You are so right. Conversely, you briefly warned against renting to older adults because they often (in my experience) bring a pretty shady criminal, Financial, and domestic history with them. A 60 yr old who needs to rent a bedroom in my home for $450 a month, has obviously not made terrific practical decisions throughout their life. I get a lot of abused women with sob stories and bitter alcoholic men applying to rent from me. Please make another video and discuss your experience with that end of the landlord spectrum? I really enjoyed your candor. Thanks!

Many homeowners who rent rooms often violate privacy. I live in Dallas, TX and I have rented rooms from various homeowners. I have had homeowners go through my luggage to look at my pictures, walk into my room when I was at work to later question me about locks I had on certain belongings of mine (to keep them from prying) and I even had a homeowner take a razor blade and cut a side of my luggage to give them access inside. Homeowners can be very awful. They will often watch you to view your purchases and if they think you can afford to pay more rent a few months after moving in they will increase the rent. I had one greedy homeowner change the password on the wifi (the room was advertised as having wifi) after I had lived with her a few months and when I questioned her why I couldn't access it she started giving me this trip about her having to pay it. Homeowners will advertise a room as having a 'private restroom' and a few months after I move in and start paying good (I'm never late) I look up and there's another tenant and another one and now the restroom is no longer private. It's shared. Some homeowners are good people (just nosey and suspicious minded) while others are more malevolent. It's not always the tenant..

I just purchased a 2 bedroom condo at 25 years old I completely agree with him my parents didn’t help me I completely did it on my own thank you for the great advice, I also was out of the house at 16 years old so it all depends on how you were raised common sense is 2018 is completely gone and it’s just sad

If you want to be an land lord be prepared for repairs PERIOD. This is why rental properties tend to have the cheapest things in them.

No flammable substances or open flame allow on the property. When asking for deposit watch their reaction song. Take pictures of the room and get copies. Have them sign the copies before they move in to the room, make sure every thing is on the on and up. I had my first home at 26 to rebuild. Kids raise on fake TV. Get it done before they sign.

Excellent video. It would be great to know how you go about selecting someone. Screening them, or otherwise questioning prospective tenants to see if they would be a fit for you or not!

In general I tell people if they don't make sense on paper they don't make sense at all. Every time I've given someone a chance who was suspicious on paper or showed that they had poor credit or work under employed. It turned out to be a disaster. They always abandon the property destroyed things or worse. I would have to go through the cost and stress of the evection process. I allow people to run their own credit report through one of the free sites but they have to give me the complete report. I also check with prior landlord's about what type of tenant they were. And always check their employment. I've also been known to stock them on Facebook or any other public media. As often we reveal our true selves especially the younger generation via these avenues. LOL! I hope that that was helpful.

Landlords don't often tell the truth about the tenant who hasn't moved yet, as they may want them out very badly, and will lie about how good they are. Same with references, especially from their own family members. Friends often will give good references because they have no morals either. History is the predictor of the future, I find, with tenants. If they have bad credit, there is a reason, or frequent job changes, or moving every year, etc. And make sure their references are who they say they are, and not friends who are acting like they are someone else. The list goes on......

You are so right people are not honorable at all, I rented out a room to a 40 yr old. She has life experience on how to take advantage of people, now trying to evict her.

Hardeep Thandi it’s so hard. You really have to do extensive research. I’ve got my blah blah blah down pat now though. And just what I ask for in basic credit checks and what have you scares the incompetent away.

great suggestions. But here is the flip side. I don't rent rooms to Sr Citizens. They lay around the house all day watching TV, they don't clean up because they are too old to get down on their hands and knees and clean, they will spend endless time in the kitchen cooking and they have zero motivation to do anything. I always do a month to month tenancy and get a security deposit up front.

I’ve rented out rooms to people before and had issues with one of them. It was like a 45 min talk when I have him notice. He was telling me how it’s ok for him to pay all the bills late because I wasn’t struggling financially lol. I’ve also had great roommates that are cool, quiet and clean. Renting to someone in the military is a good idea. They have the steady income and they are generally responsible and clean.

