You won't believe what we found in my friends abandoned Japanese house!
I couldn't believe my eyes when I opened the front door and there was a man sitting in the house!
We later on informed my friend about the situation, what would you do in his situation?

From an architect's perspective, based on the footage, that structure isn't salvageable, mainly due to the fact that it's a wooden structure and part of it has been without a roof for some time. I personally think leaving it like that is a big danger to those squatters, the public, and particularly the neighbors as it could fall down or catch fire at any time. Owners of properties in dense urban neighborhoods should have a responsibility to minimize any risk or injury resulting from their property so I think your friend should address this as soon as he can.

Demolition is expensive. Assessed value x 1.4%....Tax rate on non primary residence... rate on old building... rate on earthquake retrofitted.... etc, etc, etc....

Yeah there is no saving that house. Might have been a nice historical preservation house if it was taken care of but it just needs to be torn down.

Anton, you say "they are renting the land"...who's renting the land? Your friend Takaku? Who is paying the property tax to the government? How much is it? Who is paying for the electricity that you said has never been turned off? The situation seems very strange. I can't understand how the municipality or the neighbours are complacent about unsafe, dilapidated buildings.

Takaku is renting the land! I don’t know who the owner of the land is. Who pays for the electricity is a complete mystery and I agree. All of this is very strange and completely unsafe. Imagine having a building like this in Brooklyn, New York.. this is one of Japans 10Million Akiyas, and the number is growing.

Japan should really work on some legislation to fund the demolition of decrepit buildings like this, perhaps some sort of financial amnesty for the owners, paying for the demolition and waiving the garbage fees if they turn over the land to the municipality. In an incredibly crowded city that’s one of the truly great urban destinations in the world, a new house or building on these lots could be a financial windfall for the city and provide affordable housing, either for young couples or anyone in need. Is there some legal or cultural reason why this doesn’t happen?

It is very difficult to locate the owners of such land. For example, if they are in a nursing home, only one family member may know where they are, or they may already be dead and the house was forgotten. Plus, programs to assist demolition costs are being carried out by the local government, but honestly, the number of actual demolitions outweighs the budget provision by the local government, and since much of the japanese government budget is spent on other issues, it is a low priority, sadly. In addition, land and housing are overstocked, Japanese in the 80-00 built too much new houses, so the economic benefits generated by solving this plobremare small(the majority of Akiya are in the countryside, and most of these Akiya in cities are concentrated in certain inconvenient areas). Though, like many problems in Japan, like improved working environment(e.g. 働き方改革) and increased defense budgets after 2014, I think these kind of problems will be solved at some point all at once, when everybody stated to think "this is the timing".

The land is probably worth more with the building torn down than with it left in that state. Sad that it's been left to deteriorate like that :(

Japanese real estate most of the value is the land. High cost of demolishing. Holding cost higher once a vacant lot. Tokyo Government has made some revision(s) to property tax (-0.1%ish) to motivate "akiya" property owners .

This is shock! Opening the door and being greeted by squatters is even more terrifying than in a bad thriller movie. There are so many abandoned houses in Japan now that it makes me wonder if the law is functioning in terms of public safety.

Maybe the value is in its location? Like how close is it to attractions or a train station? That kind of thing. Maybe the framework is still… mostly good? Good bones? 🤷🏻‍♂️

Yeah, like others are saying I'd save the roof tiles and dispose of the rest, as expensive as that would be.

Be thankful he didn't die in there during summer. In winter bodies slowly mummify. Happens alot more than Government likes to admit. If a death occurs on property, Government has changed disclosure law to purchaser or next tenant... But you can be sure superstitious neighbors will let them know.

Maybe do a “California remodel” where you leave just enough standing to call it a remodel, but in reality it is mostly new construction.

Not sure if it's possible, but how about tearing down the house and make it into parking lots, which can be rented out to neighbors etc?

Looks pretty far gone. Getting the squatter out will be the hardest part! They usually aren’t too happy being told to leave, so they don’t!

ANTON, SOMETHING CERTAINLY IS NOT RIGHT ABOUT THAT GAMBLER LIVING IN YOUR FRIEND'S HOME. YOU DID GO TO THE CORRECT ADDRESS? MY MOTHER DID SAY THERE WERE WAS A HUGE POPULUS OF HOMELESS PERSONS IN JAPAN AND THEY PREFERRED TO BE HOMELESS BECAUSE THEY DO NOT WANT TO FOLLOW THE RULES OF WHAT THE GOVERNMENT WANTS THEM TO DO. THEY WANT THEIR FREEDOM TO DO WHAT THEY WANT TO DO AND NOT HAVE TO BE IN A PLACE AT A CERTAIN TIME AND DO WHAT IS REQUIRED OF THEM TO RECEIVE BENEFITS. SO, THIS MAN COULD BE HOMELESS AND DOING WHAT HE WANTS WITHOUT HAVING TO FOLLOW RULES TO GET WHAT HE WANTS... MORE OR LESS. HE WAS FOUND OUT AFTER MANY YEARS OF NOT PAYING RENT AND LIVING FOR FREE. I DON'T UNDERSTAND WHO IS PAYING THE ELECTRIC BILL. IS HE SCAMMING IT FROM SOMEONE, NEIGHBOR, FOR FREE? WHERE IS HE BATHING? HE'S GETTING MONEY FROM GOVERNMENT SUBSIDIES AND GAMBLING IT AWAY BEING HOMELESS. I DON'T THINK HE'S FIBBING ABOUT THE GAMBLING, BUT HE IS ABOUT THIS BEING HIS RESIDENCE. ONE TINY EARTHQUAKE COULD CAUSE A WHOLE WALL OF OLD HOMES TO COME DOWN IN A HEAP BURYING THE CROWD BELOW OR ANY OCCUPANTS, INCLUDING THIS MAN AND HIS "FRIENDS," IN THE RUBBLE, PLUS THE ANCIENT BEAUTIES LINING THE WALLS UPSTAIRS, LOL. I'M LAUGHING NOW, BUT IT'S A SERIOUS THREAT. I SURVIVED A HORRENDOUS TYPHOON, A 7.1 EARTHQUAKE WHERE SEVERAL PEOPLE PERISHED AND SEVERAL SMALLER EARTHQUAKES AND WATCHED TORNADOES BLOW SURROUNDING HOMES TO PIECES. YOUR FRIEND MAY NEED A LAND ENGINEER OR LAND SURVEYOR TO GIVE HIM THE TRUTH ABOUT THE SURVIVAL OF THE HOME. IT'S IN A GREAT AREA. I'VE BEEN THERE AND THERE IS SO MUCH GOING ON, BUT IF THERE'S NO LAND, WHAT ARE YOU GOING TO KEEP THE HOME SECURE UPON? AIR? JUST MY OPINION. AND ALWAYS HAVE YOUR HOME BUILT ABOVE WATER. OR AWAY FROM WATER. NO WATER RETAINING IN THE BASEMENT OR MAIN FLOOR EVER. THAT'S A DISASTER WAITING TO HAPPEN. ALWAYS THE HOME WAY ABOVE WATER LEVELS AND MAKE SURE WATER ROLLS AWAY FROM THE HOME. IT'S THE LAND THAT THE HOME WAS BUILT ON, A HOME WASN'T MEANT TO BUILT ON IT.
