Thanks for the reply Shaf regarding the bridging finance. The reason I was told that I should use bridging rather than a mortgage, is because I am looking to flip the property, not rent it out. I was told that getting a mortgage and selling it 6-10 months later will not be liked by the lenders, and that I may even get blacklisted by the lenders.

Hi Shaf. I'll be moving to UK soon, and want to get into property investing asap. Would it be a mistake to buy a property with my newly created limited company, and rent it out to my wife and I? The idea is of course that we would move to a home better suited for us later on, and the first property will be rented out.

Hi Shaf, Really enjoying your videos, would welcome your thoughts on the below. I'm looking to purchase my first residential investment property (planning to renovate and sell, but could rent) and have approx £45k savings plus approx £40k equity in my main residence. I'd ideally like to use a limited company for the reasons previously outlined. I am considering: 1. Remortgaging my current property to "release" the equity into my hands 2. Take the comnbined savings and remortgage funds and loan this to a new off the shelf limited co. 3. Purchase the property in the limited co as a cash buyer (to potentially get the best deal) 4. Apply for an unencumbered mortgage on property in the limited company 5. Repay a portion of the DLA from the mortgage funds at 4. (amount equal to the additional borrowing on personal residence) 6. Remortgage my own property using the funds at 5. to bring back down my LTV % (e.g. in 6 months time - my mortgage lender doesnt charge for early repayments). Many thanks in advance, SH

Shaf you legend, can’t thank you enough! We’re two trusted friends, have £50k cash in total for a joint mortgage, looking to buy a 2 bed house in the next 6 months at around £380k in London, add value (rundown, desperate seller, can get planning permission for 2 more bedrooms), will live in until we get it done in a year or two, remortgage and go from there. Got friends in renovation business so that’s a jackpot. We both work full time and each make around £38k/year. 1. Does that sound crazy? 2. As a first property should we form a company and buy it on it or just personal joint mortgage? 3. start a business instead? (we both work full time so that means quitting our jobs). Any tips will be in stones for us. We're both tuned in next Thursday for this, big decision for us. Much appreciated!

Hi Shaf, I've inherited a property, a three bedroomed, terraced house that would be good for letting. I think it is worth about £355K but I haven't got it surveyed yet. There is some slight internal roof damage which needs to be done. But is it worth putting in a new bathroom, kitchen and also doing the garden and driveway areas? How do I estimate the maximum value of the property if everything was revamped and therefore how much I should spend on refurbishments? I would have to borrow money for any home improvements that I make.

Hi Shaf, Would be good to learn company structure, op-co & prop-co advantages, how to buy bankrupt property. My question, what do you think of buying leasehold flats/apartments I have only ever favoured freehold previously also I believe there is a strategy of buying short leasehold and extended the lease to sell for a profit? Awesome video's your just about keeping me from joining another course :-)

Hi Shaf, First of all, great video as always. Keep the good work, you are really doing a difference. Now time for questions: 1. Could you tell us a little more about your property company and operation company? How does it work? What are the benefits? Would it make sense to open a property company for residential let and then operating company to manage it (something like estate agency/managing company)? If so, would the operating company be VAT registered (e.g. to reclaim VAT from furniture purchase etc)? 2. It might sounds strange, but would it be possible to buy a property on a limited company using a BTL mortgage and then rent it from this company? I mean if it would be okay, if a director would be renting a property from the company s/he controls? 3. I know that you are mostly operating within the commercial property, but maybe you do know how does the mortgage companies make the valuation of the residential properties? What needs to be done to increase the property value? Also, any advise on how to assess the potential value of a residential property? I know that we can check other properties listen in the street or within the area, look at the historic sales etc, but maybe you can suggest anything else? PS: A separate video on a "bankruptcy properties" would be great. But could you please extend it to residential properties and maybe also the repossession properties? What happens with the properties that did not sold at auctions? Can we still buy them? If so, is it possible to get it even cheaper? Learning about the holding structure would be also fantastic. I have a question, I have 80k and dont know whether to go for a REIT or a Buy to let. also whether to go for the UK or Ireland. I currently live in Ireland but I am from the UK and I am planning to move to Portugal as soon as (fingers crossed) this whole covid thing has blown over. whilst I am a cash buyer, if I went down the BTL route then at some point in the future I would want to release that equity and reinvest therefore the UKs change in deducting mortgage interest would be bad for me (I think, maybe I am wrong, this is what many landlords are saying it seems). I understand it the Irish haven't take that step yet. Are REITs better? what kind of returns would I expect? we are a young family that inherited this money. We never really received any proper financial education and we are terrified that we will skew it up. so your advice is really welcome. btw I am not going to Portugal to retire, I am a scuba instructor.

