also doesn't help that Texas has some of the highest property tax rates in the US. Unless you're a disabled vet you'll be overpaying in property taxes for your homes value, makes more sense to rent in Texas.

In theory, taxpayers should get a refund if the state over collects. In practice, that never happens. In Kalifornia, surplus is turned into more "programs" which become permanent. When economy turns sour, these programs make the situation even worse.

Because we're specifically talking about immigrants that are wealthy enough to move their life to somewhere the cost of living is better for them. They come in because they think it's super cheap compared to what they're used to and gladly spend whatever because they now have the means to afford it. Multiply that times the millions of people doing the same thing and it drives the prices for everything up. The outcome will be entire populations being prices out, just like in Hawaii. The way to get it back? Some homeless native Hawaiians took empty land and started building their own housing, growing their own food, getting back to basics. And it's working. There's a fight against 3D printed housing because it will cost so much less that people will stop buying normal homes once its popularity takes off. But if 3d printed houses make it to market it's inevitable.

Although Texas does not have state income tax, its property tax is quite higher. In CA here, we have high income tax but relatively low property tax and prop 13 limit the amount of tax increase per year by 2%.

Since I got burned pretty bad in the 2008 real estate crash in Chicago, I learned a lot about money and life. My next home in 2016 was 160k in Texas while my friends were going for 500k homes. I just didn’t want to run around working all the time. Small homes are the best. Price probably doubled and taxes increased but still I can manage as of now.

Though technically they can write whatever they want, sort of. It's just how our laws are written. Taxes are based on home values. Values are based on comparisons to recently sold homes of the same type. Then everyone from other states moving here drives demand way high and supply very low, driving prices up. I think we need to change to law to account for this.

Appraised value is only one part of the total equation when determining the total property taxes due. The taxing entities will collect the same amount any given year no matter how much property taxes are worth. People seem to think that if appraised values go up by 30 percent, that the counties/cities/school districts get to collect as much as they can. Law caps how much the taxing entities can increase their total "revenue" (3.5 percent max) from the previous year total and they can only collect up to the total budget. That means that if home appraised values go up they have to lower the tax rate to only collect the total approved budget. Not sure why people think that if homes are appraised 40 percent higher than previous year that it means that Counties will collect 40 percent more money just for the fun of it. Educate your self people on how property taxes work instead of just complaining. Also, this started happen in 2019 due the law that was passed so don't use experience from prior to 2019 as evidence that what i said is not true. If you home goes up by more than the average home in your area then yes your tax rate will go up by a bit more than others, but not by as much as the appraisal increase.

During this entire time as prices shot through the stratosphere, home owners were full of glee. Home sellers too. But now that the tax bills are due on those astronomical prices, these same people are pleading for tax reform. The price gouging for homes has come back to shred the culprits..... I guess a lot of people are going to sell a lot of homes at a terrible loss or foreclose. Because they can't afford the cost to live given current inflation and through the roof property tax increases. Everything is going up up up up in cost.

The state’s rates haven’t really changed much. You might see what your local rate is. Every time you vote yes on a local bond initiative, you are voting to raise your property taxes.

If the county appraises for that amount lenders should be required to use that appraisal when refinancing or getting rid of PMI, but that's not the case. You have to pay for a "real" appraisal and it's always lower than the county one and puts you at a disadvantage during the refinance.

California has a Prop 13 that was implemented decades ago which kept property taxes under control. It was put in jeopardy when another proposition passed a vote that addresses people who inherit property from deceased property owners. This is a result of people not reading propositions before voting on them. California now has a $97.5 BILLION budget surplus. Tell me politicians are doing what is good for the public.

@@Ishthemane4 I beg to differ. The homeless here are mainly here for the freebies. Many are from out of state and come here due to the better climate. The new property tax law allows people who inherit the homes to pay the same tax only if they live in it, otherwise, it gets reappraised at the current market value. We in California were spoiled by Prop 13. Look at what is happening in other states where people who have lived in their homes all their lives all of a sudden can't afford the new appraised value of their homes which drives their property taxes through the roof! Decades ago, my parents had to sell their home in Hawaii because on their fixed retirement income, they couldn't afford the rising property taxes. Prop 13 in no way caused homelessness. People caused homelessness.

