Hi Nick. Yes, indeed. It's a problem we've come across quite a few times in older properties. Thank you for watching and for your kind words. Very much appreciated 🙂👍

Very helpful video, thank you! I have an opportunity to place an offer on a wonderful victorian property that has split into two flats (to purchase the first floor flat with). However, I was told that the property has been previously assessed by conveyors and a roof spread was detected (previous buyers were scared off and pulled out). When I went for the viewing, I did not detect any large cracks in the property and the external walls did not look to be sloped (at least nothing obvious). I would much appreciate if you could give some sort of cost guidance on fixing this kind of an issue. I understand that costs would vary significantly depending on the extent of damage as well the structural soundness of the foundations of the building, but any guess from best to worst case scenario would be greatly appreciated. Property land footage is of a typical victorian townhouse size. I was looking on the web and struggle to find this information! I could only find costs for the standard roof repairs and underpinning.

Hi Rasma, thank you so much for leaving a comment, we're really pleased you liked the video. It really depends on the extent of the roof spread as to what remedial works are needed. We wouldn't be able to give an idea of cost at this stage as there are so many factors involved in regard to how it has been caused and how it needs to be repaired. However, if you have photos of the roof spread, we would be happy to take a look at them for you and perhaps give you a better idea of what's involved. You can email the photos to us at info@talktohim.co.uk Kind regards, the team at HIM.
