A few corrections about El Gouna that Hany didn’t get right: 1. You can get a 1 bedroom apartment starting from $150k. Prices go much higher in premium locations like the marina. You can buy off-plan and pay over 5 years starting from $250k. 2. Rental yields are around 5-6 percent based on data from property management companies that perform much better than El Gouna’s own property management. Occupancy rates vary based on location and prices since there’s a wide range in El Gouna. 3. El Gouna has a large community of Europeans (particularly Brits, Germans, and Swiss) that bought homes and have been living here for many years. Some have been living here for 20+ years. 4. El Gouna has very unique homes, designed by world-renowned architects like Michael Graves. It also has lagoons going through most of the town, making it possible to have water-front homes that has direct access to the Red Sea. I feel like this video missed a lot of what makes El Gouna unique and why it has had a very strong real estate market for the past 30 years. Next time you’re in Egypt, I suggest you come back again to El Gouna, accompanied by someone that’s more experienced.

Your videos are some of the most valuable I watch on youtube, honest, direct to the point and informative. I am of Egyptian origin living in the west and have thought about buying in this area. I do feel in newer developments like Souma Bay rental returns are low and competition is high with lots of rentals available but if you combine value and lifestyle factors it may be worth it.

I really like how honest and transparent you are in your videos by being upfront with the risks associated. Your partner seems like forcing the positives and cutting you as you mention the challenges. He should learn from your ethics. No need to bring back positives every time you mention a challenge. How is the process to ensure that the properties will be accepted for CBI? Is it based on the price on the sales contract or will it be estimated by the gvt? Are all residential properties / location in egypt eligible?

@@carstensanonym7527 Sales contract and taxes paid and actual proof transfer of the money. All registered properties in Egypt except for anything in the Sinai Peninsula. Hany can help with all this.

Bro is boasting the Fact that there is never rain..In a desert we pray for rain. No rain is Never a Luxury of Living. But I still love egypt. Even without the rain. But this program is not about europeans or $USD and western schools. This is about the East..BRICS and what people are looking for away from Europe and away from the $USD. Generally there is normal police, but also there is private security by the developers El Gouna. The development is huge so the developer has opted for their private security in addition to security cameras to have a full view.