Some of these parcels have been vacant for decades. Okay, so explain what government policy caused homelessness. I was homeless for two weeks once, but I took on any job I could find. That creates homelessness when homes are not relatively affordable and then barrier to entry for buying a home is to high. The way I interpret Prop 13 is an individual who buys a home gets a cap on their taxes. So this would reward those that bought previously and disincentive people to sell their home loosing the cap thus creating a shortage driving up prices. Government policy of rewarding those who are homeless, sweeping it under the rug while simultaneously throwing millions if not billions at the problem. The government is to blame, it's the politicians who don't understand the problem and keep throwing money at it to get kickbacks.

We don't have income tax, vechlw registration about 15$ here compared to thousands in other states and 65 year are older is tax exempt. Also you csn put a goat in your yard rhats considered agricultural and now your tax exempt. We pay far far less then others. Also 160k home here cost a million or more in other states. I did review my text increase and it's pretty low only 25% but I have made no improvements to my home in the last 3 years and I still live in a townhome Community that's mostly renters. Given ALL properties are getting higher appraisals, unless the Town’s budget also had proportionally higher increase, the property taxes should increase all change that much. You would only get banged for higher taxes if you have made “improvements” to your property such as making a finished basement or adding a deck or a new bathroom. I live in Westchester County, NY for nine years, a historically high property tax area, and that has been my experience.

I agree, but the problem is these taxes pay for police, firefighters, teachers, roads, postal office, sanitation, water lines, electric lines, and all these people get raises annual. Should they not get raises? where would the money come from? if it is a new neighborhood things are brand new and they won't need fixing for 30 years, but old neighborhood suffer from the lack of planning from politicians. If I represent people from a new neighborhood, I would appeal for lower taxes as we don't need high taxes to maintain a new place, but since the right amount of taxes were not collected, after 30 years there is a shortage of money coming in as things start to break. What would be your solution for that?

@@colombiantom the taxes on current homes being bought at those prices..... Isn't just local property taxes that pay for that but also funding from State taxes from sales tax, gas tax ect. Why should people who buy homes at a set prices being paying taxes on what others are purchasing for at current market values. Home values make no difference unless you are buying or selling. If someone is doing neither then they shouldn't be allowed to charge them as if they purchased at a different price.

@@Adventureswithbecky where do you think state taxes come from? Gas taxes and sales taxes etc they are used to pay parts of it, but it is not the main source of income for the city or state. As I said, I agree with you to an extend, property taxes shouldn't be based on the sales of other properties, but they do need to increase over time as the services a city and state provide increase as well (as all the raises to public servants I mentioned before). If you take a course in city planning and budgeting you'll realize that most places do not collect enough taxes to sustain the needs of their city, state etc (hence my example of old vs new neighborhoods). This is a complex problem that has no easy solution, since politicians can cut services to reduce spending, but people might vote if you do such cuts that most likely have to be made to education, policing, infrastructure, health care etc.

If thats the case, she just have to refinance her home and get the equity then use that equity to buy a cheaper home then have the old house be rented out… worst comes to worst that the old house got foreclosed atleast she was able to move to cheaper house with money with her. They're not reflecting demand. I can drive you around Dallas Metro and you see For Sale signs all over uptown, park cities, preston hollow, east dallas, frisco, oak cliff, lakewood, las colinas etc. Dallas corporate employees make between 45k-75k year. Appreciation is driven by lack of land and Dallas has plenty of it. These homes are empty investment properties left over from Air bnb rentals.

@@wageslave387 go check out a Dallas business journal and look up median household salaries by zip code. University park and park cities is barely over 6 figures. Frisco, Mckinney, Plano aren't as rich as you think.

@@reup658 The stats are probably lies and downplay the wealth of Park Cities intentionally. The Park Cities Cartel control the media and government in DFW. The level of listed income cannot explain the number of expensive cars everywhere in that neighborhood or the quantity of new builds.

