Your channel is creating great content. This will be shocking news for the #1 Pune builder as they may have to pay 1000s of people now, as their every project - past, ongoing and future is delayed. They have harrassed all their customers for years, now its huge payback time for customers who file a case. HC has delivered justice once again, now it's high time MahaRera also delivers. Can you make a story on MahaRera case pendency, as many cases are not being heard for years and MahaRera portal has not updated this info?

Your point is absolutely correct, developers won't like this at all. But we haven't created this channel to please them. @@SaudaGhar, how much delay was extended in pune for builders during covid period? Does grace period of 6 months mentioned in agreement by developer is legitimate on top of Covid extension?

There are few builders who are deliberately delaying the possession to buyers beyond the agreement date on the pretext of extended RERA date or COVID 19 extension. This verdict from Hon’ High court is certainly protecting the buyers and builders and developers should wake up now and speed up possession.

100% agree... I m also experiencing that the 1st developer delayed 10 years, new developer executed new agreement with very strange terms and most of IT guts signed without reading agreement.

VTP adding this line in Aggrement and most of the buyers signed without knowing it. Its very sad unfortunately I am one of them. "The Allottee/s shall not be entitled to claim any compensation, payment, interest, charges, fine or any other amounts on whatsoever head from the Promoter for extension of time for giving delivery of units/ on the aforesaid period, if the completion of building in which the unit/s is to be situated is delayed on account of aforesaid reasons." Now at the time of Possession, they will ask us to sign a clause that we cannot go to Court for delayed possession after taking it. Aur sign na Karo to Ghar nahi denge

Thanks for ur detailed video Question : what to do if flat is not as per plan e.g eveey length n breadth is almost 3 inch less than what was mentioned in booklet. Also one balcony has 10 sq ft less carpet area in fact their team also agreed its less. What to do in this case

I bought a flat in Rama Fusion towers. Possession date was Dec 2021 I still did not get the possession. Lawyers are asking for hefty fees for litigation. Is there any way I can file a complaint on my own? Would that even work?

My builder delay the project 4 years then I have filed a petition in August 2023 now on before 5th July 2024 on the final argument date in the rera, the builder called up for an amicable settlement and after all the deduction builder said to 1.53 lacs to take possession.should I open to reach the court to claim for delay possession interest after settlement.?

We brought flat in Mantri vantage kharadi pune , in 1917 but still we didnt get possession we complaint under MahaRera but Tarikh PE Tarikh going on New builder wants to take over project but sushant Mantri and snehal Mantri are not allowing Middle class people like us are in a problem

Actually video is little bit miss leading kyuki delay possession 11% intrest rate milega lekin that is when we are cancelling registration but not when we are choosing to go ahead and taking possession wo rent fefa for delayed possession but wo rent kitna milega uska clarity koi nahi de raha please focus on that part

Sir! Very informative video. Liked a lot to gain good knowledge. Can u pls suggest..I hav booked a flat in Oct 2016 with completion project date mentioned on agreement Dec 2019 of 17 storey building. Project got delayed becoz of hold-up for ENVIRONMENT CLEARANCE CERTIFICATE right 2 months aftr booking, thereafter resuming work builder started building more than 17th floor till 27th floor without informing us that the project gona delay for higher floor rise. Jun 2024, we recieved OC. Though i checked MAHA RERA, builder kept updating extension date & revised extension date, we never get informed & mean while it cost us BANK PRE-INTEREST, which is arnd @ 652000/- (exclusive COVID 19 yrs & 2 yrs aftr Lockdown). Becoz of so much delayed & extension of floors, i was hit by Pre-Interest all the yrs. Can i file for compensation case against builder for delaying so much? And MAHA RERA is good to file or Consumer court or High court? I havent taken the possession yet. Can u pls suggest how shud i move ahead?
