Great video. But another key aspect that wasn't mentioned in the video, is that if a Wholesaler wants to get involved in Wholesaling Commercial Real Estate (CRE), that Wholesaler should first learn all about CRE. The Wholesaler should probably read a couple of CRE books, and/or watch some CRE education KZbin vids to get a clear understanding of how CRE is valued as opposed to how Residential RE is valued. Going deeply into understanding CRE, will also help the Wholesaler learn the CRE lingo that CRE professionals use, along with how CRE deals can be structured.

Nope - we don’t use any of those tools. I use CRS Data (bit.ly/locallook) for comps on sales and for solid tax records. I’ll pull the addresses and send hand-addressed letters (check out this video here on direct mail: kzbin.info/www/bejne/q6nHqYiYjLBqkKs). Next best way is through networking with other real estate professionals, I’ve found a ton of deals that way

Great video. How can I come up with an offer price to my seller? no comps available in the area of the commercial property i'm going after.

Thank you! That's a tough one - there are zero comparable properties in the area? I'd look at what you can rent it for and the returns that you need and back into an offer price from there. May be the best way to do it unless you want to 1) get a price directly from the seller or 2) have it appraised

Depends on the type of deal that you're doing but I'd say anywhere from 60 to 180 days of due diligence.

Assignment is definitely easier / cheaper. Double close incurs more expenses, but both get the job done equally. Double close doesn't require any disclosures, which is why some wholesalers will choose that route.

First of all, love the quality of the video. Second, I'm finding that in competitive markets like Los Angeles, it seems to be 3x harder to do Commercial deals. Do you have any thoughts on that? Also why is it that CRE brokers don't take wholesalers seriously?

I appreciate that! Yep - that’s because the markets are more mature so you have highly experienced brokers and investors, meaning it’s just tougher to break into on your own. Wholesaling is really tough in CRE because of timelines, price points, etc. While wholesaling does occur in CRE, it’s just a different game and isn’t seen in a “professional” light

Do some sellers have issues with you once they find out you are wholesaling the property? As far as comps, with CRE being much different than residential, I’d imagine it’s harder to find comparable sold data. Am I correct or?

They certainly can, it's just like normal wholesaling - most property owners aren't always onboard with that strategy. You can find comps through the tax records, commercial real estate brokers / appraisers, and by keeping track of transactions in your local business journal

Great question. Easiest place to find them is through combing the tax records to see who is buying similar properties. You could also join local real estate meetups or start marketing for buyers like you do sellers

Why would the seller need to know that I am wholesaling their property? The seller is getting the price he wants and has the potential of saving money by not paying realtor fees.

They don't _need_ to know, but I do appreciate transparency in all transactions. Wholesaling commercial real estate can be very tricky and can be a good way to lose money / reputation if you don't do it correctly, so it's usually best to be up front with everyone. If they're getting their cut, they shouldn't mind.