The property tax system in Texas is a joke. Tax payers are not supposed to pay tax based on market valuation appraised by county every year. The extra property tax you need to pay due to market appreciation is similar to paying IRS TAX on your unrealized gain for your stock portfolio. Property tax increase should be capped at same level as inflation. The cap could be higher for investment property.

Paid off in 2 years and worth 750k? Easy solution. Sell it and move 20 minutes farther north and buy a house that is twice as big and almost half the price, live mortgage free for the rest of your life.

We Texans need to petition our government to stop market value evaluations and revert to ACTUAL value. It is a realtor (commission) driven industry of "one-up-manship" and the local government is raking in massive profits. Petitions are the only way politicians will understand that we can't take this anymore and it needs to change. Otherwise, the system will never change and the government will have no motivation to change it

Every single state should have a property tax cap. 3% a year is adequate. If the politicians can’t line their pockets on 3% increase every year then they should be replaced. Rental properties get hit the hardest and that’s why rents are going through the roof. Rental properties are treated as a business so property tax and business tax increases affect how much someone pays for rent.

I think Texas does have a cap for property taxes. No cap on Homeowners insurance though.

That’s why a lot of homeowners are being forced out of their homes because the values continually increase year after year and the property taxes are just too much to handle. Florida has a 3% tax cap along with a 1% tax rate I believe is the entire state. Texas property taxes are different across the state. Here in houston, the out most suburbs pay a higher percentage rate than those living inside city limits. To live inside of the city in Houston will cost you at least $1 million. Their tax rates are 2% or less while out in the suburbs further from the city we have tax rates up to 4%. So the working class is subsidizing the wealthy in this city

People stop getting mad at the appraisal district. Get mad that your new neighbor that offered above the asking price just to ensure that they got the house. Those people moving into your neighborhood are the ones responsible for this ridiculousness!

@@teebone2157 It's not just corporations that are doing this. People are buying up properties as investment properties and overpaying. Like I said look at what your neighbors are paying, they are the ones driving up the prices on average.

This is asinine! You have a blessing in disguise right in front of you but you complain about property taxes! You talk about having your home paid off in two years but instead will risk loosing everything because you don’t see the opportunity to own a home outright right now! All you have to do is sell your home for about $725,000 then go buy a home for 400k to 500k and invest the rest of the profit. You will get tax exempt as a single person on about $250k after rolling the other 500k or so into another property.. now you have no mortgage and money working for you! I swear people have no 🧠 brains 🤦🏾♂️

Yep,no income tax but high property tax. In CA we have high state income tax but relatively low property tax and prop 13 limit the tax increase by 2% per year.

Appraised value is only one part of the total equation when determining the total property taxes due. The taxing entities will collect the same amount any given year no matter how much property taxes are worth. People seem to think that if appraised values go up by 30 percent, that the counties/cities/school districts get to collect as much as they can. Law caps how much the taxing entities can raise their total "revenue" from the previous year total and they can only collect up to the total budget. That means that if home appraised values go up they have to lower the tax rate to only collect the total approved budget. Not sure why people think that if homes are appraised 40 percent higher than previous year that it means that Counties will collect 40 percent more money just for the fun of it. Educate your self people on how property taxes work instead of just complaining. Also, this started happen in 2019 due the law that was passed so dont use experience from prior to 2019 as evidence that what i said is not true. If you home goes up by more than the average home in your area then yes your tax rate will go up by a bit more than others, but not by as much as the appraisal increase.

so you sell, then buy some land out of town... put a RV pad on the land with water/electric/sewer... buy a lama to claim agri... and you don't pay any taxes.... or... if you don't want to move you get a reverse mortgage and that pays for the property taxes as you get old and die... simple itsn't it

The value advantage of Texas is gone. A downturn in the economy will turn the tailwind from transplants into a headwind. Expect losses in the order of 30%. Keep an equity buffer to prevent a distressed sale.
