The one's that price gouge and can't even give a proper quote when told to. FOUR contractors from directorii, and not a single one of them could even figure out ridge vent air flow in relation to my soffits vents. And, there's more. Also, why do my posts keep disappearing? Wouldn't it be better if you addressed the problem/s. I have posted to you in more than one video, including this one.

Excellent video! Thank you so much! Working for a very reputable roofing company, I took all of your fantastic knowledge to heart! There are so many shady people out there willing to cut corners. Our company (or any company for that matter) can not survive without satisfied customers; that equals referrals = our bread and butter! Who would ever refer a terrible company?! I have herd many horror stories with contractors, painting us ALL out to be the bad guy; because of those who do terrible maintenance. As you stated, try to pocket every dime they can by being shady. I thought that city inspections were such garbage, wasting our time and tax dollars. I didn't realize how much they can help the home owner! Saw it as job security for a job paid by the state. Now, I can see it more clearly. Mind blowing hearing about how many states don't require a license! Can't believe there are people out there that can get away without any underlayment. Such a huge corner to cut to save 5 bucks. I have told many a people to research every company they are considering. Registration of the manufacturer warranty is a must! There are far to many people (homeowners and contractors alike) who don't realize the ramifications of what can happen on either side. I am very fortunate working for the company that I do, I know people do jacked up work, but you have given me so much insight! Thanks again!

You are absolutely correct about every point mentioned in the video: permits, license, replacing rotted plywood, installing quality products, paper barriers & underlayment, and registering warranties. These are basic but vital requirements to protect the consumer/homeowner. The additional cost now will prevent a nightmare later!!! I had a new roof installation done on a two-story structure that failed inspection---paid $11,000. Dealing with the contractor & engineer was an absolute NIGHTMARE!!

I have been in construction for my entire life, I was born into it. One item I was looking for in this video but didn't see was proper nailing. All shingles must be nailed in an exact pattern that is shown on every shingle package. Many roofing contractors will put two nails in a shingle instead of four or five. Less nails goes faster, saves nails and will not keep your shingles on the roof in high winds. I have never picked up a blown off shingle that had the proper nails in it.

@@staresce Do you mean old nails left after a tear-off? Most people pull out all of the old nails but if a few are left, as long as they are knocked down shouldn't be a problem.

We're commercial contractors in NYC for close to 50 years, this is excellent advice. We require lien waivers from subs. Our big clients who get bank financing on their projects and all the government jobs require them as well. It isn't 100% protection but it gives you something especially if you end up in court. Also great advice about permits. In certain venues (like NYC) there are a ton of consumer protections and if you do not have proper credentialing or permits the contractor has even greater risk than the owners. Someone gets hurt, owner doesn't want to pay, inspector shows you're in a world of trouble. In NYC if you did a perfect job and Don't have proper HIC license, and insurance the owner doesn't have to pay you and you're SOL, (and risk having your vehicle impounded). Keep up the good work

Honest to god! My brother bought a fixer upper to live in and fixup. I told him if he got all the materials I'd come over and show him how to tear off and reroof it. He picked up all the roofing supplies but during the tear off he had 1/4 and 3/8 in. plywood for sheeting nailed down with bright finished nails. We were able to pull whole sheets up off the trusses with the roofing material and he bought the sheeting and we got it done in a day and a half. He went back on the housing inspectors and got them to pay for the sheeting and of course we ate the labor but he ended up with a nice roof in the end!

I wish I had seen this video prior to hiring. The work hasn't started yet but there is a contract. After watching this video, I realize that I should have asked more questions, but my homeowner's ins company is pressuring me to get the repair done in less than a month so they won't cancel our policy. I've never learned about roofing until now, and it's very bad timing as I'm not feeling well and am supposed to be going through testing for various health issues this month. Instead I have to get big construction repairs done on my home. Just trying to save our policy from getting canceled. I appreciate your detailed videos on roofing. I am learning from them as well as from some of the comments. Thanks so much! Great job! 👍

Wish I had saw your comment sooner. When you did the roof was it through the insurance? Or were you paying out of pocket? In some cases that can be the insurance company using scare tactics on you.

