My experience to to buy from outside of, is very difficult, also I was informed that to invest you need to declare your capital provenance, due rules of security regime which ok. I hope you guys know this . But the Real State in El Salador is not a FORMAL BUSINESS !!! I have been there done that . Hopefully you will not go through what we went through . Be very careful once you buy you are on your own . Nobody will have your back in case of a problem with titles , land, house ,etc.

One thing to keep in mind when looking for a place here is the Water and Electricity availability. There are certain communities around the country that have regular power outages and lack of running water 24-7. I think that's more likely to happen in more rural areas but I have known some people to have issues even in large urban areas like Soyapango and Mejicanos.

What is your budget? In Santa Ana there are beautiful houses too. I checked one private place been build where you can buy the property and build your own house or they also have built houses, the one they were building was going for $90,000 and it was big and nice! Also buy my sister’s house there is one selling for $90,000 and is a big house.

Worse place to buy a house if you have kids. Since all good school are near Antiguo cuscatlan or santa tecla. You will regret the daily commute for you and the kids. Just to take them to school daily.

Since that I am too in the business of buying a house in El Salvador, not even if the house was free I'd move to Zaragoza, why? There only ONE wai in and ONE Way out to the City and there is no room to expand the road. #2 when El Presidente leaves his personal home, the Army stops the traffic and it can take up to 30 minutes, so that Residential area was a No Go for me. One day (this January when I went to E.S., muy buddy and I left to the beach at 7 am, and there was a line of about 2KM that traffic came to a hault because El President was leaving his house, right there in Residential Los Sueños..............so......just letting you know what you're getting into. Your other option would be in Las Arboleadas, where the Carretera Los Chorros is being expanded and soon the traffic will be much better. But Zaragoza? Prepare for traffic nightmare. Just saying.

That’s a shame. Only a foreigner would decline you based on your credit history. The majority of Salvadorans don’t have credit history. They probably only cater to their own. I think buying is a better option anyway.

Regrésense mejor a Canadá aya todo esta muy caro y si no van a compra la casa en btc el banco les va poner un montón de trabas para comprarla cash si pensaban transferir dinero de sus cuentas canadienses. Yo asi lo hice abri una cuenta en el Salvador, transferi el dinero mi cuenta de Canada asi del Salvador. lleve las transanciones de mi cuenta de Canada de 6 meses, y la prueba de mi prestamo que hice aqui en Canada, y los taxes de dos años atras, aunque los taxes no me lo pidieron pero por si acaso. Me compre una casa en una residencial privada, y cuando se paga a la inmobiliara se les da un cheque de caja, porque es menos peligroso que andar el dinero en cash en la calle. por mi prestamo aqui en Canada, dentro de 5 años sera pagado. No es muy complicado.

Zaragoza is a good location. Close to El Tunco and the president lives there. Thr hi way from san salvador is new , and they have a new McDonald's. Our house is in Colonia Miravelle

Suggestion: Check other areas like Utila, for example. Or jardines de guadalupe o la sultana. These two are only 5 minutes away from tecla. Call a real estate agent; they have the listings.

No tendría familia el señor para q le ayudara a comprar casa y su carrito antes de moverse para El Salvador, porq eso de estar rentando y luego pagar por cada viaje a algún lugar sale muy caro. Mi opinión es informarse bien antes de hacer cualquier cambio, de igual manera podrían haber viajado en modo turista para haber buscado comprar su casa

deberian contactar otros youtubuers que se fueron a vivir al Salvador. Yo compré mi casa en el 2020, no es muy complicado, saque su dui y abra una cuenta en algun banco. transfieran el dinero de Canada hasta la cuenta de el salvador. muestren las transacciones de su cuenta de canada de 6 meses. si tienen un importante montante de dinero muenstren la pruebas, por si el dinero es de la casa que vendieron. mi casa en el salvador ya esta pagada, pero aqui tengo que pagar mi prestamo que ya dentro de poco sera pagado.
