He's done well but it's misleading to say "bought" 24 houses. He doesn't own them, he owns an option to buy them, big difference. Lease options are risky business - he has to pay landlords even if his properties are vacant.

I would absolutely love to to become a property investor I am just starting to learn how by reading and watching videos I don't have the money at the moment to start but I did have onethought what's stopping you from just getting the amount of properties you need to have a passive income and then relaxing and just leaving the money flowing in or is it just the enjoyment of finding new houses and making even more money don't get me wrong I love the work ethic

Are lease options still a good idea i 2022 after the house prices rises? I can't find many of the available online.

The lease option properties in my local area charge for it. but the price to buy the option is £15,000. I've heard of people buying lease options for £1,I would love to know where these are because there certainly arnt any near me

terence wang - no stamp duty to pay on a lease option until you exercise that option and buy the property. You are essentially just controlling the property.

Hi Alex, you can write the contract however it is agreed so watertight for both parties. With options, you have the option to buy in the future but not the obligation to, so you could assign the option to someone else or pass back to the vendor. The most important thing is the ethics and making sure everything is transparent. Ian

JIP Property hi Ian, Thanks for the reply! I was more wondering what would happen if you got into the contract and once you took over the property turn it into a HMO and in this instance you get it wrong and the property doesn’t rent well as a HMO. Can you cancel the agreement at anytime? What measurements should they be in place if this happens? If it doesn’t work out to be profitable? Thanks for your time! Alex

Alex Ramskill, Yes you can hand it back, or sell it on, but there is a few things to consider first. The vendor is the mortgage holder, so it may not always be possible to switch from a standard buy to let mortgage to a multi let mortgage without their permission. As always, if the numbers don’t work and there is no demand, don’t do it! Do lots of due diligence first.

Hey samuel, i was wondering if you can still do 'no money down deals', where you buy a house BMP and then refinance the true value of the propeerty quickly, now- in 2018, as i remeber you said a similar strategy stopped when you started your property journey in 2007. Thank you

Not a question related to property but i am currently working a 30k(annually )job and i am 19, i wanna be a bricklayer because of the money. I got a opportunity to do bricklaying apprenticeship which will take 2 years but after 3 years i can earn 40-50k annually and i am just confused should i leave my current job and do apprenticeship or should i just continue this job and after 1 year buy my first but-to-let because in 3 years i can easily earn 90k but in bricklaying i need to wait lile 3 years

I had a friend who had 34 houses because he keep taking out equity to buy new houses and then the crash happened. He now lost everything, he’s renting from his sister house now. I feel really bad for him now

The bit on educated landlords are getting out due to Section 24...and Brexit. This is some new tax/tax increase that landlords need to pay I guess and with Brexit the demand for shared accommodation drops. So....if educated landlords are getting out due to these things, why is this guy ( anyone ) think it's a good idea to get in?

But lease options are really rare and the bank won't lend you for HMO unless you have 1-2 years experience as a landlord.

Hi Jon, the HMO has 4 rooms (its a 3 bed terraced house) rooms rent for £300-£350 pcm.

The 2008 crash !!!! Statistics has it that every 8-16 years, there’s some kind of crash. You can do your own research on the data if your serious.

Of course. It therefore depends if you buy down market or up scale. Up scale has a better chance to hold the rental price and fill vacancies. Down market property rents implode when there is a downtown. Then leveraging works against you if you are mortgaged up to the hilt and you will go bankrupt.... That's not a nice place to be.

The bloke was on fabulous income before starting out in property. The rest of you can go back to the cat videos now as most of what he said doesn't apply as he had money to fall back on if it had gone wrong... a luxury majority of folks don't have

randombob smith I don’t think scraping into a six figure salary is “fabulous” at all, especially if it means working sixteen hours a day! “Fabulous” starts at a seven figure income and, btw, anyone can get into property if they manage their money carefully for a few years, you don’t need a fortune to make a fortune!

By the way, I make more in a month of running my company than I do in a whole year of rent on 6 UK properties. The messages these videos give are neither realistic nor desirable.

@@demstaincanada Translation and interpreting. I also invest in property, but there's no comparison bw that and a proper business serving corporate clients. Also, these videos peddle the goal of being "financially free", which basically means sitting on your arse and collecting rent, whereas we should all be aiming at contributing to the economy through work. You're not going to be happy not working.