I was told once that if you question your contractor in paying everyone for the job they are doing, list everyone on your check including the workers, supply houses etc. that deliver materials to the job site. Items they might supply from Home Depot and so forth would be paid for before delivering them to the site but suppliers, warehouses etc. who might deliver the felt, plywood, shingles and other items for the job could be listed on the payee area of your check. If the contractor balks at this, ask him for lien releases from those companies prior to making further payment. Most of those in good standing will have a receipt or some other method to prove all have been paid for but the best thing to have in your contract is, contractor to provide all labor and material lien releases at complete of job.

Good informational video. Just signed up for a new roof with a known shingle with a company with great reviews. Will be watching every move they make up there just to be on the safe side. The man who gave us the estimate, did cover some of the items you mentioned, and told us the chimney needs to be re stuccoed and has someone they use regularly. Also they gave us a good price. Fingers crossed for another 26 years like our first one here in Florida.

Just got a quote yesterday from a roofer who said that his team doesn't go down to the wood. They don't remove and replace the felt. He said they can "tell" if the wood needs replaced. That sounds absurb to me.

Somebody changed my house asphalt shingles around 20 years ago. The decking is made of 1x6 pine boards. Should they have added a layer of OSB or CDX on top of the boards before the shields and shingles?? Are the nails supposed to go through the decking entirely and stick out into the attick?? Now, I have water leaks coming through nails and rotten wood around a vent

Thanks for the insights! My roofing contractor did not mention anything about a permit. I went on my city website and it states that a permit is required and if we are caught working on a roof without a permit, they make you stop working and they double the permit fees. My city form also requires the license information of the contractor. Had your video not popped up in my recommendations, I would have been in a bad situation. Thank goodness for this pandemic causing delays because it has given me time to make sure my contractor isn’t taking any shortcuts.

Not just pulling permits but also closing them. Here in Florida some roofers pull the permit but never close it. They lay shingles without a dry inspection and of course no final inspection. Getting the permit is easy but closing the permit means it was actually inspected rather then them saying it was inspected only to find out years later when you sell your home that it never was and never closed

I used to work for roofing company, and see lots of old roofs over 15 years, some over 20 years. he roof was without ice&shield stuff, and the plywood all other stuff are still looks good, It really depends on the type of roofs, steep roof don't really requires the ice&shield.

I had a roof done. They were suppose to remove and replace roof. I've had major leaks, till my back porch and adjacent bathroom, ceiling fell in. The roofer said he put new plywood and shingles. To his is on top of rotted beams. The beans were noticeable cracked or waterlogged. They did not call inspector. I thought they should have removed and replaced gutter boards. When I saw boards were not replaced , I wondered how could roof have been removed and replaced. I need help

About materials. To prevent a lien how can one be assured that the roofer paid for YOUR materials? If one asks for paid invoices the roofer might have an invoice for anyone’s shingles. Or might just fabricate a “paid” invoice. Great tips!! And running across this is very timely for me - i need to replace after storm damage

Thanks for another great video. I just had my roof done and discovered #6 after I inspected it. Found some weak areas walking on the roof which is disappointing after they replaced much of the decking. I took a look in my attic and also seen a freshly broken truss which they did try to fix, but looks inadequate because of the much smaller size sistered wood.

Wow great video thank you for posting this! I realize how badly I got ripped off. Contractor put shingles over rotted wood when you stepped on it you can see the roof sink in. He said it was normal and that it would dry once the new shingles were put on. The sad part is, the city inspector seen it and approved it.. the roof always still leaked. I went back to the city several times they never did anything about it, it just got worse over time. Till eventually I had to replace the roof again

I think that any job has to follow code and manufacturers recommendations. Thats the way of doing it right. No other ways are right or possible. As a contractor, follow rules, build your reputation and any customer will be satisfied. By bypassing that whats somewhere written, lead you to temporary savings but problems long term. Great video! I thought watching this video would give me some direction and comfort. Direction I got, but now I am even more stressed out about trusting a roofer. I need to get a roof on my home in Detroit, MI (it is the home were my mom lives) and we have a few quotes the one we had planned to go with has not listed out materials, etc. so I have the tools on what to go back and ask in my contract before they can start (thank you). This is not a cheap project and I don’t want to get taken advantage of 😩. Stressed.

