The inhabitants of my village are wonderful. A few weeks ago a farmer lost everythibg in a fire. People have been giving donations and last week had huge fundraiser and everyone participated. They were overcome and so grateful. Xx

Malaga is becoming a very profitable place right now. Loads of houses being bought, rent is skyrocketing , and tons of new businesses are sprouting up everywhere. I honestly would never live in Madrid again now that I know just how great the quality of life is here. Además, the Malagueños are among the friendliest people in todo de España.

Stu, you are right that renting is getting hard, especially long term but as a landlord, for long-term rental outside of Spain I checked if I could do it in Spain, as I live here, but the rules the government has put in place to protect tenants makes it almost prohibitive. That would have to change. Kicking out short-term landlords by itself is not going to solve the issue.

VAT on property bought in Majorca is between 8 and 10 percent of the purchase price. On top of that is the IPT a stamp duty of 1.5 percent. Then there is a Capital Gains tax of between 19 and 23 percent when a property is sold. There is also a local property tax for services and the Balearics a wealth tax. Taxes on rental income are either 19 or 23 percent dependent upon whether you are an EU resident or not. You also pay this tax even if the property has empty periods. And finally there is a variable inheritance tax when the property goes into probate. So essentially, the local Balearic government is ADDICTED to property taxes and probably couldn't provide services without them. Local residents would have to pay a lot more tax to compensate for the loss of tax from non-resident property owners, which tend to be the more expensive and higher tax revenue owners.

Hi Stu, Yesterday you were saying that people in London cannot buy a second home in Brighton. I have lived in the UK all my life, and I have never heard of that In the UK anyone (Even Australians) can buy any property that is for sale. The only possible exception are some properties that are for older people, known as sheltered accommodation, although even then the old person buys a lease, not the property

Totally agree with the comment on graffiti. Travelled in quite a chunk of Spain in 2017. Visited beautiful cities...horribly marred by graffiti. Such a shame.

Grafitti is rife throughout the cities of the Mediterranean. Which is strange because in northern European cities it is has largely gone out of fashion. Grafitti removal is a good business to be in. It's not particularly difficult with modern chemicals and a power hose wash.

It seems to me that anybody who could afford to buy a second home in the Balearics is probably retired, and therefore MORE likely to spend winters there in order to escape the cold of where they live permanently. It's what I see in Andalusia, and most of the housing here is a give-away compared to the Balearics. They are called 'Snow Geese' for a reason.

Hi Stuart just a suggestion for a future podcast - you may already be aware but with effect from this November, visitors to Spain or other Schengen countries will need to have an ' ETIAS' visa waiver. Apparently you can do this on line and it will cost €7 per person and last for 3 years.

A tax on food ? That's an outrage. A tax on grocery food is generally considered regressive anywhere, but certainly here in the US. Shame on the government that levies such a tax. It's another story for restaurant food.

I stand by my statement. The great majority of the US population is not subject to tax on groceries. The most populous States ( California, New York, Florida, Texas) do not tax groceries. Thirty-seven States and D.C don't have a grocery tax. One of the 13 States you refer to has a 0.125% tax. If you live in one of the other 12 States, maybe their residents should lobby to eliminate the tax. It's regressive.

Just FYI, it is gonna be down to 3 degrees this week at night in the Peniche area. Horrible winter, property here is not built for these temps. Would not recommend all year on the Atlantic Coast, stick to the Algarve.

Very exclusive gated communities where people with very high economic power live are very common in the UK, USA, Australia, France, Germany, etc. It is not only a Spanish phenomenon as this video seems to indicate. Spain is mostly a middle class country. In these exclusive areas live a very small percentage of the population, businessmen, politicians, top executives with high salaries, elite footballers, etc., as in other cities in the world, not "the other half of the city". By the way, the area where Stuart lives is upper middle class. It is not an exclusive area, but it is not working class either.

Good one Stu! The magnetism of Malaga and Costa del Sol is crazy. The prices are rising ridiculously - you can basicallt get a 3 bdrm apt in Alicante for the price of a very small studio in Costa del Sol and most months the apartmens will be empty. After two years in Carihuela (Torremolinos) I'm absolutely moving up the coast 🥳

Spain is one of the countries (Italy, France, Portugal, somewhere in the Caribbean, and Ecuador-wife was born & raised there-round out the other possibilities) my wife and I have considered moving to once she retires from her US govt job (I retired from the U.S. military in 2014). We prefer locations with mild winters, but don’t want to live around a bunch of other expats or anyplace too touristic. We both s-eat Spanish fluently (and can converse in French and Italian).

Try the Tarragona/Barcelona province, mild weather and hundreds of beach kms all over the place, rich nature and AMAZING gastronomy with the most michelin restaurants in Spain. International airport less than 1 hour away, full entertainment and great infrastructure. Trains to Paris and North of Italy, connected to all of Spain, and 20 minutes flights to Ibiza for a dime. I'm living in Germany, and planning already the return to my hometown (Tarragona) as soon as I can with my German fiance.

Regarding tourism. In my opinion the mix of cultures, be it from tourists or residents or semi resident, is a big plus. Of course there are some places like in Palma de Mallorca or Benidorm where catering to Germans and Britts get a bit out of hand. But elsewhere there is no problem at all.

You can live in a country without buying property there. I believe Denmark has a law that only Danish nationals can buy property in Denmark, and it is an EU country.

I wonder how FEDEA gets to that number. But in general, poorer people spend less at the supermarket than rich families, so if the IVA savings are based on a percentage, of course rich people will save more because they spend more. Did Pedrito not realise this would happen??? Governments always make horrible charities because the intentions are good, but never follow through, and the rich and connected always benefit.
