn out bad", etc. We see it this way because we have the benefit of hindsight, she didn't. Nobody goes anywhere with the thought that they're possibly walking into a murder trap. Like you said... she probably felt a bit uneasy, or maybe she felt like this was just someone wasting her time, or setting up a house tour to just not show up... something like that. But not that she was going to be killed, otherwise she wouldn't have went.

When you feel a kind of primal unease or sense of fear about a person or a situation, you can either be someone that listens to their gut instincts, or you can pass on to the land of the deadies. Those instincts have more experience than you. They are based off countless horrifying encounters down through generations. The only exception is if you want to jump out of a plane. Ignore it at that time.

My wife is a broker and often shows remote ranch properties here in northwest Wyoming. She sometimes gets inquiries that are suspicious. There are multiple ways to deal with this sort of thing: -You can vet people who are interested in high end properties by asking for prequalification information. In this woman's case she should have called the "buyer" back and told her that her reference didn't check out. -People in too much of a hurry are inherently suspicious. Real buyers want time to schedule inspections, arrange financing, etc. Nobody loses a deal by slowing things down a bit, but scammers generally go away. My wife showed a remote ranch to some buyers from Hawaii yesterday. $3.5 million. Cash offer. She showed it to them, and another buyer, alone. She had checked out a local reference they provided. She often brings along a male colleague from her group when doing these types of showing. And she usually carries a gun.

Good idea your wife carries a gun, or this girl should have at least had a knife, or some bear spray, to disable these killers, and ran out of the house. She likely was stabbed in the neck first by surprise, to make her defenceless.

I sold real estate for a few years about 20 years ago, and often thought about danger. Later I was talking to a veteran agent who said he would open the door and allow the people to go in, but never go in himself. This serves two purposes--people can see for themselves what the house is like, and the agent remains outside for safety. I don't think I could ever go back to doing that job with the world the way it is now. This story makes me very sad. And where was that boyfriend?

Assuming the boy friend could have been responsible, obviously he would have had to use hired killers. But a man/woman team of hired killers is very unusual. Also he would have to have a motive. I'm sure the police considered him a suspect and looked for a motive, but was unable to find one. Its also very possible the police have more info than is unavailable to the public.

The top of a very short list in my opinion. Doc never says how he was cleared and he rates that possibility as very unlikely. But everything in this video points to him. His actions were so far out there that I would believe it more if he was a drug addict, meaning I need something else to better understand what the heck was going on with him. He called the police prior to his friend (first) and himself disturbing a crime scene. Part of me wonders if the police are kind of like ‘shit, this stupid moron somehow figured out arguments around any incriminating evidence’. And the robbery angle, realtors don’t carry cash. Do female realtors even bring their purse inside? From what I’ve seen they’re left in their car. Robbery is not feasible. It would make more sense to rob a pizza delivery person

Beyond that Lindsay had recently met up with an old friend who happened to be male; jealousy would be motive for such a violent and angry assault. The boyfriend looks guilty as hell imho.

Moving his car away from where he said he would be, carefully timed text messages, letting his friend find an open back door while he stays in the front so he can be seen. totally agree - either he was the most uncaring boyfriend that didn't give a f** about her safety or his promise to be there, or he was part of this murder. I would go for him being involved. No idea WHY the police would clear him. It is blindingly obvious he was setting up an alibi for himself. Being late, picking up a friend (that he did not need), texting, etc. I think when he helped his friend climb over the wall to the back door - he was expecting his friend to go look for Lindsay, NOT to come to the front door and let him in!!!!! You cannot plan for what others do. ALL of this should be red flags to the police!!

Sometimes the police will outwardly say that a certain party is not a suspect in the hopes they will let their guard down and slip up. That could be what the police's strategy is with Jason; it makes the most sense to me.

Adding to the mystery is that Lindsay worked with Jason, at a real estate agency owned by Shirley Zailo (Jason's mom)....and Lindsay had been talking to her friends about ending the relationship. Jason missed the killers by just a few minutes, yet knew to run right upstairs to look for her. (Lindsay and Jason also lived in a condo belonging to Shirley). Lindsay's dad lives in a different province, but still organizes an annual memorial walk for his daughter and continues to advocate for solving her murder.