Question about using Recruitment Firms - Hi Shaf. I run a care business and for last few years have struggled to grow. I’ve been contemplating bringing in someone who can do better than me to grow the company but noticed it would be expensive to hire someone of that caliber as their salary could be upwards of £40-£50k pa. Should I try and continue to grow at a slow scale or invest into finding an expert with experience of growing a care company? Secondly should I hire a recruiter to find this person and what happens if the person cannot deliver in scaling the company? Please could you take some time to answer this as I’ve been wrestling with this idea for sometime and I don’t have any other person in the know who I can discuss ideas with. Hi Dal S, I'm not Shaf but i have a suggestion. You can get a recruitment company to find you a Consultant 'a care company expert' you can hire them for a week, a month, six months or a year dependent on their performance.

Hi Shaf, the content on your channel is incredible...very valuable and inspiring. The video on company structure would be brilliant, also advice on the mechanism/method of making the initial capital investment into a newly founded limited company for the purpose of procuring the initial property asset(s). I.e if you have a cash lump sum, should you lend this money to the company? (and become a creditor to the company)

Hi Shaf, thanks for all your videos so far. On the topic of property investment - I read that in recent years property prices have only grown at rates similar to inflation. Does this mean that property is a poor method of investment aimed at appreciation? Also on a separate point entirely - what is your opinion on Bitcoin? If not as functional money then as an asset/ investment? Thanks

Shaf, loving the openness and straightforward responses in this video, great knowledge sharing platform. Can you explain in more detail the holding company model please. Firstly, you already owned residential property in your own name, mortgaged with tier 1 lenders? Were these multi million pound property with a big rental income or just a couple of flats? I.e. does it matter if your rental income is 5k or 50k per year? Sounds expensive running 2 ltd companies. How did you transfer the personal property to the holding company? I am assuming there were costs, taxes paid for doing all of this? Did you sell these to the holding co, capital gains etc? Then the setting up of the op co? This sounds straightforward just open a company i.e. Shaf Estates basically your own estates agent managing the holding co properties? Secondly, if you were starting from scratch, open a new holding limited co, and then an Op Co will a lender borrow anyone money for this strategy?

Another lovely video Shaf :). Ive not asked anything for 2 weeks now but was thinking do you agree with a lot of wealth can be generated in this recession if we wait and invest at the right time? Im guessing either buying one big deal residential property or a few bmv terraces and sell them in say 5 years time when they appreciate? Samuel Leeds would say buy cheap ones, add value and refinance and do that a few times which is then buying more houses with no money deal is that more risky as you are fully leveraged and have minimal equity? Out of these strategies which would you prefer if you were starting off with £50,000?

Yea, does it really work. I mean purchasing a property below the market value, adding a value and taking a remortgage on it? Assuming, that it is all done via LTD company, with an aim to rent it out (considering it more as a additional job then retirement) and proper due diligence was carried out prior to purchase?

