Excellent video. I believe prices per square metre could be lower when outside of Dublin and if the person can project manage and source their own trades but its good to see solid figures like these to go off when looking for a home or investment. Love your work.

I notice you dont mention any wall, floor insulation costs, I recently went through a renovation very similar to what you mentioned, and having all external walls insulated with 100mm boards plus floors and attic floors, were a added cost factor and I would have thought mandatory in most older house renovations. 350,000 sounds about right for the project you mentioned. Yep I guessed around 250k for the Reno.. problems on price trending up from the original quote is variations or changes to the plan, experienced a few instances where I paid a lot more than quoted but they didn’t tell me adjustments along the way would cost more every time we changed something - rookie pitfall perhaps. Yes this can happen a lot, it is important to manage the project and stay on top of all the work. You can value engineer some savings if you are involved all the way.

Eye opening video. Love your content and delivery style so thanks very much. Does anyone import trades from UK? Seems extraordinary, the gap in prices between what you see quoted in UK (the usual suspects, Homes Under the Hammer etc) no matter year you take. Rates tracked down when prices tanked. But never here. Why?

There are lots of grants available. I am just not sure what one might be available for your situation. I am sure dcc would answer you quickly. I find they respond to emails quickly

Bought Dublin house in Oct ('49 semi) and have done some stuff(rewire, heating) with view to extend, but we're stuck as of who to turn to next. We think we now need a whole house approach.

Hey Aiyic If you are looking at an extension would always recommended speaking to an architect. While it unlike you with take much value from your house by a bad extension. You can add a lot of value with a good extension

It is a good point Ciara. Tax is something I try to stay away from in these videos as tax and grants can be so personal to one person or a house. Some of the grants are based on income tax etc. But most architects should help with the grants when designing the project.