@@jaymike3302 The one thing I will say, though I do acknowledge he acted suspiciously and personally believe that he is involved, is that in over 14 years the police have either not acted on any evidence which may connect the mystery couple to Jason or the evidence simply doesn't exist. It beggars belief that if he is involved somehow, there's nothing other than suspicious behaviour which might implicate him in Lindsay's murder. On a balance of probabilities, I can certainly understand why it's easier to believe this is a random attack by an evil, conniving couple with a thrill-kill agenda (explaining why 14 years has elapsed without arrests); when one would imagine if Jason is responsible for organising it, there's either not enough evidence to connect him to the murder or the police are not acting on any evidence which they do have (unlikely, as it is extremely difficult to avoid leaving a digital/phone footprint, and this conspiracy of murder would involve multiple people - including law enforcement - remaining silent for decades.)

Four things jump out: 1. The boyfriend encouraging her to meet with suspicious people because of a sale; 2 the boyfriend saying he was afraid of sitting in his car nearby and being in effect a stalker. If someone questioned me, I would tell them why I was sitting there and notify them to mind their own business. 3. I understood Dr. Grande to say she was to meet the woman alone (one on one). When a second person (male) shows up unexpectedly, Lindsay should have immediately been suspicious and informed them she does not enter homes alone with two unknown persons. Lindsey should have stopped the transaction at that point. 4. The boyfriend being nine miles away is a long distance for someone who should in effect be a potential bodyguard for Lindsey. Police: you eliminated the boyfriend too quickly.

Almost all the evidence that there were two other people involved comes from Jason and people in the neighborhood. The “neighborhood” = a small cul du sac including some unfinished homes under construction by a guy who was friends with Shirley. And I’m surprised that Dr Grande didn’t mention Lindsey’s missing (possibly deleted) FB messages two weeks prior to her death. Someone who needed those messages between Lyndsey & other people could certainly have a motive, and a “crime of passion “ level of harm to her body also infers someone close to her. Her (basically) mother in law ran the real estate company they both worked for and could have known the limited number of homes that would meet the criteria given by this mystery woman with a strange fake accent over the phone, and obviously know her private number. If there are multiple people involved in a murder they’d need a motive too. Shirley may have been involved to “protect” her son from a woman with, as one friend made a point of detailing, a group of “wild” fun friends, all around the eve of a big bachelorette party.

This case reminds me of another similar one. Maryann Plett was a real estate agent in Edmonton, Alberta...I think it was in the late 1970's. She reluctantly met with a client that she had uneasy feelings about, and it cost her her life. Her killer has never been caught. Apparently he was spotted driving around Edmonton shortly after her abduction. It is believed she was in the trunk of his car at the time. Her body was found in a remote location several months later. Ladies, we need to pay close attention to our instincts!!!

Personally, I wonder if real estate agencies should have some kind of buddy system put into place for house showings? Usually monsters are put off of doing something when they realise that there's two or even more people present.

Yes, glad you mentioned this. He was also featured on John Lorden's channel in a series of interviews and analysis. Jason's mom didn't like Lindsey, and was domineering. The theory is they are so powerful and rich, that they own the town. I can't believe that they haven't been investigated more thoroughly.

I just finished reading Gavin DeBecker's excellent book called "The Gift of Fear." It talks about situations similiar to the one that Lindsay faced and the importance of following one's intuition. Perhaps if Lindsay had read this book it would have given her the tools necessary to navigate this situation and she would be alive today. Great analysis, Doc.

What a strange and mysterious case. I know this is not the first time a female real estate agent has been lured to her death. I thought that due to a particular case, the solo showing of a house was not permitted or at least strongly advised against. I have no idea what happened here but it does sound like a set up. As for who ordered the hit, who knows. This one has really stumped me. And I agree 💯% Dr G. that we MUST trust our instinct. Better to be thought rude or stand offish than lose your life. @james mills There's nothing wrong with showing houses alone to vetted clients. But not to unknown clients who contact you mysteriously with fake accents. I don't even think agents would show houses to clients whose financials hadn't been preapproved. It would be a total waste of their time considering they work on commission.

It's not forbidden with any agency I ever heard of. They only care about $$$, so if you die, you die. They'll wash their hands before the corpse is cold. Wouldn't be shocked if they put in a hold harmless form now.

The REIA implemented new guidelines recommending that properties shouldn't be shown solo. Maybe America is different or perhaps individual RE agencies have taken it upon themselves to implement their own safety policies, though I see the NAR have a comprehensive safety tips page. I still think its a bad idea to meet with a potential client alone unless you've done a full background check first, or at least got a copy of their photo ID.