Hi shaf, wanted to ask about the relationship between rental demand and the demand to purchase/buy property in any given area. Are there areas where you'd do a capital project (i.e. buying to add value via refurb to then sell) where the rental demand is mediocre compared to other areas, but the chance of selling is higher? To me it seems like a capital project in an area with high rental demand is the safer option, as if I can't sell for whatever reason I'd refinance and rent it out for some positive and try and sell a few years down the line. However, are there areas that are not so good for rental demand where you'd justify doing a capital project anyway? Thanks Sensai, keep the videos coming!

Great Videos Shaf. Very informative. What's you opinion on the Govt's Bounce Bank Loans? For instance can I use the loan to do a loft comversion on a property I already own in North London and change it from two bed, one bath, into a three bed two bath apartment? Cost would be approx 40k

Property that is run down , farm houses , conversions . Low cost housing will always be in demand . Property driven by postcode prices probably loose the most . Any knock in prop prices should rebound quickly , is very different from 2007 onwards ..?

Hi Shaf 5th time lucky 🤞😂 My brother and I own 2 properties bought 12/15 years ago on a very low interest only mortgages this was before the crash! The properties are now only worth what we paid for them but we have only paid off the interest . Should we leave it as it is for next 10 yrs at no cost or profit to us each month and hope they go up in value for next 10 yrs or remortgage and starting repaying ? Also seeing this video about Limited company should we look into this or is to late for these houses and leave that for future investments ? Thank Shaf

On the point about Limited Company vs personal name. I work with a well respected Accountant who has landlord clients with various portfolio sizes up to 100+ properties. He advises if you will only have 3 or less properties put them in your own name. If you will have 4 or more put them in a Limited Company. The reason is because there are higher mortgage costs, accountancy costs etc and it is more difficult to get access to your money. The bigger your portfolio, the more cost effective it becomes (economy of scale). Also, with your personal name there can be capital gains and income tax benefits. There is no one rule for everyone.

Hi Shaf, I'm going to inherit a house soon where my elderly mother is the tenant on pension credits. Would I be better putting it in my own name as a standard rate tax payer, an LLP, or a LTD company? Once she has passed away, I would sell it as it is a fair distance away from where I live.

Hi Shaf, I asked this on a previous video and there was supposed to be an answer in this video but the question wasnt answered, the question was "when looking at buy to let mortgages what type of agreement is the best, interest only or repayment mortgage? Could you outline the different and the pro's and con's? Thanks, keep up the great video's." Could you do a video on the best types of funding for investing in property that outlines the pro's and cons of them e.g, Interest only Vs Repayment.

Hey Shaf, would really appreciate an answer to this question as it's something I've been wondering for a while. I have noticed a lot of static caravans for sale for anywhere between £15,000 to £30,000 and I know people who live in this paying rents of £500-£800 per month. So, my question is with these being so cheap in comparison to buying a house and still renting out for a lot of money per month if you had somewhere to put it would you consider this a good investment. I appreciate that they may not go up in value like a house would but they still seem like a great idea to me. Would love to hear your opinion on this cheers :)

Best property videos on KZbin by a mile!👌 ASK SHAF QUESTION - I want to invest in my 1st residential buy to let, however I live in an area where house prices are high so rental yields are low (2-3%). You have mentioned it is generally better to stick to areas you know, but I am seeking higher yields than I can realistically achieve in my area and think lower cost properties in other areas could be the way to go, especially as it's my first investment property. What would your suggestion be for me and others who live in areas with high house prices, who want to build high yielding residential portfolios? Thanks!

Look for a run down house buy do it up rent it out and refinance after 2 years that’s what we do and it works perfectly we are now buying properties with out using our money but the equity we pull out of other houses

Reza Motin If you remortgage that means the amount you pay the bank goes up and the more properties you have the more money you NEED to pay the bank per month. With the world as it currently is there’s no guarantee that the tenant can pay the rent. Do your research and for goodness sake don’t listen to charlatans who just see that you have money they can take off you. Research on the internet don’t deal with any property gurus. You’re a pound sign to them nothing else remember that.

