When I saw the length of the video and realized that it was going to be "Brother Josh" at his pulpit, I honestly groaned. I stuck with it, and it became so much easier as we went along, because you were making so much sense. If more people, myself included, were to follow your guidelines, what a wonderful existence we would all enjoy.😀 Thank you, Josh. Moral of the story. Pay your bills ! And don’t get mad when you stop making payments , and you signed PAPERWORK !!! 😁😁😁😁 maybe some repo men own the shed. 95% of the time I think , the repo man is just doing his JOB. THATS MY ☝️ CENT !!

I've bought 3 sheds using rent to buy and I've had nothing but great experiences every time, but then, I pay my bills on time and I don't buy what I can't pay for. I find it easier than coming up with a big chunk of money at once. I never really thought about shed repoing until I found your channel. My contract states that I can't make any changes to my sheds until it is owned outright by me, I think most contacts state that. Interesting business. I enjoy watching your videos.

So we recently did this. There's rental contracts where there's minimal or no interest if it's paid off within a year. We "Rented" and paid it off in full in 11 months and we paid list price. After 12 months it would have been the full rental contract. Just be aware this is like the 90 days same as cash gimmicks.

And folks should also know that when you are making the "rental" payments on a Rent-to-Own contract...your payment is split two ways. Approximately 60% goes to paying off the original full cash price of the building, and 40% goes to the "rent" portion. So as an example, if the building you want is priced at $12,000. cash and carry, and you decide to sign a rent-to-own contract [in theory for 1-year] your payments would be [in this hypothetical example] $1,000. a month. BUT... because you are renting the building while you are purchasing it, only 60% (or $600) of your payment amount would go to paying down the full cash price of $12,000. So after 12-payments you will have only paid $7,200 toward the full cash and carry price of $12,000. meaning you still owe $4,800 before you can call the building your own. AND so you need to keep paying your $1,000 monthly payments for another 5-months. But wait... since only 60% of your payments go towards the full cash price... you will need to make another 8 payments in order to pay off the building. So in the end you will have paid $20,000 for the building in this hypothetical example. In reality some of these rent-to-own contracts go on for 3 to 5 years. The longer the contract, the lower the payment... BUT the more you actually pay for the building. In an example where the contract is for 5-years... you could easily pay more than twice what the cash and carry price was originally. Now, for some folks, the lower payment is a necessity, but just know that although a lower payment is nice, it actually costs more in the end. It's really no different than a mortgage on a house. Most folks take out a mortgage for 30-years. After 30-years you will have paid for the original house price about three times over (depending on the interest rate). In other words, a $100,000 house will end up costing you $300,000. The theory on the house example is... after 30-years you might be able to sell the house for $400,000. Can you sell a shed for 4-times what it cost you after you pay it off??? Again, for some (maybe many) payments are the only way they can have now, and pay later over time. Just know what's you're getting into when you contract for one of these sheds. I suspect that's why there are so many "repo's". AND... that's why the payments are so high, because there are so many repo's.

The increasing cost of housing is related to this. Not every area is affected but many are, and people looking for places to live that they can afford are looking at smaller and smaller housing and the side effect is needing a secondary place to store the stuff that won't fit in their living space. I know for me, I'm in an 800sq ft apt but I also have a full storage unit that costs every month. It could have been a shed if I lived in another area.

Josh, do have to carry “repo credentials” to show renters you are working for the repo company? Also, should anyone doing repos use a camera to record? Seems wise to do so. Great video!

God can save you from a bullet yes. But God also gave all of us big brains and the ability to learn how to save ourselves, and one way you do that is by staying out of problems only God can solve. It's your duty, having been given all that we have by God, to do your best with it. Not be a lazy dummy doing dangerous stuff without a care and wondering when it bite you.
