The Landmark
Is this project worthy to buy for investment?
First I will sort out a few factors for you to gain clarity.
1. Land Price - Did the developer get it at a good price?
2. Location - We know this is important :)
3. Launching Price - Will the developer launch it above or below 15% profit margin?
4. Exit Strategy - Is it easy to sell at a profit 3 years later?
Finally I will give an overall savvy scoring.

Hi Eric, I only started watching your videos for about a year. I want to thank you for always sharing your honest views. I gave some agents a very rare chance and let them "share to let me learn more about property", but they let my expectations down. Though I was looking for a resale property, they were pushing a number of red flag developer projects that I learnt about from your videos, including Landmark, One Burden, Coninuum, and also one I personally feel is too overpriced...the One Pearl Bank. Really a waste of my time and energy after a long workday. Please keep up the great work! 😁

Asian cooking needs wok hei. For one bedder they may not frequently cook though.

Looks like the overall scores for Landmark doesn’t seem great at 6/10 stars. I feel Landmark is better bet than Avenue South Residence but pales in comparison to One Pearl Bank in location.

Apologies I have a diff view. I think Avenue south residence (ASR) is better than landmark My rationale - as Eric mentioned in this video ASR has better mix of 1/2/3/4 bedroom. - as Eric mentioned good layout of kitchen can do wok hei ( enclosed kitchen) - price is sort of ok - full condo facilities ( including tennis court) - have child care - low maintenance - will have shops/restaurants - have lot of area for kids - two good schools Radison ma's and Chij within 1 km - fair price shop 200 meters away - good developer (UOL) - marble flooring in all type of units - rail corridor connected - contentment MRT will be 8 mins walking via rail corridor or 9 mins to Keppel mrt from 2025. - very close to bus terminal very well connected - quite close to vivo city

The point about ASR being 8-9 mins walk to Cantonment MRT is definitely a big question mark, visited the showflat and saw it was advertised as such but if u look at the map it’s more than 15 mins away by foot. For the rest of those points mentioned, it is pretty subjective and depends on personal preference. To sum it, it still depends on entry price if Landmark was entered below 22xxpsf and ASR below 20xxpsf, I would think both are decent choice in investment terms.

@@prophunter8865 Bro, no need to ask anyone.. use Google Earth and compute yourself how long it's takes for contenment mrt via rail corridor. It's 8 mins. Confirmed marble flooring even for horizon units. Its incorrect to say its only for peak collection. Don't mind but you have preconceived notion against ASR. Factual information is Key point as we both want to profit by investing in correct property.

@@manankohli7618 my bad all units does come w marble flooring. Edited my above, I’m not convinced w the travel distance to mrt, it seems u have vested interest of ASR vs Landmark, so it wouldn’t be an unbiased opinion. I think in summary it boils down to entry price :)
