Some very minor cosmetics and ditch all that carpet, expand those oak floors throughout upstairs and that is quite an expansive palace. That tanning bed would be more than an appearance boost for me, that is relief. Oh, and a metal roof somewhere down the line. Why delete the pool though unless it was an above ground?

The weather we have in Maine doesn't really warrant a pool and the upkeep and cost unless you are in the southern most tip. The weather is alot cooler the closer you get to Canada, and jmo, but I'd be just as happy jumping in the lake than having a pool that would barely get used but a few times a year.
