In regards to Team 3, I would personally chosen to learn how to buy the house with no money. The fact that there's a tenant in there already is pretty much instant income. But...I need to find a way first.

That Sunderland house is still on the market today, so obviously there’s a serious problem somewhere. Plus the pics of an ‘immaculate’ property showed that it was empty. Clearly not the case when a tenant is in situ. Smells of problem tenant to me.

how do you work out ROI? I always thought this was annual rental, divided by purchase price, multiplied by 100. but when I do this I am getting massively lower percentages than what I am seeing on screen. What am I doing wrong please?

at 11:25 0.25 x 52000 = £13000 (25% B2L Investment). RENT:600x12 - 20% = £5760 (NET PA) £5760 / £13000 X 100 = 44% ROI...my calculations are way off if its the 29% that's advertised. What am I missing in the formula?

great info! you guys are lucky in the UK as the Australian Market is overvalued. everything (almost) is either negative cash-flow, with potential growth or positive cashflow with a likelihood of capital losses over time. how do you suggest i get around the problem? i have one negative cash-flow property that i have pulled money out of but it isn't sustainable to by another negative cash flow property. i[' m stuck.

£475 - 10% management =c£425pcm. £150 interest only mortgage (quite conservative) = £275pcm profit. (Tenant pays all bills) £3300 per year profit. £11250 deposit (25% of £45k). ROI 29%ish Hope that helps :)

Player Cam samuels information is excellent. However, he never says what the NET ROI is, only what the GROSS ROI is. I’m very conservative and like to take out 40% for things like vacancy, repairs, property management costs, property taxes etc. he’s not making 20-30% NET ROI, more like 7-12% NET which is still very good if you own a lot of property

There was a lad in the front seat. He came to my house. Basically told me how he couldn’t get a mortgage. Didn’t come across confident. I had to explain to him things to do to make him self more mortgageable. He then slyly tried to talk about a lease hold agreement but seemed like he didn’t know how to explain it. So after I explained what one was and told him I was a motivated seller he left.

@@ports0339 they are still in good condition and attached to other houses. Also, doesnt seem that hard to find tenants to fill them which is very good. We are all in different zones and markets I think.

FiFAViDZ4You it all depends where about in the UK. I live in London myself, and was very surprised to find out we can buy houses that cheap anywhere in UK! This kind of 3 bed terraced house in the roughest area of London easily would sell for at least £300k (around €350k).
