This is pretty fantastic. So much space and possibilities for the money. I would lean heavily towards having 2 separate residences (one to rent), because I don’t have children. I would also consider opening up 1/2 of the cameretta (1st floor) and adding another window. One half should be the bathroom, 1/2 opened to the kitchen, to provide a place for a dining table or nook with a window. That room could use more light from that back section. Love that bread oven -I would use it! It appears electrical would need updating.

Buon Natale, Fiorella and Aden, I really like the house, I agree with Aden reconfigure the stairs to keep it a single-family home, I would have the kitchen on the first floor, and make a nice living space in the old kitchen, I also thought making the bedroom with the bathroom a master ensuite, anyway so many possibilities. with this one. I would fix the kitchen/living area downstairs, live in it, then rent the upstairs

This house seems worth renovating at this price, however extensive renovations are needed. Not only the floor, but the floor joists and sub floor to the kitchen need replacing, judging from what you can see above in the cantina below. Electrical wiring needs to be updated, windows replaced, and any reconfiguration of rooms, stairs, etc. will be costly. Also what condition is the roof in? Not a casual fixer-upper, but even with an additional 2x the cost of purchase, worth it for a permanent family home with so much square footage. Good potential.
