I would love to see some vintage wooden french doors in the entrance to the bedroom with light filtering curtains on the over the window panels, that way you can close off the bedroom area for privacy as needed while still keeping the light flowing through the space and you can keep the doors open the rest of the time and they'll just add visual interest to the space and give it more character! ☺️

Also, it would help to warm up the space a little bit and break up a lot of the white going on in the space. Plus it would help draw attention to the wood beams and make the space look more cohesive overall with a more even mix of crisp, clean, modern and rustic, vintage, homey... The perfect combo for a quaint little cottage!

@ go the owner builder route it’s a lot cheaper. You just have to do the legwork on hiring each contractor for each phase of the build. It’s not hard you get three bids for each part of the project thoroughly vet each one look at work they’ve done, etc. and the building department will be the ones that will be inspecting each phase. We are building a 2400 square-foot home with a three car garage. It’s running us about $150 a square foot had we went with a general contractor. The bids that we got were as much as $350 a square foot but it ranged from $275 to $350 a square foot and of course it depends on the upgrades that you use also in the house. It’s a little bit more work but in the long run it’s worth to save that much money, we are saving about $180,000 on this build by doing it ourselves the owner builder route. And that’s just a low estimate.

For a short term AirB&B, it’s fine as is. For long term, I agree with all of your changes plus a W/D being essential (perhaps a stackable inside the bathroom somewhere or the 2-in-1 newer systems). Even though the house has mini-splits, you can never go wrong with a good ceiling fan in both the bedroom and living room. Get the ceiling fans with lights attached and it gives you two benefits: the lighting source that was already there and an additional cooling source that is pennies on the dollar when you don’t need it ‘cold’ in the house from an AC. Definitely helps in the south! Outside of that, other changes could be made much later down the line. Great video as always. Can’t wait to see what you show next week!😃

Yes to a ceiling fan-such a great point! Squeezing a w/d into the bathroom would be pretty tough but think you could add an insulated shed on the back of the wraparound porch to hold these and would pretty easy to run power out there. Thank you very much for the kind feedback & support 🥰

Maybe if the porch was screened in to avoid like mosquitos and other wildlife critters if I’m doing laundry at ridiculous times during the night.😅

All the tips you suggested are very good ones. I would also add a curtain across the bedroom door opening. Maybe black out drapes for sleeping in past sun rise. They could be pulled off to one side in the daytime to open the area back up.

I also love in your videos how yes it’s an air B and B but you give ideas for making it year round living. That’s what I’m in the process of doing but I’m making a life change at 58 years young and moving from Central Florida after 30+ years back to my home state of NY. Upstate NY in the Adirondack Mountains like way up in snow alley. Definitely going to be a weather change. That’s why whichever tiny home I get/build will be well well insulated and I’ll definitely have a few different heat sources. But for health and help situations and the fact that after 35+ years my husband has told me to leave and has someone else so . Off LEAVE I WILL. I’ve raised all my children and now have 27 grandchildren and will miss them all more than I can describe but none of them live in NY I’ll have a Niece and her 3 girls and they are the ones that are buying/building my Tiny Home specific for me. Not sure what if do without them. They are very near and dear to my heart.

Very cool, you hardly ever see these kind of tiny cottages! 😀 This type of cottage was the first small home I pinned about 15 years ago. 😊 The porch, shutters and roof make it so dreamy. For myself I would lengthen the kitchen worktop slightly and have it end in an inverted L-shape. This way you have a place for a cooker, prep space, a 'table' and storage underneath. Loose the vertical side bench and make the bench longer and higher (storage). Place a shelf above the couch. With nice baskets/boxes for design and decluttering. In the bedroom I would put a bed with desk (folding combination). Plus an antique English wardrobe. 😊 Maybe build a shed for the washer, bikes and garden equipment? Thanks!