So true. My wife and I couldn't rent out a room in our home anymore because people don't care. Our last tenant washed clothes everyday sometimes just one shirt a shirt a day. Never cleaned the bathroom in the 7 months he lived here but swore he was just spotless, and this guy was late 50s. We gave him a 2 week notice, and he left pizza box on the bed, trash in the room, nasty bathroom, and stole all our bath towels. We had some who used our house as a hotel, with random girls coming in and out. Another guy lied about having a job and never paid the rent on time. Another guy ate our food. Wanting the air on 60. But yeah why should they care, because they aremt paying the light bill, spilling dip on the mattress, I could go on and on. That 600 a month, isn't worth our sanity. No more renting for us.

Daisy Gonzalez Hello Daisy. Laws differ from state to state and city to city. But that should be defined in the lease they signed. Regardless if it’s month to month or year to year. In general both parties should have to give a 30 day notice.

I'm 28 with two homes looking for advice on renting a garage out and possibly a room lol. I'm glad I'm still considered a kid In your eyes working a 9 to 5 with two hour commute makes me feel old af.

I have always said: "you have to be lucky in this business". And sometimes you do. For 20 years I have 6 roommates and have some horror stories and some good ones. I don't work but I haven't lost my house.

We know they have been around to get some experience and know the consequences of their actions. That is is wise to pay the rent on time, clean up after themselves and not damage the place so they can get a good rental reference.

This guy is talking about renting to young people. He's right, in most cases it's not wise to rent to young people. But I rent to a 28 year old now and he is a great tenant. He has his stuff here, but he lives with his girlfriend at her house and pays me the rent using a cash app. I hardly ever see him at all.

I enjoyed your video (except for the potty mouth) and being a landlord myself for about 20 years, I heartily agree on your advice. Unfortunately, even knowledgeable landlords (that would be me) get taken in by promises, and a good appearance for the interview. My main problems have hit on all your points, and it has been very, very expensive. Thirty day leases don't buy the landlord anything, however, because the tenant will stay until they are evicted by the courts. They know "their" rights, as all their friends are constantly telling them to stay until the sheriff comes, which usually buys them two months of free rent, because they were already behind by the time the eviction started. Two months of free rent can be $1,800-$2,500 or more for two months. That is like a job, but you don't have to leave home to get it. Meanwhile, they save for their next "robbery" and give some excuse as to why their last landlord cannot be reached ("Oh, he's got Alzheimers and doesn't remember me now"). New tenants can turn on the charm, and play you a tune about how they LOVE to clean, LOVE to plant flowers in the yard, and ALWAYS take care of their bills because they will work 80 hours a week if they have to. I am promising myself to interview someone three times before deciding. Usually by the second time they are already out of being super pleasant if they are not a good tenant. And, get first, last AND security. Thanks for the video.

I saw you with the crooked hat and I thought you were a self indulged millenial. But you are well spoken, older and you made some very good points. I'm 58 and live alone in a 4 bed and 3.5 bat home.. Things have changed since the last time I rented. I have a full furnished basement with bedroom suite a den and exercise room and 2 beds upstairs with full bath in-between. The main floor has bedroom suite, laundry, kitchen, dining room and living room. Nice neighborhood in Kalamazoo. Do you think renting the upstairs rooms would be more advantageous than the basement? Also have 3 colleges and 2 hospitals within 10 minutes but I don't think youngsters is the way to go. If you answer I appreciate your feedback and thanks for the video.

Mike K We’re living in such strange financial times. You’d be surprised who is looking for a room to rent. We finally found a physical therapist in his late 30s. We also found a young police officer to rent that space finally someone quality. The trick is to put mature in the ad so they know they’ll be living with an older person and set your terms. When renting a home inside your home the rules are completely different than renting an exterior space. You have a lot more power. So take your time and be picky. You can also give them a month to month that way either of you can get out of the lease quickly if you noticed in the first few months it’s not working out.

People at any age can destroy your beautiful house. I don't think they are stupid they are lazy and just don't care. I feel that you must keep a eye on them. Keep in mind your house is a investment to you. The renter could care less, remind them that you are saving them a fortune.

