When (and where) that house was built it wasn't customary to heat or cool entire rooms artificially. Winter, throw on more clothes and basically live in the kotatsu. In Summer, open up all the windows and doors and just suck it up. Modern houses are, well, more modern. Generally houses like that wouldn't be expected to last 30 years, let alone 60!

Should see some houses in Hokkaido where it gets extremely cold...I don't get it. At almost all the places I have lived in Tokyo, in the mornings in winter, it'll be warmer outside than inside. They really do, esp being a nation w/ little to no natural gas and oil.

Should always look at IRR (internal rate of return) be it Nihonjin or foreign investor and average rent for comparables per square meter (living space) and multiply that by the floor space of what you're buying. Always make sure the land if shoyuuken 所有権 (freehold) not shakuchiklen 借地権 (leasehold). Do you understand why that last part might be important?

I would definitely bid for this ugliest house in such a good neighborhood!!! Excellent find. It is 飛び地 物件, which caps the exit demand. Question: are you going to bring an architect and spend an extra bit of money to make it look good, or go for the highest yield? If the neighborhood goes up in value, it might be worth spending a bit more. Great daddy!! Your daughter will look back at this video very fondly in a few years. We bought our first building in 練馬区桜台 a few months from our daughter's birth.

There are some Y-tubers that have videos about that, inc one called Black in Japan. I'm not, but know some black folks there and they love it. Used to have a black colleague at a real estate brokerage in Tokyo and I left before he did, but the owner, who's blackanese, made some bad investments and had to close it down so my colleague ended up back in the U.S.

Very interested in obtaining properties. My wife and I lived in the Kamakura area for almost 10 years. We left Japan due to business (Gov't orders) and moved to Guam. We will return to Japan in August 2024. Hope to stay there and buy properties to rent to the Navy base close by or to the local population. Looking forward to returning. My children go to Japanese schools, which my wife an I prefer. My wife is Thai and I'm American and will be working on the Yokosuka base.

Fixer house its good. My brother in -law Mikio he bought a house there in Japan and he hired somebody to fix it, he sold it afterwards. During that time my mother was with them from Caloocan Metro Manila, he gives money litle bit to my mother for what he earn from the house. My sister needs a help she got c section for the second child thats why my morher was with them and my mother said they did alot of walking with sister and her kids. It was back in the 90's.

Please make a video on what "non rebuildable" means, like what you can and can't do legally. Can you renovate it if you keep the structural beams? What if one of the beams is water or termite damaged? What can and cant be replaced? What can you do with the property if the structure falls during an earthquake? thanks for reading.

looks like a 10 % return on this Akiya :) After rennovation and purchase price plus admin costs = 12 million yen total costs / 1.2M annual rent - management fees, rates taxes etc = 8% return Exit strategy looks to be limited due to no Access to property and no rebuilding allowed, so may only get the 12M back in a future resale GL Remember Akiyas are cheap for a reason