He could have come across to her as if he wanted her to "get the sale" herself and take credit for this Amazing Job she did all on her own/. So why on earth wouldn’t he agree to go with her if she was nervous? Dr Grande, there’s an extremely crucial detail you’ve neglected to mention in regards to the mysterious couple calling Lindsay’s personal cell phone number: when asked how they obtained it, the woman named a previous client of Lindsay’s. When Lindsay spoke with her father about this, he encouraged her to call the previous client to confirm this information, but conveniently the client was overseas and unreachable. Lindsay worked for Jason’s family’s real estate business. Who would have access to a former client list? Since we are quite certain this couple was lying about their motives for a house tour, how probable is it that they happened to know one of her former clients and obtained a cell phone number from them?

This is an integral point, because if Lindsay had been able to get in contact with the client named before the viewing, said client would easily be able to confirm that this fake person was not referred to Lindsay by them. The entire plot would fall apart, and I highly doubt Lindsay would have shown a house knowing that the pretence behind the viewing was entirely fabricated by this mystery woman. According to certain documents, the woman and Lindsay exchanged approximately 10 calls before the viewing.

The implication of this client being overseas, to me, is that this couple clearly knew the client would not be contactable or their entire plot would fall apart. If the couple actually knew this client personally or professionally, which is how they obtained her phone number, one might question why a couple would risk their reputation with this client (lying, using a fake accent/name) in order to lure Lindsay to a display house to execute this fantasy. It's certainly probable, I'm simply sceptical that this is the case. Personal biases and all that. Therefore, IF the couple ACTUALLY knew the client, and really did simply want to find an easy victim by asking [client] for realtor recommendations, one would imagine that finding a connection between this former client and mystery couple would be rather straightforward. Otherwise, Jason/his mother could have provided the mystery couple Lindsay's phone number and used a client they knew would not be able to respond in time for the viewing. I'm glad Dr Grande brought up these alternative theories though, it has made me reconsider my dogmatic belief that Jason and co are responsible.

First thing I thought of when Dr Grande mentioned that his plan was to park outside. What good is that? I think these folks were a little nervous about the situation, and were doing things that they thought made them safer, but they're just regular people who don't deal with things like this normally and didn't follow through correctly because they were inexperienced and naive, like most people would be. If the boyfriend was a cop or something it would have been a very different story. But most of us, even if we get a sense that something is wrong, don't know how to deal with a really dangerous situation, because it is outside of our normal experience.

The request to find such a home would have limited the available homes that were for sale. The killers would have had to know there were no cameras set up or many witnesses who could identify them. If the man and woman killed her, they’d have to flee the area and make it back to their vehicle to escape. On such a street that would have been difficult to do undetected, which makes me think they knew the area. That suggests to me that whoever did this knew that house was an available target home for this murder scenario. Who would have known this home was available?

I’m from Vancouver BC. I will always think this was a hit orchestrated by her boyfriend and his family because they were involved in legal activity and she knew too much. His suspicion amount of time to come check on her despite minutes going by without her texting to say she was ok. He was also supposed to actually show the house with her because of her fear. I believe he brought a colleague to verify to alibi that _he_ didn’t do it. Also just a small gripe, you mispronounced Saanich. Personally I would be looking at the boyfriend . I think the most likely is the current partner arranged it. Lindsay probably told him about the druggy friend and he realised that this would be the perfect opportunity to have someone else in the frame. He told her to ignore her suspicions, he agreed to protect her, and was deliberately late, allowing the event to take place. Instead of making contact when he arrived (he could have called, yet he chose to text, despite the previous going unread...makes no sense), he made sure to give the killers enough time to execute, making sure he found the body, to make it less suspicious, as Dr Grande said. Yeah, I recall first hearing of the story I was awfully suspicious of the mother. I was also considering the idea that the real estate business may have been doing some things that were not above board. The drug connection made me first consider money laundering... Then I decided that they had no need to involve drugs to commit crime in a real estate business. They seem to indicate Lindsey may have been about to leave her boyfriend... And as a scorned woman may want to bring their shenanigans to the attention of law enforcement etc... It was all speculation of course but if they were doing illegal business practices and she was scorned the mother especially might have a reason to believe that her criminal Enterprise was in jeopardy.

