I’m impressed with the initial walkthrough checklist that the plaintiff had in the lease and the defendant sign if acceptable. I’m going to use that the next time I’m in a rental situation.

I can answer for myself, at least. I had a couch that I didn't realize had a bad, meaning jagged, foot. We didn't move that couch around because I could vacuum underneath it. It was a massive shock 😲 to my husband and I when we moved and found the couch had really damaged the floor (carpet, in that case). The only reason I got lucky was they had already planned to replace that decade old carpet. And we fixed that couch foot before we put it into the newer house so we didn't damage the hardwood floors.

My brother is a big guy like him, and flopping down on the couch at that weight repeatedly will do that kind of damage to laminate, hardwood, and sometimes even carpeted floors and also the scuff marks on the wall behind it

The last segment with the Judges is always my favorite. Today's question is something I think about a lot because I live in a rural area and we have farms, orchards, and ranches close by. I hope the person who asked the question has taken video of them spraying chemicals with the date and time so that they can prove the farmer(s) close by are the ones that poisoned the trees. Also having a professional arborist come look them over would also help in a potential lawsuit. I would absolutely put up cameras on that side of my property just to be certain. Good luck!

I love how professional he is. The defendant seemed straight up petty and gives lame excuses as to why he didn't keep up the house. A slob. Yes, those furniture pads are brilliant. I use them to protect my flooring because my couches are heavy. Him being a big fella definitely would've contributed as the furniture obviously moved and dug in every time he sat down.

That happened because the springs in the couch came through the bottom of thw couch and scratched up the floors. Look at his size. This just happened to my carpet after having a couch for 8 years... Luckily i was able to sew it back together

When you become a landlord you really do need to know the laws for landlord and tenant rights!! This landlord most definitely should employ a "property manager" to manage his property since his rental is on the east coast and he lives all the way on the West Coast!! The tenant - Landlord laws are real. And in some States there really onesided for the tenants. I own and rent out a few homes. My wife and I philosophy for those homes is to treat them like we're living in them. We spend a lot of money and time making sure everything is up to par. The last home we purchased the realtor we dealt with said she has eleven homes that she and her husband rent. She openly admitted to us that, Its a rental don't put money into it. To do the bare minimum and she's not the only person that conducts business that way. People like her are the reason these laws are so one-sided. True there are some horrible tenants that will destroy your property. They're much harder to deal with now because of the current state of the law.

What state do you have rentals? Kentucky landlord/tenant laws are very landlord friendly. LL's can keep deposit with 0 notice or itemized letter. Ll not responsible for bedbug or other pest control. Etc.
