The roof is spreading and causing severe structural issues. I discuss and install rafter ties.

Very kind of you to say. I find it a bit awkward but trying my best!

You would be best suited to place a 4 foot anchor board into the center of each wall top plate and the other side then cable the them using a turnbuckle drawing them together to the into the correct width. You should use a plumb level at center ridge beam and see what the width should be equidistant to the walls at some location.

You are a natural in front of the camera, keep it up and you could go very far indeed! I’m looking to add some roof ties to a Victorian property soon so this was very helpful thanks!

Excellent video mate. I have similar problems with my stone built cottage. I used 4x2 timber across every 3 rafter and I also used 3mm stainless Wire Rope with turnbuckle across every rafter.

Why did you not attach two strong hooks to wall plates on both sides, and with twisted wire and a bolt joiner, pull the wall plates back some of the way, and then drill your rafters and rather tie. It would have stiffened the roof structure / triangle and kept it taught after you had installed your 10mm stainless bolts.

That hardened old wood will refuse nails, but I'm sure 8mm galvanized bolts w/fender washers OR just lag bolts would do just fine. Collar ties make very good sense & purlines add much rigidity to the roof itself.. Of course, I've built prototype cars, a few walls, fences, but your old house is a bueaty project..

Thanks for making the video. Did you think about pulling the rafters back together and then securing the rafter tie? Good luck and will keep watching to see you remove all that cement render. :)

Hi Andy - I did consider it however because the walls have moved in line with the roof, pulling the rafters back in and raising the ridge would see the wall plate being pulled inwards and it would no longer sit on top of the wall which is a different can of worms! Old buildings do move and settle and fortunately this hasn’t moved beyond the point of no return hence I took the decision to halt the movement and reinforce/ stabilise the structure as it is. It’s got ‘character’!

Was the original roof badly done (bodge) ? or was it just done like that back in the day ?

Very interesting video. Does anyone know the average cost to get something like this repaired? Potentially going to buy a property, but there is a concern of roof spreading.

One side of the roof seems 2 bricks higher than the other side, does that change anything in the weight distribution?

That is the case. I’m not a structural engineer so I can’t give you a definitive answer. The roof pitch is the same on both sides yet it is bowing more on the side which is two bricks higher. It could be because that side has a window in the middle and some failing brickwork lower down. I’ll cover those things in later video

Did you try to pull the walls rafters back in at all first for example with lorry straps.....

No - It was considered but decided it might cause other issues with the wall plate. Old buildings do ‘relax’ and whilst it did require preventative measures to halt any further movement, it is perfectly ok and lends character to the building

😂 so those are collar ties .... meanwhile you haven't explained or elaborate the determination of the height to fit them above the wall plates.
