Hi Shaf can’t thank you enough for the content you are putting out. My question for your next Q&A is for those interested in getting into property (both residential/commercial), where you mention in your videos to contact a surveyor on questions that some people have, would it be worthwhile in your opinion to spend time studying the RICS profession in some form and if yes what resources would you recommend from the RICS website (perhaps better directed to a RICS member, although I know some of you previous guests have been) for this eg: the data products they offer on the market/schedule of rates and Isurv packages. For me, studying accountancy in my work has been very beneficial to my understanding and I wonder if this extra reading/researching of RICS would be worth my time or if it would just be easier and more cost effective to simply hire a surveyor as you mention. Once again thank you for all the content you are kindly sharing with the community

Hi Shaf, could you outline/give an example of the CGT liability when selling a property that is held within a limited company structure (and how this is more tax efficient than just keeping the property in your own name) please? In the past, landlords would just ‘move in’ to their property a few months before selling it to eliminate the CGT liability. Under a limited company structure this would not be possible. Im curious to hear your thoughts surrounding this subject. Videos are awesome, thanks

Hi Shaf, great content again. I'm looking for a bit advice, I have around 40k saved up for investing in property and I'm looking at a buy-to-let. Would you recommend going for a discounted house around 35k (market 50k) with a tenant in paying 350 a month, or getting a mortgage for a house needing refurbished, refurbing it and renting it out then refinancing to pull money out and repeat? I am interested in Rent2Rent, as I don’t have a large amount of money to start buying houses. I had two rental flats and own my mum and dad's old house I got very cheap. Recently sold one of my flats and bought a house 30k below what the exact same house sold for. As it stands I now own two houses and one flat, I have alot of equity in both houses and I'm making £1080 gross rent from the house and flat I rent. Looking to do Airbnb in my new residential house as I don't it before and averaged £380 a month. My question is I want to buy a flat discounted in the right location to solely air bnb once I've finished renovating my new residential property. I would need to buy it under a limited company due to the higher tax bracket that I'm already slightly in now. Going beyond I don't plan on any more flats/houses for a few years unless there's complete bargains Is it wort having one property under a limited company and I have been told its difficult to move the ones I already have. Going beyond that I'm not sure what to do I want to slowly buy so I can put big deposits down and not need to worry about a crash in the market

Hi Shaf, could you discuss lending strategies in relation to BTL in future videos please? Traditional banks and building societies tend to have specific lending criteria’s (£25k minimum salary etc). This can be problematic if self-employed or in other areas of employment like a LTD company director where salary is dampened (to give certain tax benefits) then propped up with dividends. Thank you

Hi Shaf, what advice would you give to someone who has about 80k cash, wants to buy about 3/4 properties on a buy to let mortgage with about 20k deposit each. They will be rented as HMO’s to students, bringing in ideally £900pcm each. Currently not a homeowner, do I have to buy a first time buyer property first to “live in” before I’m allowed to get a buy to let mortgage under a limited company or can I just set up a limited company straight away and invest all the money into buy to let’s without owning a home under my name?

Tourism is on its knees , airlines are laying off , manufacturers are laying off , many are still furloughed . The effect of the economic slow down is not yet showing in property prices . Unemployment at record highs right now . Rebound will be faster than previous downturns . Oil just clinging to $35 purely as producers have reduced production. So when economy starts to recover oil prices will explode upwards , might even hit peak oil again once oil hits $160s then another 2008 starts .

Hi Shaf, thanks for all the content, I’m currently a first year law student at university. However for the last few years I’ve decided I want to be financially independent and have become disenchanted with the idea of being employed. I was lured into property investing by scamuel Leeds but luckily saw past him and started planning how to raise finance to start flipping properties and obtaining buy to let properties with the help of my uncles refurbishing business. My plan was to do my placement year in an estate agency with the hope of getting a career with them and spend my early twenty’s saving whilst learning about the property market and trying to create a portfolio of my own. However I’ve recently come to the daunting conclusion that I’m completely financially illiterate as I didn’t do accounting or economics for an A level and this has been a major oversight for me. Long story short I was considering changing course to accounting and finance and try to get a career in an estate agency without the help of a placement year. My question to you is is this worth doing, or do you think there is sufficient sources out there on how learn how to manage. your own cash flow and balance sheets etc. If you think there is could you possibly recommend any books/sources in this department? Any help would be greatly appreciated as my parents aren’t the most financially inclined people to ask for advice from. (Ps the reason I’m considering the swap is that Ill get more transferable skills from accounting if I’m not aiming to obtain a legal profession anymore)

Hey Shaf thanks for the great content! My question is, I see a lot of static homes listed for sale for around £15,000 - £30,000. They seem to rent out for good money at £500-£800+ per month even when they aren't in the best of conditions. So, it seems that they are renting out similar to what some properties would be charging at a fraction of the cost to actually buy. I know they may not appreciate like a house will but it still seems that you could buy one and rent it out and make good money for a long time before selling it. The only issue would be storage as you may have to pay to keep it on a plot unless you could put it on your own land and get water electric etc to it. But in any case, could this be a good place to start if you were looking to get into property?

#askshaflive Question: I have a corner Terrence with an outhouse. I requested planning permission to make it into livable accommodation, with architect drawings of a flat room replacing the pitch roof and a small conservatory at the front. The council declined all changes and said the flatroof would not suit the area and must keep the pitch roof. I accepted the change of purpose and allowed it to be livable area. I am now looking around the area to find another similar changes made/any other changes to tell the council there are other flatroof outhouses (so far there isnt). Is there anything I could do? pitch roof does not allow you to make best use of the space. I did ring the council and they said it adds volume and still declined. Would you recommend appealing? I understand it goes to a different decision maker upon appeal, maybe the would say yes? Thoughts? Thanks