Cute little cottage, and some great suggestions. I would suggest that if you were to add a larger fridge that it be done to the left side of the counter snug up against the wall. Having it to the right of the counter, up beside the table, it creates a tall visual barrier. Better to add a small island, or have the counter come out along the right side of the counter, with perhaps another bench on the table side, or better yet, make the kitchen more galley-style, with another counter parallel to the first, and place the sofa on the back side of it so that it is facing the fireplace you suggested (which I think is a really wonderful idea!) That way you could add upper shelves or cabinets above the existing counter, and add storage drawers beneath the parallel counter.

I love this series you are doing about how Airbnbs could be homes! From the outside, I was imagining a different layout, with the bedroom on the right as you come in the door, and the bathroom behind it, and a great room for the rest. I was thinking of the living area where the bedroom really is, dining nook in the back corner behind it, and the kitchen straight ahead of the front door. I think I'll grab some graph paper and design something that way, but with this exterior look, like a farmhouse/bungalow hybrid. I have a lot in a little town and really want to build a little home on it. Maybe even two little homes, one for me and one for a tenant.

The weather is rather cold in winter in that part of North Carolina. I would ad heating, make sure there is good insulation, a thick curtain on a 1/2 circle rail at the entrance door, doors to the bedroom, move the dining table so people don’t have their backs to windows to eat, ad more storage, washer and drier outside in a insulated quality shed and screen the porch against mosquitos. 😊

I completely agree with both suggestions so far with the shoe storage table top by the front door and I was thinking the same time you were on the longer dining bench and square or rectangle table. That would be much more practical and space usage and the storage in the bench would be a must for me. You could even work it so that one or both sides could be a pull out storage drawer

Wow love this cottage! My dream tiny home. I would just build the exact model except extend the main room lengthwise. So there is a bit more space for a second counter.. or an L shaped kitchen. Love the breakfast nook with cushions. I would be happy to add a washer/dryer single unit in the kitchen. Works with the cottage. A nice IKEA wardrobe in the bedroom would be great. You could also add some attic space above the bathroom. Love the porch swing and comfy outdoor couch and chair.. Love the fireplace/mantle and the shoe cabinet..

I would keep the fire pit but then add a screened in back porch that I would enter from the side of the wraparound porch... If I upsized the house about 20% it would fit everything. I love the couch and comfy reclining chair. Both are cute, comfy, and cozy.

Think this house is well decorated. Definitely needs a bigger kitchen, like a true farm cottage. Would make space for it next to the bathroom, with an egress onto a back porch. The bathroom shower just needs a curtain instead of walls. The bonuses are if the toilet or sink overflows then the overflow is handled somewhat by the shower drain instead of continually flowing outward OR if someone has a wheelchair the person has room to move alongside the toilet... More storage is essential for real life living, as well as a washer and dryer. A alternate source of heat outside the electrical grid makes more sense in the event of an emergency....

And to maybe help with the ability to put a bigger refrigerator is maybe take out the small side of the bench and replace it with a regular chair so that opens up the are for a bit bigger fridge. And still gives you another seat

I would add more storage throughout the house and expand the kitchen to include a full-size fridge and oven. Otherwise it's perfect

I love your videos. There are so many ideas for this cozy cutie! I'd put an island where Alexis suggested and maybe put a small couch on the other side of it? Of course, the island wound have wheels. Also, the benches at the nook are a great idea by making the one longer for a rectangle table and make them accessible for storage. I'm thinking that there has to be be a way for the table to be shorter or longer. idk. There are so many storage options. I love this home and I LOVE your channel!!! 💗💗💗

I would add white opaque or sheer curtains between the living room and bedroom, and at all of the windows it softens a room. Really good layout in a beautiful piece of land.

I would bump out behind kitchen for a 2nd bed/bath with washer/dryer make entrance to it where corner bench is build a table island with seating. Add a 2 car carport to left side of home with walk ways front and back to a screen in back porch and entrance/hall in addition bedroom.

I’d have to add a laundry room/ service porch… I’d do a bump out on the back wall of the bathroom that would mimic the bedroom bump out.. but it would also have a back door.. leading to a clothes line and small patio area that would wrap around by a walkway to the outdoor pavilion.
