Thank you so much for your comment. To determine the part vs total just see what you’re working with. If you’re given a down payment or loan amount and the sales price, then loan amount and down payment will be the part. It just all depends on what you’re looking for.

Hi! I’m hoping this is a simple question. Let’s say you have percentage lease agreement between the Owner of a commercial property and a Tennant(property manager) where the additional rent is a percentage based on gross revenue from operations on the premises. The Tennant subleases the space to third party retailers. Is the gross sales from the subtenants included in the basis of the calculation? In other words, would the Owner collect the additional percentage rent from the Tenant based on the Subtenants revenues?

@@e.f.9326 that would depend on the terms of the contract. There’s no defined term for this, especially when there’s a sublease. I could be wrong, but that’s what I believe would be the case.

It is expressed as a percentage and helps borrowers and lenders understand the cost of a loan over time. This metric is particularly useful for comparing different loan options. It’s the amount you find in the payment factor chart when you link the interest rate and the terms.

Hi, if you fail and have to retake it, most of the questions will be new on the retake. You may find some that are the same as the first take, but not many. Also, to find out what to expect on the exam, you should check out the candidate handbook. Math seems to be 7% of the exam. Yes, it can get a little confusing. For these questions, just divide the loan amount by $1,000 then multiply it by the loan constant that will either be given or you will have to find in the chart that will be provided based on interest rate and terms (15, 20, or 30 years). That's all. Hope that helps.

The T-Method is taught in all real estate courses and the total and rate columns can be on the right or left as multiplication uses the commutative property where changing the order of the factors does not change the product.