My concern is that the roofer is charging for rotted boards, I get that, but I would like the roofer to give assurance that the total roofing cost won't exceed a certain percentage of the total estimate. If an estimate is for $15000, the contract could say, for instance, that the total cost will not exceed 10% of the estimate. That way, I would know that the total cost will be no more than $16,500. A roofer with years of experience should be able to give a ballpark figure on how much sheathing needs to be replaced. This is long winded, but I'm going through this scenario in So. Cal. right now. When it comes to decking, there’s no way for any roofer to know how much will need to be replaced. I always provide the price per sheet or price per ft of wood. If you’re looking for an amount then the simple solution would be to ask for the price for redecking the whole roof. That should be the max amount over that it will cost unless there are additional structural issues that are found after tearing off the roof.

@@pcm7315 your so off. Roofers can not magic tell or estimate how much rotten wood will be under your shingles or flat roof membranes. Rot can be huge. No roofer can estimate cost of issues once we dip that roof off. It's different every job. Just gotta get up on roof after its removed and see the damage yourself. Be wise. Rot happens all the time

I have been in the chimney business for 20 years and get quite a few calls for leaks around chimneys to find out the customer had a new roof installed and the roofer never replaced the flashing. They like to cut and bend up the old counter flashing MacGyver the step flashing back in and bend it back down. So i get the job of peeling the roof back and doing it right . When I see a chimney with new flashing and done properly I always ask the customer the name of the roofer because it's rare in my area. Thanks for trying to bring awareness to what's going on in the roofing industry.

Just had Hy Grade Roofing install a metal roof at my house. Worst decision I could have made. They promised to install the roof in 4-6 weeks, of course they were late. When they finally showed up without the proper equipment and damaged my property. They are really proud of the “Quality Audit” that they do, but of course they won’t give you a copy of the audit…lol BTW -the “Quality Audit” they did at my house consisted of 2 guys coming over to pickup the leftover junk they left at my house for a month. They never even went up on the roof! Save your money use someone else!

You forgot to mention the biggest corner that they chop off and that is workman's comp and insurance and that's because contractors only need copies of their certificate, and they can only include only one employee or an exemption to write it off. customers should ask for a roster list of all the employees of the contractor and or the subcontractor...very important, somebody falls off your roof, they die and they're not covered you the homeowner is paying every bit of it so remember always ask for a roster from their carrier and make sure that you count every employee and that it does not go over that roster.

Permits are only required in certain municipality’s in GA. I pull in required municipalities and usually don’t bother elsewhere. I get what your saying about the public record. My certifications are important to me. By business license matters. Cutting corners is not an option when installing a roof job. No shortcuts at all.

I'm sorry but roofers should be inspecting everybody's jobs. Permits are a joke. Yes we pull them. Depending on the state you may get a valid inspection by someone (normally not truly qualified) to inspect a roofers work. Most of what I see is a simple drip edge and ventilation inspection,which is an absolute joke. I know you want to say otherwise and you can buy the moon, but the skills are what will always decide if a job is done well. I could take a lesser product and make it last longer than what your typical sales people push as better products just about every time. So what happens when I use a better product? The customer gets a better roof. I have researched many companies in your directory and you are missing the best of the best in it. Still deciding if we should want anything to do with it or not.

Great video. Got a few quotes for a new roof and of course had to look up a few youtube to learn a little more. After a ton of videos, yours helped me out the most with deciding who I should go with. Its definitely not the cheapest one, but I can now see why the cheapest quote was so cheap. Id rather go with the company that is quoting to do it right.

Be sure to check whether drip edges and rake edges are required by your local building code. These may be left off if you are not informed of code requirements. Also, with so many variations on ventilation systems, be sure to learn what is best for your situation and inquire about the contractors experience with your preferred system (e.g., ridge vents, solar activated vents, number of sofit vents required, etc)

Low slope vs steep slope determines underlayment and the types of materials used, and the finished product, decking inspection, plywood replacement, are contingent and can only be visual when tearoff is applied.. h- clips thickness of decking, and span of rafters will determine you're decision as to decking application, most important keep asking for referrals from friends, whom they've been satisfied using, keep warranty at the forefront of any type of roof changes to assist in you're decision..