Maayong Aga Look online because Leases are different per state. But you can add an addendum with any specific details that are not included in the generic lease.

alaysia kaye butler Thank you . Just my experience of course. Everyone is completely open to make their own decisions. As of today. I have 13 rentals . My biggest Advice is if they don’t make sense on paper. Via credit check , income and rental history. Savings . They will eventually be your problem. This pandemic is exasperating the importance of following these basic business practices as a property owner. Thank u For your backup . I rented most of my life and didn’t own anything until late in my life. Many of the comments are simply based in ignorance.

Nice unit. But it looks more like a guest house than a room in a house. I rent a master bedroom out in my house. It's got a door hotel style that separates the renter from us. And it has it's own entrance. I've thought about putting a kitchen in because with the new Ca. adu and Junior adu law, I'm allowed to. I enjoyed your video. How is renting to 30 and older going for you now?

You know and of course you’re going to have that rare person that is a little more mature and responsible than the other hundred. I’m just giving you my personal experiences dealing with this demographic. Right now I have a 28-year-old police officer in this unit. He is super clean never hear very respectful and very independent. So I guess it’s important to analyze someone’s position in life before you make the choice along with their credit history and job security.

Am I able to pack there stuff and when they come hand it to them and not let them come in my home iv helped out some family recently me and my girlfriend they didn't pay rent started a bunch of problems then left and I still tried to help them out anyways they didn't come they found another home so iv been holding there stuff for a month almost and I paid all the bills this month myself me and my girlfriend paid the rent and bills I'm upset and I just want them to be safe and I'm glad they found another home a room to rent I can't put up with there drama and nonsense so I have a question now they want there things they can have it I don't want it but I don't want them in my home I want to pack there thing I will even recorde myself going in the room and packing there stuff so I can show I didn't do anything wrong to there things I just don't want them in my home any advice please and thanks

Ekenna Hutchinson If you’re going to share your space first you have to know that you can get along with the person and you have a clear understanding of House rules and the daily functions of the house. I think it’s safe to do a month-to-month lease initially. That way if you don’t get along everyone can let go easily. If you’re going to be sharing personal spaces deciding in the beginning how and who cleans what is important. People have different levels of what they think is clean and this can be a big problem straight off the bat.Another big one is guests. For relations and friends. And how you navigate when ,how many and how long. It really depends on how much you like the person and how social you are. We’ve had roommates that turned into great friends that we shared meals with and entertainment. And we had roommates that we were just passing ships in the night.

GOOD LORD if you say all these things out loud in some countries, you'd be called a villain and an "evil landlord". In many parts of the world, landlords are considered to the worst of all evil & there's nothing you can say or do that won't be considered in the wrong. If you have an inventory list & charge to their deposit like you describe, they'll just take revenge actions against you. I know a landlady who recently got banned from advertising her room online because a disgruntled ex-lodger reported her to various random authorities with some made up stories. They didn't even contact the landlady to verify anything with her- the room advertising website(s) simply issued an immediate ban on the landlady. It took her several months to get herself "unbanned", but by that point the damage was already done as her rooms had been empty for months, losing her rent & costing her money. Just google search and you'll notice there's loads of protection and advice bodies for tenants/lodgers but absolutely nothing to protect or advise landlords. Likewise, you can take photos of damage but if a lodger says "it wasn't me" or "it was already like that" there's very little you can do because authorities tend to take their word against yours, even if it's on the inventory or there's a before & after photo.

rollerblading geek A move in move out checklist is essential. This protects both parties. Renting a room in your home . Has very different laws than an actual apartment. I have a very good lease. Which took me years to perfect . And like real estate laws and contracts . The lease seems to get some new kind of addendum every year. I just had a tenant move out. Not only did he trash the place. He left all of his garbage and furniture behind for me to deal with. I’m adding it all up. And going after him for the additional costs in court . This was one of those people I gave a chance before I got wise to the human animal. People in general never cease to shock me.

