A question for all those currently doing the rent to rent deals. What is the fallback plan if the laws change on this? What happens to these properties if you have tenants in place etc? I am asking these questions as I am about to go balls deep into this. I don't do things by half...

KC Designs i’ll give you the best advice ever, take action! Don’t sit there and wait for it to happen. I can’t stress it enough, just go out and do it. When you play a video game you don’t just sit there and go through the tutorial a 100 times, you’d be bored of the game and never want to play. Life is a video game, start playing!

I understand why you do these rent for rents, however at the end of the 5 year lease, you're left with nothing. I buy at 5-6% interest and collect almost 18% ROI per year and at the end of the day, I own the property.

@@WiresNStuffs you find a good property, negotiate a good price, advertise it for sale, then when someone buys you take a fee of like 2k. you see it in the financial freedom challenge video.

@@terrydavis6368 So are you saying you look for a property to buy (may be through agents) even though you don't have the money to buy it. You agree on a price and then get someone else who is interested and be a middle man charge them a 2k fee on top of the sale cost + the fees it costs you.

@@Uhuss-qq6cq I do recommend the books for beginners. The Books are good just bare in mind they are small books that are only an introduction explaining to you what is possible, they don't give you the exact details on how to do it, for instance I expected to find an example of a lease option contract, that's not in the book. I also expected to find out what I need to make a ''compliant property company'' so that I can do deal sourcing, that's not in the book either. They are free if you find the links on the youtube channel, you just pay postage. so I effectively paid about £6 for the 2 small books delivered to my door.

@@JamesArmstrongOfficial But you've grossly simplified what is going on here. The monthly profit (tenants' rent) is leaving the country. And your one-off sourcing fee isn't being spent here if you're doing no-money-down deals. Property sourcers should source UK investors - That local microeconomic growth and entrepreneurship helps communities. No disrespect intended.

​@@sergyag1999 No it depends on how much you make for your time. You can make 3600 dollars a month but you make 5 dollars an hour by working 24 hours a day. Or that you make 4k a month by just working 2 hours per weekdays. Its all about the money in/time out ratio

Can someone explain how does a person sourcing a deal for an investor guarantee that the investor doesn't screw the person sourcing over? I.e. you take a BMV property to the investor and the investor bypasses you? What protection is in place?

Jessica Hill yeah but surely before you are paid you need to lay out the details of the deal? By which point the investor can find the property himself as he’ll then know where it is etc

@@poachedeggbagelz I'm also wondering the same thing. How can we as sourcers make sure that the investor gets enough info to be able to go through with the deal, without giving them enough knowledge about the property/owner that they just circumvent you?

@@nicholasthuraisingam4857 you can make them read a sign what is called an NDA (non-disclosure agreement) which basically in simple terms means they can’t bypass you once you have given them more details on the property etc

I like his way of looking at debt. I have a 21000 car loan debt, and I could pay it off early (saving about $700 in interest) or I could save my extra cash towards property which will be a better use of my immediate money

How much tax do you have to pay on the earnings? He earns 4k a month from these properties but does he get stung by the tax man for 40% or is there a way to get around this?