I know not all folks can do this but I literally got on the roof with the foreman on the job and we went over the roof and he showed me some dry rot that I had, while I also found some sheathing that when the home was built that was not nailed down. Have some one with a drone fly over the roof and look for dry rot it shows up and is pretty easy to spot. Another tip make damn sure they don't leave nails or staples sticking up from the old roof material I have had 2 roofs done where I had to tell the roofer go over that roof again and pick up the old nails. Again I got back on the roof and went over it with a flat shovel and found more nails. Roofers don't like me LOL.

In my city of Gilbert, AZ you do not need permits for a roofing job and/or a brand new solar system install. Making sure your contractor is licensed and bonded is critical. I had both jobs done recently. It all started with two small leaks that were causing damage in a guest bedroom and our living room. We went with one of the largest contractors in the Greater Phoenix area. We agreed to pay 50% up front and 50% after the job was completed. They did most of the job in 6 days but dragged their feet on our back patio roof. A large rain came the day we were supposed to pay the remaining 50%. Our home leaked in the same two spots as before BUT in biblical fashion. Now we have leverage on them since they want the other 50%. I would suggest everyone wait for a major rain!

Just got a quote from a roofer in central Florida who hit most of these points. Wouldn’t discuss most options I mentioned. It was very clear to me that they just wanted to turn and burn. Kept saying “it’s a good shingle”. I’m planning on dying in this house. Only way I’m moving is if I hit the lotto, so I want the best I can buy, installed by pros. Currently trying to research the industry, and specifically what’s needed in my area for a job to be “good”.

I just love how so much can be built around money except the skills of the trades. All for it. Hope the guarantee is not full of holes and some people actually get their 20k for bad jobs that will only show up years down the road. Liability covers the job while it's being done, so hopefully this is a long term guarantee and not fluff.

Great info. Just bought my house 2 years ago from a contractor who told me the roof has 10-15 years more to go...last month my insurance comp cancelled my policy because didnot like my roof....what they want from me? To change the roof after only 2 years? I have mortgage to pay for 30 years.

YES , How right you are when it comes to the permit inspector . It's unbelievable how much they just don't know , but yet they're the inspector !! I relocated to Texas a couple decades ago and have had arguments with the building inspector because they really don't know what they're doing !! I'm a bit picky or in my way , I'm lazy to the point of doing it right with quality the first time !! Because I have never had to go back and re-do or repair any of my work !! If you're going to do a job , do it right the first time or don't waste your time !!! Also there are several other ways roofers will cheat and one of them is by short shingling a roof . I've cought contractors doing that on other people's roofs they ask me to stop by and take a look while the roof is being put on . But again , there are several other ways a roofer can cheat a costumer !!!

@@LoneTinaja Depending on the roof shingle by type , brand or manufacturer what you should see for example is 5" of the one shingle showing as they lay another shingle just above on top of it as they work their way up the roof to the top . When they short shingle a roof , instead of 5" of a shingle showing as the next one goes just above it on top , they will space the shingle at 5 1/2" showing as the next one goes just above it on top as they work or shingle their way up to the top of the peak of the roof . By doing this , the roofer can cheat and save putting a few bundles of shingles per side or per roof . Three bundles of shingles is one square of shingles . Roofers can short shingle a roof by spacing the shingles more than they should be . That saves the roofer so many bundles to squares of shingles per roof . They keep that money in their pocket , increasing the profit But also voiding the shingle manufacturers warranty and the roofer denies any wrong doing and you're stuck with a bad roof . Does this help you understand what short shingling a roof is ?? I hope I explained it decently for people to understand . The measurement of the shingles showing or exposed differ from manufacturer to manufacture so you can't just go by 5" for all shingles . I've caught a few roofers short shingling roofs over the years as not only was I a contractor but also an inspector .

@@zakman9244 Thanks. If 5" is the amount that should show, then the next 1 is 5 & 1/2", then all the subsequent ones are 5 & 1/2", what is the effect of the excessive amount of shingle showing? Are they a lot more likely to blow off in high winds? Also, is rain more likely to penetrate?