@@ScottRiddleArtist I didn't say a checklist isn't essential, I said it's useless because they take revenge actions against you when you deduct from their deposit. I know a landlady who had a checklist & charged her lodger's deposit for damaged items but she recently got banned from advertising her room online because her disgruntled ex-lodger reported her to various random authorities with some made up stories. Unfortunately, the authorities don't ask questions. They ban first, and let you speak later. The end result is months of lost rent, much more than the original deposit.

You're really funny I rent a room out in my house and it's a fucking nightmare let me tell you I have had the worst fucking people but I've also made a lot of money from deposits because they literally sneak out in middle of the night the day rents due and it's just really annoying because the tenant has all of the rights I have no rights as a landlord and they're using all my stuff there in my space and they don't give a shit but on the other hand I have tons of candles in my house and they all have candle holders but let's say the candle is a big candle and part of it burns more thn other and you pass out and its still burning .....the wax will overflow the little plate! Iv done it many times and its ended up dripping down my wall and also it's necessarily not young people it's not old people it's not dumb people its people! Its called wear and tear! people don't mean to break things but they're your things so of course you're going to be more sensitive about it and it's not theyre things so of course they care less bout your stuff. but I doubt they had intentions to ruin anything or they were even being dumb about it things happen. and letting them use your furniture you have to accept that shit's going to happen and they're not going to pay for it because they're looking out for them and what's best for them n u can't blame them. And honestly I never went to kids but I've had multiple different guys who are 40 to 50 in that room and they still have no respect they have left cereal beer rotten eggs all over my floor and I have a check out list what are you talking about because 9 out of 10 of the people living here have moved out with no notice and snuck out when I was at work so a checklist are you kidding me know so I can happen and in my purse I don't have a luxury screening people it pretty much comes down to the wire of who has the money to move in because I have to pay rent and I generally can't pay it without somebody helping me. Aww the joys of living in so cal on the beach with a huge yard and garage fireplace for the crazy low amount of 1500. ..... theres no way in hell i am giving up this pad just cause u cant sfford ut. So ill do what i can. Put locks on my doors and tru my best to screen em ans get references and habe them sign a list of rrules so they promise to obey them and also agree to mimimal weejly chores etc. This also states theyr permissions and expectations when they plan on moving out and getting back the deposit. But watching ur video kinda seems u hav too high of expectations of these stranger's . U EXPECT low so u wont be disappointed. And dont take it personal. Renting to a female isbalways the best they seem to be waaaaayyyt cleaner nonatterbwhat age. 35-50 have grown outa having propel around all the tone abd partying so less guests but >50seem to habe disabilities and tend to be home ALOT or 247. WHICH IS ALSO NOT OK. LOL. I had a 60 year old man that run of the room once he was taking three bubble bath a day by 5 p.m. every night you taking five of them so we got in a huge argument stating that he can pay the water bill if he's going to continue on like it and he ended up calling the cops on me so I so I learned then that guy's never grow up and they're all fucking weird all of the females went to they clean the room they got their deposit back they were respectful they gave me a notice and they cared about me and my stuff and my situation and they didn't want to leave me fucked.... harsh truth is guys don't give a shit

GKGMEOW S. The last time actually the last two times I rented the space I really lucked out. But it really took me some strong manifestations. I literally would dream and focus and have all of these ideas of the perfect tenant in my mind and write them down before I place the ad. The first one has a little old English lady. She was OK but a little bit temperamental and needed to be with old people. But she last year paid her rent on time and left things in really good condition. Then I hit Pay dirt! A young police officer. A complete loner who works a lot. He’s perfect. Finally in the zone!

That sucks. I'm 23 and I'm looking for a place, but all of the landlords I speak with automatically don't trust me because of the knuckle heads that previously lived with them!

I'm really sorry about that. You're right, it's very unfair. I wish that my experiences lead to a different conclusion. Because I know everyone's not the same. But it's harder to give people a chance when money is on the line. Perhaps just stayed it to them like you stated it to me. That you're not the average 20 something-year-old.

I have never rented to a younger person and I have had some horrible experiences. I don't think it has a whole lot to do with age. I know the best person I have rented to came with a reference from her previous landlord. You could also prove to your potential landlord that you are a responsible adult by your employer reference, maybe your grades in school, and your credit score if you have one.

