Yeah.. there are so many layers of bad. The property is sandwiched between 3 truck dealerships to the east, a steel fabrication shop to the north, a sawmill to the west, and a railroad to the south.. even the dullest of politicians should have understood that a temp permit was a joke in the eyes of any savy industrial business, and would be treated as such.

Terrace is at the long end of a single highway so logistics of getting stuff shipped there can be a problem during the winter. Golden is situated on the Trans-Canada Hwy at a place where a tonne of truck traffic passes through and is close enough to both Calgary and Vancouver that getting materials from either place is relatively quick.

@@misterdeluxia5948 Those are thick books and if done hurriedly would have other problems for property values that would be hard to fix. Money is all that matters here and no matter what, if their decision lower property values they'll be working at Walmart and they know it. Again, somebody else will show up to make use of the sawmill property and then it'll just be a story. If Edison got in there and then were running their trucks for testing or there was far more traffic bringing stuff in and out, as there is probably no rail at this site like the other one I think lots of folks would soon get fed up. Look, many towns are considered for the location of new business in the end one for whatever reasons gets it and the rest move on. Edison is off to a fine start with their technology, but this is not really a business yet. So, the value in having them in town is subjective. These regulations are 'dumb' until someone builds a slaughterhouse on the next road over from your home. What the hell, even if it is stinks like a pulp mill, I am SURE no one will mind as long as we would no longer have 'dumb' regulations and at least the business makes money.

Because their constituents do not want their property prices to drop. So, build noisy dirty industry somewhere else. That's why you need a car and have to drive 5 km for a bag of milk because folks don't want stores in their subdivisions like you find in Europe where many folks do not need a car and all the expenses that it ensues. The folks that own a lot of this have grey or at least greying hair and they pay attention and they VOTE. We blame the politicians, but mostly they are following the perceived will of the people like us.

I worked house framing for a while. We would work like mad dogs, but in the middle of the job, stop for weeks on end. I asked my boss, he said it was the approval process, but we were getting paid anyways. It took a crew of three guys less time to raise walls of a building, than a building of paper pushing bureaucrats to approve putting a roof up.

No worker can keep up a 'mad dog' schedule without injury or compromise. Steady quality production should be the goal. Yes, I can understand the frustration, and perhaps you guys were honest, but there is/was a lot of crap going on in construction and I think EVERY new home should be properly inspected for that is in effect what the owner is paying for with their building permit. People dump their life savings into these properties and deserve some protection vis a vis what is in the walls and the rest of what they cannot see. Crooks are the cause the bureaucracy. If all men were honest upstanding citizens our courts would be nearly empty and our police would be reduced to directing sports stadium traffic, but that is not and NEVER has been the world we live in. In my previous home, built in 1999, largely by one person, there was no insulation around the windows, the front door was put in upside down, the house did not use an HRV as it leaked so much. The basement floor cracked and leaked. These stupid nail guns shooting common nails missed half the joists and my floors squeaked horribly for years. My mother lived in a 40 person single floor condo. The crook that built this place should be ashamed. EVERY one but TWO out of FORTY units had roof leaks, so did the hallways, the grounds keeper hit my mother's AC unit with his lawnmower (everybody is in such a hurry) and broke the freon pipe and walked away. Her sliding glass door had been put in upside down. There was no such thing as 16" stud spacings, the biggest gap I found with a sensor was 47" in one wall. When I replaced her toilet with a higher one as she got older, I found that the toilet had NEVER been bolted down and that for nearly 20 years the only thing holding it in place was the wax seal!! Of course the crooked builder knew this was going to be home for retired folks who were mannerly and would never make a fuss and he screwed them without looking back. Shameful. That is just two experiences of mine out of TWO so what other crap is out there?? Now, I have had two homes built and never had to wait very long for inspections and paperwork. So, I wonder if your boss was not up on his administrative game and it was just easy to blame the 'government'. It is easy to say it is all a waste of time until you get screwed and Mike Holmes is not coming.

Yup, because folks don't want stinky, noisy, messy stuff near their homes that have all their personal wealth tied into them. That's why we get HOAs and all the rest. These governments are following the folks and since so few people bother to vote in municipal elections you get the planning suggested by those that do vote and go to the meetings if for no other reason than to protect their property values. Governments did not come from God, they are ALL of US and (a very few) we vote them in and all the rest. BUT in truth most of us don't care about that as it is just easier to be 'mad' and not make the effort to get involved.

The temporary permit is a trap. We had farmland leased from a municipality for 5 years, and they proceeded to jack up property taxes and then threaten to not renew the lease. They were anticipating you wouldn't be able to leave once the lease was up.

