Don’t knock the non sexy properties. Last year I bought a 14 unit for $300,000. Put $200,000 into it. I net $5,000 per month. I’ve got about 150 tenants as of right now. In my market im scooping up tons of properties that are right in the path of progress

Well for example, if we go to a restaurant or bar, while we’re there we’re going to reach out to whoever books their live music. If we’re going to Mexico we’re going to check out some real estate or scope out the landscape and tree scene and see if there are business opportunities. I think he’s basically saying if you’re going to get on a plane then kill at least two birds; mix business with pleasure save the receipts write off at least part of your trip.

the absolute most important part of this video, the negotiation for the purchase, was fast-forwarded. why? i understand there may be some proprietary information being exchanged, so in those situations, cut the sound, but please don't make us miss the entire negotiation of a deal like this with a sales master like grant. that 1 phone call could have taught me more then this entire video!

They have these Tennis Courts, Gyms, AC meeting halls, Club houses, Swimming pools, Kids Playground areas, Gardens and like 1000 units + ALL in one Complex....US Buildings compare nothing. 12-13 minutes John talking about investing terms. If you invest with Cardone, you receive preferred stock in the property that’s pays 6%. Anything after that you retain 65%, probably split proportionately amongst other investors to ownership amounts. This is significantly lower than I would have thought. 6 percent returns are relatively low compared to other investment opportunities in the market. No wonder Cardone promotes acquiring capital through investors not banks, though. Commercial loan terms through a bank are probably 5-8 percent.

@grant cardone Adding $165/month to each unit will only increase your gross by $734,580. I know the market there was averaging around 8% vacancy rate last I looked. I'm going to assume that in order to increase rents, you will also be changing up the management and that may increase operating costs slightly. Based on what you said, this property is probably doing about $3.1m/year NOI with a 5.5% cap ask. Expense ratio is about 40%. Gross revenue around $5.2m. $5.6ish million before vacancy allowances. Around $1,265/unit per month asking. I'd guess a mix of 1/1 and 2/2 are the majority of the units at that price range since 1br units were around $1300/unit in 2017. You are projecting rent at $1425/unit on average per month. That's a gross income potential of $6.3m Knock off 8% for vacancy, $5.8m gross. Knock off around 40% for operating costs. Grand total is roughly $3.48M NOI. $380,000 NOI increase at 5.5% cap rate is $6.9 million. Total Property Cost after renovation: $60 million Valuation of property after rent increases @ 5.5% cap: $63 million. Internal Cap: 5.8% Debt: Approx $30m (conservative ltv) @ 3.75% Interest only: $1.125m FCF: $2.3m ROC: 7.85% How close am I?

@Lawrence L. I mean I don't have the numbers in front of me, but that seems to be what he's working with. Also remember that a big chunk of the returns on these properties is the appreciation made from renovating and holding until management has successfully replaced the rent rolls to reflect the higher asking prices and using the cap rate as a multiplier on that result. All in a 1-2 year hold on this property will return around ~$6-8 million before fees. Since grant makes his money mostly from acquiring and then selling these properties and pocketing over 1% on each side, and also charging a fee on the gross rent generated (for management of the managing company) he personally makes around/over $1.5m on this deal in his pocket with no risk on his part and his investors make around $5-7 million on $30 million in a year, so around 15%. If grant is engineering it to make exactly 15% for his investors, it will be 15% and anything above that will be in his pocket or at least a large portion of anything above 15% will be. It's a great gig if you can get people to fall for it.

Grant's team - On your Cardone Capital site you focus on tertiary markets and value-add properties and Grant always talks about having at least a 10-12% cash on cash return. I live the the Sacramento area in CA and even though prices are not as high as other areas of CA. Cap rates are around 5% and most deals I've found have a return around 7-8% or less. What's the best strategy for this type of market? Would it be better to just wait for a better deal instead of trying to get a lower price on this type of product? -Thank you

I don't know... maybe it's just me... but.. the amount you say you work everyday doesn't sound like freedom. I respect you. I burnt myself out working the poor dad life... what I mean by that, is I was raised by the "you gotta work blue collar, you gotta save your money, you gotta get a 401k, dad"... man.. I love video production. I just do, it's my passion. I got student loans that burden me that my college scammed me and signed mine and my dad's name that they got from the FAFSA after I just applied myself and they told me I was enrolled . man I wish I was "woke" when I was 18.. but after college the stress and reality kicked in, and my dad was irate, can so i followed hisrule... work work work... well shit... he worked his whole life for a union job.. sure, medically they supported us.. but he's disabled now and they ain't there for him. looks like a miserable life, and broke. I'm now realizing this and seeing I need to get out of this factory industry that I've given 10 years of my life to... I'm done.. I just have no advice or anyone to look up to.. I'm thinking of leaving and driving my production business, I'm just looking for the right clients, spending my money on trainings, filling up my pipeline, I don't know, maybe I'm making more work for myself.. real estate doesn't interest me.. but damnit.. you know how to Jack me up and i apply it to the things that excite me... Im rambling, i need to go to bed, but I've been binge watching this shit and damn. great work, I listened to 10x rule, and closers guide in the last week. and man.. between you and everyone else I've been training with, I need to get out of this half in half out shit and just do it. life is too short. I thought you wanted to purchase a deal that had obvious signs for neglect, so that you could add value over a few years time and refinance. How far off am I on this train of thought? Thanks

Can somebody please explain at 42:15 where GC divides the annual income from personnel by 5% - gives him $24 mil that he says adds that much value to his portfolio. What does this number represent? What is the 5% number derived from - what's the meaning of that number and why is it 5%?

He also does this again at 1:05:30, but uses 5.5% this time to create $13.35 million dollars of value to his portfolio. Same question again, where does the 5.5% come from?

If you haven't done a video on the loans you are doing could you add that to your list. I think for the most part I totally agree with everything in your videos but you are speaking to people who have to work a full time job and try to make the money to close a deal here and there. Your audience doesn't have even a million dollars to work with, let alone 25 or 57 million. I have a good paying job, excellent credit, and some liquid capital but nothing near the amount you are talking about. As a matter of fact I couldn't even come up with the required capital to invest with your company but I can buy a single family home here and there and build up. I think we would all like to see an in depth look at the loans on both the big deals and the smaller one. Anyway thanks for all the info you are giving us its great to just know this stuff.

Im surprised he didnt mention to evaluate the cars - are the cars in damaged condition missing wheels or wrecked - whats the year model of the cars if you pull into a property and every car is 2 years old compared to a property where the cars are 12 yrs old then you need to find out why that is . the cars there or not there is important but the condition and year of the cars is important data to review.
