The timing of you dropping this post is ironic. Bro I swear I did all of that down to the year, same subdivision and everything. I just got propstream a month ago because it’s just like you said, you have to know what your doing with Zillow and red fin or else you’re paying for shit you won’t appreciate the value in cause you don’t know what you’re trying to do. Sometimes homeowners add on without permits, so if county records say 1.5baths and the house shows 2 full baths, then you have to ask seller for permits if they did turn it he half bath into a full bath. Sometimes the current owner buys, no questions asked and when it comes time to sell, they say that’s how they bought it. I had a listing where the county records showed 2050 sq ft but on measuring, it was 2250sq ft. On asking the seller, she told me her house was the last one built in the tract and the builder decide to throw in the extra 200 sq ft without making changes at the building department.