And if you knew anything about Edison you'd know that they have completed a test bed prototype as well as a certified road legal preproduction prototype. They also have several trucks under construction that have already been ordered while simultaneously collaborating on the design and construction of three light duty conversion prototypes. They have worked with factories to produce custom components, and have received and tested those components. They are far far more than an idea at this stage. And really? "If you don't like it do it yourself"? Bubba I would if I could, but people keep electing charismatic con-men instead of capable leaders. Admittedly there aren't any good options, just shitty and shittier, but that's why we gotta acknowledge to each other that the game is rigged. Those with the most money control the lawmakers in both of our countries, meaning they can manipulate legislation to ensure their profits increase no matter the cost, legality, morality, or the will of the people. Who's gonna bankroll a candidate running on a platform of transparency and anti corruption when all those with enough money to do so got that money via the very corruption the candidate intends to expose? The natives did. I actually work there. The previous owners offered a higher amount of money, and would've had the sawmill open. I'm currently running security and nothing is happening there. The natives pressured Sean into allowing it to be sold to them, instead of back to the original owners. Slimy stuff. They wanted the tree farm license attached to it because it's on native land. I bet they close the mill down and continue down the path of greed by city council and the local bands.

As a Terrace resident and truck driver I can't express how dissappointed I am in the city of Terrace. Having grown up in Kitimat I recently moved to Terrace to shorten the distance to the local mountain (Ski instructor @ Shames). I've seen a lot of change for better and for worse mostly from the large construction projects bringing a temporary boost to the local economy only to leave the residents struggling to keep up with the increase in prices/rent after things have moved on. I was really hopeful to see a company with so much positive momentum, and a clear common sense approach to a problem that effects the heart of the industry this town was founded on. I have no doubt Edison Motors will succeed, but still upset it wont be bringing that contribution to a community I think could really use it.

Another example of a company looking at Edison as a small startup and not a social media powerhouse. What Terrace and C&H shipping didn’t realize is how open and transparent Edison is with their social media. You look bad when you call a business with nothing hidden, liars and misrepresenting things. Terrace could have easily given Edison the zoning amendment and then when they moved on rezoned it for something else. With your new property it sounds like you dodged a bullet with Terrace.

Yea the issue is mostly the councilor are local buisness people so they set up zoning plans to ensure they will never have competition. I suspect that someone connected to the mayor or councillors has a plan for that sawmill property and using the official planning document to control who comes in.

It happens and if you are that company then what you did controlling that site it is 'good business'. Practically every successful decently sized company has done such things to get where they are. Do you think that Walmart pay the same per sq ft rent as a smaller shop in a mall? Do you think when a large plant comes to town that they pay the same costs for connection to services or just basic taxes as the others? ... hardly. They say ... 'hey we are bringing 1000 jobs to your town. If you don't give us a break (a tax payer subsidy) we'll go to a town/state that will' ... the politicians are in an impossible situation, if they say no ethically, then they are 'anti-business'. If they say yes, then they are 'on the take'.

Yeah that's an OCP, which is usually a "guide" but they can't think outside the guide and see what the community needs or wants. I had a similar issue in my town. Temp permit sucks and just kicks the issue down the road

I know rail passes through Golden, but is there trackage to load and unload freight? I would imagine so, but I didn’t have much time to look around last month.

Thank you for speaking truth. Canada's productivity is dropping because of egotistical politicians. There is a lot of talk about densification where I live focusing on laneway houses. I live in a small house on a large lot, the house was built in 1941. I have considered a laneway house but the bylaws are stupidly restrictive focusing on aesthetics, The city requires reports from arborist, landscaper, Sun angle analyzer, second floor must be smaller than main floor, the style must match the main house, the one that i live in and want to replace but not with a 1941 house. I would have to run separate septic and storm water connections (about $30k) even though we have a combined sewer here. The city is separating the sewers but the storm water sewer will be in the front so I would have to reconnect to the front, uphill about 150 feet, so pump needed. I can't get anyone at city hall to talk to me about it. We have the third highest property tax in BC but nothing to show for it. One of my neighbours had a laneway house built, architect and builder told her "never again", another builder will never build here. I am preparing to move. Also the city wants allowance for the city to widen the lane so in the future traffic can be diverted from the streets due to traffic congestion. Bizzaro city.

It’s just another case of public servants thinking they are rulers of the land. They get that taste of power and it goes to their head. These councils think it’s their personal fiefdoms.

What ive found is that there are people that sit on these council's that do not want change in the community. We have similar issues in my town in alabama.

Population there is like 20,000 - This is one of the most American sounding things I've seen from you in awhile (for the town of Terrace). They don't want you there, they have a perfect utopian vision for their town, how wonderful. I think they just don't want you there, why would a small town have so much red tape otherwise.

This is the same council with members that wanted to deny Boston Pizza having a video sign, because it would somehow "block the view of the mountains". Our local politics are basically the council scenes in Parks and Recreation. Thanks for this video. Best of luck to Edison Motors, thanks for trying.

I feel your pain. I just spent $44k on a lawyer and a planning consultant to get a MINOR variance (City of Ottawa) that the city came out against, despite me having letters from my neighbours saying they had no objection. This was for a detached garage on a dead end road. I had to appeal, the whole process took 2 years. Luckily the OMB (Ontario municipal board) decided in my favour. But without hiring the lawyer and planning consultant I would not have won.

Alberta Transport once said for me to have a 40 RV storage lot on my property, they wanted me to PAY for a dedicated turning lane off the secondary highway onto my range road. These chuckleheads are insane and destroy economic opportunity
