My theory is that all these alphas and trailers were nightmares Nicky would have as he grew up. Eventually he got tired of it and decided to take his fear(literally his own manifestation of fear)head on. Most of the time his fear would take the form of Mr. Peterson/the neighbor.

Those are pretty good theories, I think the alphas, especially the pre alpha, took place in the early 60s, I don't think the "pre alpha man" (the player in the pre alpha) and Nicky are the same person, even in his dreams, because I think the first act, takes place around 1990, but that's just my theory 😅
