No smoking, etc. can be added. But for vacating definitely you must give minimum one month time. You cannot force the tenant.

In the agreement it was mentioned as how quality is given the same to be surrendered by me. when i left the home he took around 8500 as painting charges and cleanings. is there any provision to get that back he blocked my phone number and didnt give me my full advance amount. i have proofs also for he is irresponsible owner for not addressing important issues happened in house. can you give your advise? here any provision i have to get my back my money? please let me know thanks.

If Landlord has given any power of attorney, then you can put an agreement with the power of attorney holder otherwise you must sign an agreement with the owner only. You can send the document by courier and get it signed and ask them to re courier it.