This agent made a classic mistake, one that can get you hurt or killed. Never meet someone at a property based on a phone call. I'm a man, I'm fit, I can fight, and I have a concealed carry license. Still, I have my protocol. I am a professional, and my time is important. If someone is serious, then I will require them to meet at my office first. I'm not a circus monkey that can just be demanded to jump, just because you called me randomly. I want to meet in person, talk about their objectives, get to know each other, and establish a plan and expectations for each other. They will need to provide a proof of funds, or pre-approval letter (standard protocol in the industry). If they have neither, then we aren't going to go in to someone's home. That is the respect THAT Seller deserves. They expect us to show only to qualified, legitimate Buyers. Their home isn't a museum or public bathroom. It is their home. And, to make an offer, either a proof of funds or pre-approval letter must accompany the offer to demonstrate to the Seller that they have the ability to close. If not, then I will wait until they have that. Sorry, I am not dropping everything to meet any stranger who calls and wants me to drive across town and let them into someone's home, when they may not even have a job, down payment, or perhaps have horrible credit. I have them meet me at my office with their pre-approval letter or proof of funds, and then tell them my office requires for safety reasons we make a copy of their ID. Anyone unwilling to show that they can buy, and provide ID for safety, isn't a Buyer. 22 years I have been doing this. Top producing ReMax agent. It works, and is what I expect. Every female agent should do the same, every single time. Don't let the excitement of a potential sale override procedure. Serious Buyers will understand. This standard works remarkably. Every Buyer I have worked with this way understood, and closed. The crazy thing is how many callers it scares off. Someone up to no good is NOT going to have the money, or qualified with a lender. And they certainly don't want their ID on file. It blows me away how often I outline this process, just to hear "ok, well we're really not in the market right now, and thinking about maybe next year". Which is totally silly since the home(s) they wanted to see surely won't be available in 1 year. They go from calling and expecting you to meet them at a stranger's house, to suddenly "never mind then".

What is suspicious is that the woman allegedly told Lindsay she would be alone for the viewing and yet brought her husband along. I'm trying to get into Lindsay's mind, I'm sure it's not entirely uncommon for plans to change last minute and partners end up coming along for a viewing when perhaps they originally weren't going to. It's truly a shame that she not only felt apprehensive about this viewing, but was subsequently so hideously betrayed in the most brutal fashion for simply trying to do her job. But, too stupid to understand, every second counts? Here, he "assured her" he "would respond if anything bad happened?" Firstly, the (fake/suspicious) caller said they're coming alone - but, then the victim is met by two. Had Jason's plan been to protect, and respond in a timely fashion - he *should* have been parked *at exactly* or *before* the would-be buyers appeared? What killer would wear a Dress that was so bright, colorful, and abstract, that it would be put all over the net? So strange. Wouldn’t killers want to “Play down” their clothing so not to stand out? I havent heard this one! This sounds like a hit or revenge kill to me. Someone was using a fake accent to hide her identity, and may have even known her. The murderers already had or received her number from someone she knew. Maybe she sold them a bad house or it had something to do with hearing something she wasnt supposed to, like you suggested. Actually - interestingly enough - there used to be more homicides. The crime rate world wide is much lower than it used to be.

The thing that is most suspicious is Jason's filmed walk thru of the crime afterwards with police. He was able to walkthru the crime with no emotion whatsoever, like he was just describing boring details of a day. I find this completely chilling, she was stabbed over 40 times and he discovered her body after apparently JUST missing the killers. How do you go back to that scene and walk police thru all the details of discovering your girlfriend brutally butchered with no sign of grief? Its disturbing and very telling

In all honesty, I wouldn't trust a boyfriend who encouraged me to go alone saying he'd be outside in a car to protect me. A murder can take seconds to happen and obviously there would be nothing he could do after the fact.

