Imagine you have to go to a mall/restaurant/movie it would take a lot more effort now. Also restaurants don't deliver food there nor does any other online site. Also the home is not that impressive for the price and the island is pretty much the home, that's all. There is also the issue of security since cops will require a lot more time to reach there. So much of inconvenience + home is not that good for the price.

I love this place! I would build in it, a nice pool area. This place it's insanely cheap for the NYC area, where a loft or an apartment this size would cost you over 40.M dollars... easily! Plus in addition, all the money you'll save in utility bills and home fees, including less property taxes, that may be less than in the main land. That way you'll have a totally sustainable off grid island for yourself, with a back yard.