Hi Shaf, great video. Thing about buying BTL property in a ltd co is the access to mortgages. From what I have seen there's less products available and the rates tend to be a bit higher. Do you know any good brokers?

Get the best paid job you can one where you can learn related skills. Say estate agent or selling. Spend the 3-4 years in self education. Pay for good property related books and videos. This education will be invaluable. MUST read Rich Dad Poor Dad. Save every penny you can. Buy your first BTL property as soon as enough deposit saved and then buy more as equity in your first property increases. Forget the nonsense of No Money Down fantasies and other near impossible or extremely difficult to execute property investment methods.

My apprenticeship was wimpey homes then to tarmac who then sent me doing civil , shuttering , bridges etc .Then more civils ended up with all kinds of licence and class 1 hgv , building carriageway and chambers , nrswa card Then Redrow , Jones was finishing houses for handover , expensive ones ,, then poached moved into fitted furniture in Cheshire ,cabinet making , Victorian inframe , mantels , displays ,& spray painting , installations and tiling , included bathrooms as my experience grew , wet rooms bespoke one offs . Expensive 8ft tall bespoke garden water features , bespoke cobblestone driveways , snagged a 200k extension 48yrs old this year , my mortgage almost paid , is something I know inside out , Red tape & civil servants eww shudders property game involves dealing with a lot of idiots . Bank once offered me 60% to set up a bespoke handmade kitchen company , not kind of stuff from bnq . Glad I didnt borrow the economy crashed twice since . Very interesting listen

I’m not new to business but I’m new to the tech industry and I’m trying to price a service but I’m not sure how much workload it will require, how would you price a service would you rather do a low price and then adapt slowly or start charging a mid range/premium price from the beginning thanks:)

AND - a suggestion for you - with your first breath - ask people to "Like" your video. A political commentator whose channel I subscribe to does that and gets loads of likes. I like your videos, so I usually "Like" your videos but if I don't watch a particular video to the very end, I sometimes forget to "Like" that video. Hi Shaf - thanks for the good video. For the issue raised by the person at 9:08 - I am not an accountant or a tax expert, but I wonder whether it may (potentially, depending on the circumstances) be a good idea for the property to be held in the person’s own name to begin with, while he lives there (before later renting it out). Selling to the company later, perhaps immediately prior to renting it out, would presumably admittedly trigger a 2nd payment of stamp duty (this time by the company as purchaser). But if the person lived there while it is in his own company’s name from the outset, I wonder whether the person would have to pay market value rent to the company, and the company would presumably have to pay Corporation Tax on that rent. I wonder would it be classed as an “illegal dividend” of some kind for the company’s shareholder to live in his company’s property without paying market value rent. If initially bought in the person’s own name, presumably at least there would be no CGT upon any later sale from the person to the company as it would have been the person’s Principal Private Residence. Presumably sale into the company would need to be at market value (eg so as not to artificially inflate the company’s chargeable gain base for any later on-sale) and as I say would presumably incur a 2nd SDLT payment. Whether company is a good idea for renting at all, may depend on the person’s salary level (basic rate or higher rate), whether the person would be seeking to extract profit from the company (by salary, dividend or otherwise, itself attracting tax) and whether or not there would be a mortgage (with the pain of section 24 applying to individuals but thankfully not to companies). I obviously don’t know all the details as I am not a tax professional but it’s an interesting question and there’s quite a bit to consider. Question for a future vid, you were due to attend a baker street property meet with Ranjan Bhattacharya and Simon Zutshi, where they spent a lot of time dis-associating themselves from Samuel Leeds, and your replacement on the panel stood for a body attempting to bring some level of accreditation, oversight and or professionalism to property training" - were you really sick, or did you avoid to avoid associating with people that charge for mentoring / mastermind programs which you have stolen negatively towards ? Interested to hear your views on the content of that meet if you've reviewed it on Ranjan's KZbin channel.