Used to live right by the house where it happened. So sad and scary.. it’s so close to other houses I can’t understand how people didn’t see or hear more.. hoping for closure for her and the family and our city. Same city where Emma Fillipoff and Michael Dunahee disappeared.. all unsolved

There is a whole other side of this case though, and for once it looks like the doc might have missed it. Jason's mother is allegedly implicated in, or rather at the head of, a group of very shady people whom the police has been looking hard at. There is local high-sphere influence, a lot of money, and possibly drugs involved. It does look like Lindsay was killed because someone in that group, possibly the mom, thought Lindsay had been privy to some damaging information. My source for this is Casefile, a serious investigative true crime podcast. I realize it is bad manners to promote another channel. And I totally respect and enjoy Dr. G's work. Just citing my sources here. Dr. Grande, I hope you won't mind this. If you do, go ahead and delete the comment, that's fine. I don't work for that podcast. Glad I am not the only one who at least is suspicious of the mother. Basically at first I considered that the real estate company may have been laundering money for the drug business. But then I decided that drugs was not necessary in order to commit crimes in the real estate business. Mortgage fraud etc... Considering that Lindsay had been suspected of leaving her boyfriend I thought that the mother may have been suspicious of Lindsay enough to think she may talk. Even if Lindsay had never made any threats to talk.... Lindsay may have not even been privy to any illegal doings. Just that the mother sure seemed quite suspect to me.

I can’t remember how long ago it was now, but I watched a true crime deep dive on Lindsay’s case, and they brought up the fact Jason and his mother were into some crazy stuff, and were acquainted with some guy who was a serious drug dealer who wasn’t above killing. The theory was that since Jason’s mother hated Lindsay and wanted to get her out of the picture, they both tattled on Lindsay to the drug dude. I believe this whole heartedly. They set her up and she was assassinated.

It's without a doubt my favorite true crime podcast. In-depth investigation, fantastic writing, high production quality. While they have the utmost respect for the victims, they do not sugarcoat the narrative though. And the narrator's style may not be for everyone. But I like that, pretty much like Dr. G, they give you the facts without the pathos. Best morning wishes to you :)

In July 1986 a female estate agent ( realtor) called Suzy Lamplugh disappeared n is presumed dead, while showing an empty house to a prospective buyer. The fake buyer has never been traced but is believed to be a convicted killer called John Canning serving life. Her family set up the Suzy Lamplugh Trust in her memory n is dedicated to helping women from violence. They have a bunch of advice n strategy that women can use to prevent attack. Well worth the read. May Suzy n Lindsey rest in peace.

The perpetrator needed to get Lindsey in a location that would appear normal and natural for her lifestyle but also be able to isolate her. So they wouldn’t want to do it in the general public,at her office or at her home. I suspect this as well as other facts in this case were to create distance from the person(s) actually responsible. For example this person may not have wanted to use the office number because they felt it would direct attention to those Lindsey worked with. This person may also wanted to make sure that the boyfriend could be confirmed as someone outside out the home rather than inside as to not direct suspicion towards him. This was likely two fold, the boyfriend could immediately be ruled out since he has a witness with him but also his reassuring presence would help to insure that Lindsey would ignore any uneasy feelings of suspicion she had about the couple. I also think another things that pints back to Lindsey’s job is that the person would have likely known what homes would fit the criteria requested by the mysterious couple. This would create knowledge of the layout of the home,the neighborhood as well as the best route to leave the scene without both minimal chance of being seen. It could also be the real reason the boyfriend moved the vehicle… he may have had prior knowledge of what would be happening and he realized that where he was located might be in sight of what was to come. It just doesn’t make since that he wouldn’t want to be close when Lindsey wanted him there because of her reservations about this particular showing but instead just this wide.I believe this person wanted Lindsey dead and dead as soon as possible. In order to make this happen they would have wanted a seamless and controlled setting. I believe that’s exactly what they got. No witnesses,distractions,disturbances or anything else just a boyfriend who happened to decided to “interfere” after the murder had already taken place. While it’s clear Jason couldn’t have physically murders Lindsey it is not quite as certain that he had no knowledge of the events that were to unfold. Why show up late, just to make sure you had someone in the vehicle with you??? This person even said it was odd and out of the ordinary. Why move the vehicle, and why not wait for Lindsey to exit on her own if he didn’t want to interfere? Jason and Lindsey also worked together along with his mother at the same real estate business. They would have had Lindsey’s cell number, they would have known available listings fitting the criteria and they would have been able to try to calm her concerns by sending Jason along to keep a eye on her or placing an additional phone call to Lindsey to help Lindsey feel less threatened that a man wouldn’t be present at the showing after all,after she voiced concerns to her fellow co workers. Why else would a person take the time to call to let the agent know it would be just them after all,only to not update them that indeed their husband would actually be there? For me it all pints back to someone in he personal life that would have been privy to her hesitations regarding the showing and someone who worked with her even more specifically so that they could have 💯 as much control over the scenario as possible.