Our experiences were this. And as I know all people are not the same. And some of these behaviors were possibly age-appropriate? It still cost us in stress and money. The younger kids we rented two had little to no life experience. Possibly they were spoiled? Out on their own for the first time and students whose parents were paying for their full ride. When they were out of their parents Eye? The party was on. LOL! And they were not legal age yet. They were poor at communicating.and stupidly destructive . Because they've never paid for utilities or insurance or anything like that? They would have to constantly be reminded not to keep their heat full blast when they were at home. And to shut the lights off and things. It's like they lacked all commonsense? So I apologize if my video seems unfair. But as a landlord this is been a constant reoccurring problem. But a good point was pointed out above. It's not only young people. The credit score and rental history are very important indicators of a person's character. And cyclical behavior.

Austin Patrick As a rule of thumb. We used to give people chances. Every time we give people chances that didn’t make sense on paper? Meaning job, credit, rental history, we got burned. So now I just tell people straightforward. If you don’t make sense on paper you don’t make sense to lease my property. That will take away at least 90 some percent of the troublemakers.

Renting is a business. You can't be to nice to renters. No one will love your house like you do. Men or women it's all the same.

I'm desperate to keep my home, I inherited it mortgage and all. I was my parent's fulltime caregiver, unfortunately in my state you don't get paid for that. I'm now 64 and fending off foreclosure. I've been researching renting out two rooms, I started working with an organization call Columbus Home that finds housing for homeless people. Luckily it didn't work out and according to some people I shared my experience with said it was a good thing. Then I learned about renting to students through a website www.jumpoffcampus.com, and I met a traveling Nurse who told me that the hospitals and employment agencies are always looking for rooms for their clients. The traveling Nurses and Techs may stay for 13 weeks or more. I kind of liked the traveling medical personel sernario. what wisdom would you offer? I would truly appreciate it. PS I was told if you rent to college students go for the girls and maybe male grad students.

I usually look for someone who has a decent job. There are some really bad jobs that won't pay the rent out there.

Yes everything has to be in the contract. I find the longer I’m a landlord the longer my contract gets. This is the only thing that can make things easier for you in the future. But when you’re dealing with human beings? Just like the stoics believe. Always expect to be disappointed. LOL OL!

Make an agreement with some rules and how evictions will be handled. Some landlords don't do evictions. They just kick you out.

ZODIAC In your particular circumstance that may be true. Or perhaps it’s a projection of your own trauma and life experience. When people look at me they think white middle-class. In other words everything was handed to me. In actuality I grew up in an inner-city neighborhood with alcoholic parents surrounded by violence and poverty. So just because you’re white does not mean you were born into privilege. It’s America dude. Everyone has the opportunity to make it happen here.Your story would’ve been more valid if you left out skin colors. I’m also a registered member of the Chippewa tribe. So basically on paper I’m biracial.The man in your story who is trying to scam the person you were talking about? Could’ve been any race. Sadly greed and dishonesty is a human condition not a racial condition.

in usa millions of whtie middle class landlords victimize and purposely put millions of poor and disabled people in danger by purposely renting them apartments that are dangerous to them with broken heating systems they refuse to fix and other problems the apartments have onlyl a persson with a sick mind would do this to other people

i had a sick in the head whtie middle class landlord rent me a tic infested apartment with a squirel infestation above the ceiling i had another rent me a bedbug infested apartment when i reported him to teh board of health he got mad at me and put down a very dangerous amount of pesticides in every room in my apartment and he lied and said it was safe the next mornning i woke up my legs were shaking so bad for 6 hours i could barely walk

ZODIAC In real estate you always have the responsibility of something called due diligence. Which means ultimately it’s your responsibility to make sure if you are subletting, renting or buying that everything is legal and in order. I failed to see the relevance of the persons color in your story? Don’t be fooled. Racism is racism.

I rent 6 rooms and one of my renters got mad at me when I kicked him out and went to city hall too. Nothing happened to me.I am still renting 6 rooms. 20 years later. Making a lot of money.
