In this case I know going in I would do the work, so I was going to have electrician run new lines, upgrade panel and then look at a pressure pump too. In the past it was expected to be all in working order from the beginning

The place is manageable, one room fixed and ready for you is good enough plus the toilet upgrade..windows ,split air, get your own new mattress and pillows..a good small refrigerator with freezer. Microwave, small 2 burner stove plus odds and ends..I think for 150k pesos. Should work..just to get in the door..😊

I too have the same dream of living by the ocean, roxas city might be something in a couple of years. I’ve stay there recently and there is much going on, but it’s not quite there yet. Bye bye still needs some work. You’re correct about the beach and the water, it’s amazing, not Bahamas or Aruba, but very nice. Oton is not that great a place, most neighborhoods are not to my liking. Finding the right place is a needle in the preverbal hay. For now my condo in Tubacan, close to the city is more preferable.

I can see the pressure to find a place taking a toll on you. stay strong, and you will find what you're looking for. in the meantime, you could find an Airbnb to stay in while you still hunt for that perfect place. maybe have a Filipina friend help you find it. wanting to do fixing up is awesome of you as long as it's exactly what you wanted and the length of time to stay there. I am glad I had a place before moving to Dumaguete. Not on the beach but only 5 minutes to the beach. 10 minutes to the mall. Close to the airport, bus and boat terminals. Kind of sucks you are having such a hard time to find something where you want to be. Hope you will find the right place soon.

Roxas City is nice. Seems lively and the people are friendly but maybe its time to look elsewhere. Im sure there are other places similar to what your looking for. Bataan was nice. Southern Luzon has beaches with nearby towns and an hour or two away from Manila. Places in Cavite and Batangas

You’re right! There’s 7000 islands. Travel up north to Bolinao, La Union, Alaminos,Vigan, etc. I’m sure you’ll be able to find a beach house to rent.

That second place is dripping with potential. You could live in the bedroom alone. I always want a very nice bathroom. The caretaker is very convenient for security. If it's like he's not there then great. Can't wait to see it fixed up. Damn. Sorry to hear you lost it. Their demands were terrible.

They need to reduce the price of the second one as it is in very poor condition. And you will be the best tenant. They will be lucky to have someone like you renting it. A local family with 10 family members may rent it and tear it up and they will end up with more expenses. They made a big mistake not giving it to you!!! A local will rent it and they will tear it up!! They need to realize that it is a better deal to have you than another local. You will add value to their property. It would be foolish to pass up on you. i hope they rethink what they are doing. For a little money difference they are passing on the best tenant they can have!! The place is terrible and needs a lot of work. i would always take a tenant that will look after my property and add value to it that down the road you may want to sell it for a good price!!

Nope! Too expensive for Php 35,000! You are only renting the upper floor! And if you listen to your neighborhood, we could here the music playing...too loud! And for the second one, OMG! That is truly disgusting! We wouldn't even grab that for Php 15,000! Just keep looking, and if I were you, I would avoid rentals that you still have to do some repairs...just a thought!

2nd house needs a lot of work. Too much for 25K. Plus the beach is just okay. Nothing special about it.. If you really want to live near the beach, I think you should look in other islands. You have been looking for a house in Panay/Iloilo area for a while now. Consider siquijor, bohol, heck consider palawan. I feel like you want to be there because of the expat friends you have, but hey, expats are everywhere in the philippines and im sure you can make new friends in other places. I have nothing against iloilo, but..............

I like most of your stuff you show. I live in the Philippines in Cebu for over 8 years traveling throughout. This is the part I don't like when your showing a place and a lot of them I know are rustic but most of them are dumps and there hasn't been anything done to these places since the day they bought them and are constructed like 3, 4 or 5 year old's built them. And they ask prices that would be a better price paying the mob. These people are so dishonest. This is the first time I responded, But these are horrible and not charge you rent for 1 to 2 years if you clean it up and make it right. Other than that, they are bad and dishonest deals.

Good hunting brother ! If you change your mind about the 1st place... I would think the bamboo ceiling is glued and or screwed to the rafters. Your problem is not cold escaping as much as it is heat descending. Maybe the local hardware place carries the same "Styrofoam insulation" sheets they have here in the west. Normally 1-2" thick and ultra light weight. Should retard the roof heat, room cold barrier inexpensively. I'm happy for you the other deal fell through. To have any form of reasonable bathroom would've required an addition to the current bathroom space. I mean, if your going to redo something, the labor and materials are cheap enough to do it right. Westernized a bit will leave the owner in a way better position after you leave. I'm sure you have scores of viewers with construction knowledge, but feel free to hit me up if you have a question. safe journey

People in the comments don’t understand everything is negotiable in the Philippines. They will give westerns especially a high price in public, in private the real number is negotiated / disclosed. They will rarely tell what they actually get in public…same with properties that are for sale. Comps are not available…no market analysis like in the west. It’s a good sized apartment. It’s nicer than some places I have looked at. 15-20k is where I would like to be at. I don’t know the area, so I don’t know if that’s in the ball park, I am more familiar with Luzon. 35k is a bit steep for me…it has potential though. I would worry about water pressure, A and hot water heater…trust me when I say I have seen much worse…with people asking what ever they want. Remember there is real value in having a friendly land person. Honesty about the property and no fluff had real value to me after the headaches I have experienced.

Why not rent a nice place with lots of space where you could str some of the space and subsidize your cost to live in a nice spacious home? I saw a beauty on the beach in Dauin. 5 bedroom house, pool and 4 furnished cabana aframe cabins. 100K/mo. Rental income for rooms and cabanas could fetch 100K or more.

Why dont you just rent a room? That saves you money and the extra money you have you can use to travel, so you pretty much just use the rented room as your base where you get to sleep when not travelling, creating contents. You can use probably get a mobile Startlink so you can take the internet with you wherever you go.
