Hello Monte, I rented a house in Davao city in 2013 for the entire year. Paid the rent on or before it's due date. The neighbors were a nightmare. After we gave 30 days notice to vacate, it was almost six months of fighting the landlord to get our deposit back. Be aware of getting screwed there.

I was lied to by the subdiv management. so I built a house which it was a hassle on it self. Now we have barking dogs, farm animals. Karaoke till 4 am. I got garbage collection for the whole subdiv as long no one burns. well that didn't happen. Our subdiv turned into a slum/farm. Now we can't sell the house because of it. so we are going to move to Kuching, Malaysia

As a foreigner in the Philippines, I have found that no matter where I live, people assume I'm rich, so no matter how much you feel you must pay, or that something is beneath you, look at the most important things first. 1. Does the roof leak. 2. Are there huge water containers near the drain spouts? This is an indication of frequent local water outages. Buying three 250 pesos 20 gallon water containers (giant buckets) is usually sufficient to keep you from being without water. 3. Are there rats in the neighborhood? 4. Drive by the rental property at 8pm, 9pm, 10pm and 11pm to make sure there is no business playing loud karaoke or bands at late hours. 5. Make sure you're able to see 2 months of water bills and electricity so that you're not splitting those bills with the landlord who might have 10 family members. 6. Make sure that if there is furniture or appliances that the landlord is responsible for fixing appliances and that furniture damage will be considered normal wear and tear and not be charge for on exit. 7. Read the lease and be ready to decline if certain portions of it are too pro-landlord. You can offer amendments and have them notarized. One amendment that every lease needs added here is, "Tenant shall not be prohibited from vacating regardless of rent, deposits, damage, or any other reason. I pay $145 per month rent for a 2 bedroom that feels big here but is small by US standards. It apparently had a wheel chair bound occupant in mind when it was built because the sink counter is 28 inches high which is 4 inches shorter than the standard Philippine height which is already too low. I wasn't here when it was reserved or that would likely have scuttled it for me but I don't do the dishes so it's not my problem.

The biggest problem i have had in cebu city is the noise, so many airbnb rentals. These people stay up all night partying, or making insane amount of noise after midnight. Filipinos do not sleep, they stay up all night on phones stomping around on the floor, or talking so loud u can hear everything they are saying as u try to sleep. I have used the guards for noise complaints, and it helps sometimes.

Hi Monty, I been good here in Houston area. I house sit a estate home all summer in Houston area about a hour drive from home base on lake here. I wish you the best there and making money on this channel. I know you are not traveling anymore. Especially by bus 😅 to Cebu city. I got brother in law that might head to end of Cebu there and pick you up if needed a AC ride to city. He lives behind me up near Moalboal. He picks me up and takes me to airport from there. I give him about 4k one way. It worth it as car is new. Anyways I know your wife was up in my neck of woods. We would have room for you to come and stay if you ever want me to bring something from Texas. On food products and seeds they have warning on. But American chocolate I bring all the time. Take Care

I’ve rented 2 places so far here in Mactan Island, but I made sure I went over the contract and made changes when needed. On the second contract they tried to make me responsible for repairs and they had a lawyer, so I showed them this and the changes were made. Good thing because repairs were needed right after we moved in. FYI: //////////////////// “Article 1654 of the Civil Code of the Philippines states that a lessor is obligated to make necessary repairs to keep the leased property suitable for its intended use. This obligation may include properly documenting payments.”

You get what you pay for, cheap rental price you get what it’s worth. My family’s business is real estate rentals and we take care of our tenants. Then again our rental prices are not cheap. So you really get what you pay for!😂 45K for a house is sooo cheap, that’s the cost of a studio unit in a good part of the city.

Yes on my third rental in Duma, renting with a pet is very difficult here also. I never rent with the anticipation of receiving my deposit back if I do great if not ! it all depends on amount if I'm willing to persue. So look out for bait and switch also you get what you pay for, I'm around 45-55 K price range but even at these prices you can get scammed. Old properties need a lot of repairs also a large lot requires constant maintenance as things grow fast here. Old Air cons without inverter need cleaning and constant repair. Example looked around found a place I thought gave concessions for having a pet be up front with property owner on pets, did a walk through agreed on price and agreed on a two year contract. During walk through they displayed a brand new AC unit with converter brand name we agreed were to place unit in common area, they agreed to clean the place and have it ready in 30 days. After 30 days arrived to receive the keys and did another walk through, found trash in cupboards like dried fish and other nasty things, all yard waste was just piled into a large planter box garbage piled into corners old nasty appliances left unusable so I would just have to store and supply my own. Nasty couch and bed I would not even allow my dog to sleep on! The best part was the new air con that we seen 30 days prior brand new in the box I.E. we took pictures of during walk through was not even the unit that was installed, I ask what happened to AC we agreed upon and you presented as part of the deal, they said that the old one they installed is what was in the box? lol also in the contract it stated after they install the AC unit if I backed out I would be responsible for $20,000 in damages. Mind you they ask for a deposit up front/NO! Wanted us to purchase a larger AC unit what wait hah/NO yea on the day we were suppose to move and receive the keys we said NO!!! This will not work for us, gave them a list of the things they said they were going to do 30 days prior, do those then we can do another walk through also we will not be paying NO $20,000 for AC install LOL. Also stated we will take the contract to our attorney and she will be contacting you! The deal over 24 months was in total PHP $ 1,170,000 including deposit US almost $21,000 dollars. Needless to say the deal went south ok with us they also agreed no $20,000 needed to be payed by us. Was it all a scam to start with?
