Don't be a stupid husband. Your friends don't live with your decisions, your wife lives with your decision. Your decision affects your wife and your children, not your friends children or their wives. Listen to your wife. Whether good or bad, she will be there.

@@blackspiderman1887I don't think the logic is totally wrong either, friends don't have to be responsible for your life so they can throw in whatever idea they want without thoroughly thinking it through, where as spouse has to think the risks and impacts the idea can have on their life, sometimes the risk works out and they strike gold, sometimes the risk is too high and they can be in a big mess.

Why would your friends’ advice hold as much weight as your wife’s? I’d be annoyed if I were her because a wife should have more say than his friends. This decision will impact her, not his friends.

Not true! Everything about making money doesn’t have to involve the wife or husband and what friends discuss and come up with may be a field the wife is not knowledgeable in and may not understand how it works! So talking to friends would benefit him more in that case

His I-Bonds are a hedge against inflation. The I-Bond pays an interest rate that goes up when the US inflation index goes up to match. They pay pretty well right now

TIPS are also an inflation hedge. While their coupon rate is constant the principal adjusts with inflation so their coupon amount goes up as does the amount due at maturity.

Dave seems to have forgotten that TIPS aren't conventional bonds. Treasury Inflation-Protected Securities, or TIPS, provide protection against inflation. The principal of a TIPS increases with inflation and decreases with deflation, as measured by the Consumer Price Index. When a TIPS matures, you are paid the adjusted principal or original principal, whichever is greater. TIPS pay interest twice a year, at a fixed rate. The rate is applied to the adjusted principal; so, like the principal, interest payments rise with inflation and fall with deflation.

The guys wife knows more about investments than Dave does. This just proves yet again Dave gives horrible investment advice outside of Real Estate. Although the guys friends are even dumber. Yay lets buy real estate which is way over valued, even more than in 2007. By cashing out an account that is graunteed to keep your moneys worth in high inflation. If anything the oppiste is what you should be doing. Sell all your rentals and use the money to buy TIPS. You are going to lose way more value in keeping rentals, than what you will have to pay in capital gains.

The only rental property I would want is a parking lot in a location where it does not snow. My friend recently retired , again. His son bought an emply fenced lot to rent as RV and equipment storage. The idea was that renting the site would give dad something to do. The first customer said they would take the entire property with a multi year lease. No job for dad.

I keep saying that RV rental storage property is a good buy. We are paying a huge amount of money for RV storage in a gated fenced security place. No competition around.

The caller is in good financial standing & his retirement nest egg is making more than he's taking out, so he doesn't need to do anything. I'd go with his wife's take of not having to deal with all the hassle that comes with getting into a new venture. Once I retire I want to focus on stuff I like & want to do, rather than worrying about investment growth & all the other drama associated with that.

Ramsey doesn’t understand TIPS… However, if inflation rises, the principal on the TIPS will increase, allowing for the coupon payments to rise…

The problem with rental properties is that when people think about having one.all they think of is $$$ coming in every month and your going Yippy Yippy. My house, which isn't a dump had a collapsed sewer pip. 5000 out the door there went your profits.

I own a duplex and never had a "midnight call." The only one close to it was the washer breaking and I simply called someone else to fix it. Anyone can place a phone call properly delegate tasks. This isn't rocket science.

I've read every comment and not one person has called out the fact that realestate isn't necessarily an inflation hedge when talking about inflation in terms if CPI. It means tightening money supply and raising interest rates. So these factors push down the value of assets purchased with debt. Dave is wrong, his friends are wrong. Wife is right on this one!

I’m not sure if I’ve seen anyone mention, but TIPS are treasuries that are specifically designed to change with the rate of long term inflation, as the principal will adjust based on inflation rate and the interest is paid on the adjusted principal. Between TIPS and I-bonds this guy already owns conservative inflation hedges.

I bonds are inflation adjusted. Regular bonds such as municipal bonds will be absolutely murdered in an inflationary environment and rising interest.

The TIPS are exactly inflation rate but that means you aren’t beating inflation. So they’re fine to keep pace but if you want growth you have to buy companies

Hated being a landlord. My dad left us rentals which were promptly sold. No rental hassles. They were dad’s thing, not mine. Freedom in retirement.

Unless you have a prenup, your wife owns 1/2 of the $800k and clearly her opinion should out way your friends' opinion. It's bad enough your wife has the ability to tell you the toilet isn't working and now it's your problem. Do you really want to give other people the same ability by renting to them? You might want to consider investing in REIT and hold it within your IRA. With this idea you are diversifying into real estate without the tenant phone calls and not triggering taxes by withdrawing funds out of the IRA.