@@LoneTinaja For example , all the shingles should be at 5" of shingles showing or exposed to the weather . If they cheated and spaced it more than 5" then rain and snow can creep up and leak through your roof with the help of the wind and weather . Most of the time , but not always , the shingles should be spaced every 5" for all the shingles on that roof . When they increase the spacing to 5 1/2" then they short shingled your roof which can and will leak in a storm or winter snow .

Very good information. Some of this applies to non-roofing contractors too. One of the electricians who gave me quotes provided me a verbal price to replace my panel with and without pulling a permit. He never gave me a written quote though.

I have had 3 so called electricians quote me on a panel replacement, only to find out none of them are licensed. Two of them gave false or someone else's license# which I found out about when I looked them up on the state site. Sure, come burn down my house with your unlicensed work so my insurance company can deny that claim. Nope.

in Texas 30 years shingles the cost lowest is 200 per sq and highest is 400 per sq labor and Materials . Currently at Mendoza roofing 30 singles $99 per sq and 25 years shingles is $75 per sq . The Labor only the Lowest is $75 per sq and the highest big compnay is $200 Per sq

Using staples instead of proper length roofing nails on shingles to complete the job faster. The first 40-50 mph wind gust will peel off your shingles in bunches.

Brother, the biggest way roofer cheat is by calling themselves roofers, when all they do is install shingles. Shingles are the easies roofing that a journeyman roofer can do!!!! I noticed your old school and old country value oriented. My family has been in business since 1903 and came to America without enough money to buy their first roofing kettle. Most of the metal skills are no where to be found with shinglers. When is the last time that they made a pitch pocket, scupper or even a Pittsburgh Hem? I remember learning hand laideling when I was 7 although it was pretty much obsolete. I love your honesty and ethics. A lot of his start off that way, but are forced to cut corners on bidding for jobs, because the home owner or business sees the bottom line. Trust me, no on wants to hear rip off and what that cost. Rip off and new wood.... I've lost many jobs by being honest an telling them the truth and not what they wanted to hear. Keep up the vids

Dmitry, I have two contractors supposedly bidding the same roofing system and same tear-off/replacement but are about $8000 apart in price. The low bidder claims to be getting special deals on the roofing system materials from the manufacturer. Is that a thing and how do I compare them. The low bidder is a friend and the high bidder is a neighbor and friend.

Can you tell me what do you do if your roof installer/contractor ends up dying 3-5 years after the installation and his business closes down? How does that warranty of his company work do anything at that point? Who becomes responsible then? It’s like my relative that bought an extended car warranty through a dealership and when she needed it the dealer said “we’re sorry but we sold you a third party warranty for 1200 bucks and that company went bankrupt. If they weren’t bankrupt we’d fix it free”. This is why I don’t buy any warranty’s any more. Either they went out of business or “look at the small print we don’t cover that” same must go with roofing businesses? When I heard my installer’s company owner died and closed up shop I felt screwed. The only thing I cling to is maybe the Contractor that I actually paid that subbed it to the roofer might honor that warranty but of course that’s only for as long as they’re in business still.

Hello. I came across you channel. I am a first time home buyer. We have a guest room that was converted from attached garage to the 2 story house. We also have and extension sunroom. I discovered a leak between the sunroom and the kitchen the sunroom is attached to. My roof if about 14 years old. I don’t know much about roof materials. One contractor said he is going to take off the vent to my ridge roof and replace a flat roof. Does that sound right? If you can help, that would be great. Thank you, Mary.

I just signed a contract with an OC Platinum Preferred roofing company to replace my old roof with a Duration roof system. I asked the company's representative I am dealing with about #4 on your list. He said they would get the process of registering the warranty started but I would be the one to finish registering the warranty with OC. After watching this video it looks to me this "OC Platinum Preferred" roofing company is "passing the buck" onto me because they don't want to pay the registration fee. Come to think of it, the company representative hadn't said anything about registering the warranty until I brought it up.

I live in Iowa and just purchased a house a month ago. I did it all right, inspection and all. I have just purchased a money pit. After one rain, basement is flooded, roof is leaking and soft areas on roof as well. Outlets not working, doors aren’t closing properly, floor has soft spots, the list it longer than the medication I take for my cancer. Can’t use my washer because drain pipe is backing up, I had electrician repair live wires that were hanging. I’ve paid inspector to return only to get my money and not guide me through this. Please help, should do waterproofing basement or roof first? I feel lost, I can’t imagine the amount of money I have to pay out for this. Any help is greatly appreciated

good stuff...you might want to add "reusing old flashings" and "using cheap 15# underlayment" or even none at all. i've seen it too often that hack roofers cheap out and reuse the old jacks and t-tops and dormers. i've even seen them leave the drip edge off to save a little dough.

If the company is a reputable company they charge the material at the supply house and the bill comes due with the end of the month do not give them a down payment more than a hundred bucks to seal the deal and maybe after the first day on the job with materials delivered

Please address drip edge. Contractors specking narrow drip edge that doesn’t reach back to roof deck. I have fascia that had a 1 c 2 on top. Brings fascia 1.5 inches away from roof deck and they spec 2” fascia at most. Roofing code says 2” of drip edge nailed to decking.

The easiest trick is to charge for replacing sheathing that did not need to be replaced and well, they did NOT replace it. Just charged you for it. Once the new roof is down how will you know.. If you go into the attic you should be able to see the new stuff from underneath.🤨

i had a fire, How do I know whether the insurance company is giving me enough to fix the roof. The only real damage was fire department cut a hole in the roof. Normally I would just fill in the hole, with new plywood. Insurance company said to tear off existing shingles and reshingle whole thing. Is there any reason to change plywood on the whole roof. It looks in good shape where I can see it. The insurance company didn't give any money for replacing the plywood.

I love when my customers get other quotes. Right up front I encourage they get more than one quote, and tell them I'm happy to compare apples to apples, product to product, warranty to warranty, whether they go with me or not. Know how many times I've pointed out that competitor missed double underlayment or membrane on a 4/12 or some other basic code requirement? Or how many times they don't even list or specify a workmanship portion of a warranty? They try to just focus the homeowners on the "lifetime" product warranty. You dont have to be the lowest priced, just the most thorough and most educated. In fact, a homeowner who ONLY wants the cheapest price isn't necessarily the customer you probably want to do business with anyway. A good contractor shouldnt let customers push them to use inferior products or cut corners just to get a job. We use what we use and install how we install for a reason: You get what you pay for. We love our customers, but we don't want to have to come back. 😄

I like a middle of the road bid. The cheap bid will be done cheaply. The highest bid will usually be gold plated, but will cost 20% more for 5% extra quality. The middle of the road bid will usually be high quality work that will last for years.

@Dmitry Lipinskiy - I did contract with a roofing company in Dallas for a hail damage and as per contract paid the owner the money 25K in cheque to do my roof in April 2022 and the guy is never doing the roof. He is delaying the job with all different excuses. He is now threatning to delay it further. He has all the insurance money. He engaged a Public Adjuster to claim more money which did not work out. Requested him to do the work as per the scope of insurance but he wont do it. Roofers are really hard to rely on ! These contracts are really not helping !

The hardest part, is finding good trustworthy contractors who will give you an accurate and honest diagnosis/inspection and do quality work. We've had ppl come out and heard things from, the roof is good, the roof is bad, flashing needs fixing, flashing is good, fixing is not there, chimney needs repair, chimney needs rebuild. With so many varying and not agreeing opinions with prices ranging all over the place, hard for homeowners to know what to do. There's a reason for the mistrust. What happened to honest, quality work.

Same here. Have been told my roof is shot, my roof has 5 years of life left, my roof has wind/hail damage and should definitely file insurance claim (which could be the renewal kiss of death in FL), same roof nope just a few minor hail dings otherwise OK, etc. Makes me think half of them have no idea what they are talking about. I do think the one pushing for insurance claim has never done a roof and is just trying to make the biggest sale. He has employment history as a salesman, whereas the other two were actual roofers with years in the family business.

Roofers will check the weather to make the best plan to avoid inclement weather. Also, many installs take just one day - but even if it takes two days, a proper underlayment can last exposed for 6 months.
