I bought a 2 bed, 2 bath townhome in Las Vegas last year. My mortgage and HOA combined is $1,850. I'm not complaining.

Here in Los Angeles, rents are going up every year and even rent control buildings raise rent 4% a year and raises the deposit as well in the same proportion.

HOA fee for a 4/2.5 townhome in Scottsdale is going from $221 to $350 starting next year. Mostly insurance related. And our rent in the same complex dropped from $2800 to $2400 a month. Plus the HOA did a $1700 insurance assessment in 2024.

I was a realtor in the Scottsdale area for 23 years and townhouses are risky because you're at the mercy of the HOA. They cover the roof, paint, water, landscaping and some of the insurance so when their cost goes up, everyone pays for it and you dont get the chance to shop it yourself.

I have (2 year old) new construction coming to a close in my area with shy high rent prices and new ground broken in the last 3 months aggressively underway. Old home rent is high, new construction is silly high and the only single family homes I see not selling immediately are priced at 2x 2020 prices. Its far from soft in NJ

I just bought a home. Unfortunately, all homes seem to have HOA attached to the new neighborhood. I have been looking in Las vegas, Colorado, and Texas. All seem to have HOAs.

I hate HOAs. I bought my house in GA specifically because it didn’t have an HOA. That was good for about 5 years until my neighbor moved in and has absolutely no pride of ownership. Grass is riddled with weeds, window unit in the front of the house, trash is out in the driveway for weeks at a time. I can see the positives of an HOA now. Unfortunately, they are usually run by people who just want to tell other people what to do.

@playinpearls5419 that is true. I live in Colorado and have a metro district, which is a new name for HOA, our neighborhood is fortunate because they are very loose to enforcement for rules. Just as long as your home doesn't have overgrown weeds and broken down cars.

I’m from Indiana. We have been absolutely flooded with out of state migrants. Mostly florida, Georgia, Texas, New York, and California. Rents went up the last few years. A month ago I spoke with the lady at there office who took my rent. She said that they are having a lot of problems with people not paying and being late. They are also advertising like crazy trying to fill the empty apartment.

People from Portland Oregon are moving to Salem Oregon. Apartment growth is insane in Salem guys. Multiple builds from 400 units and up, as well as single family homes. It’s crazy. I can say that I have stabilized my rents for now. I know you don’t like Oregon really, but it’s not all that bad. Just some cities. lol

In my area seems like section 8 sets the price for the rental market in my town. The poverty rate is 70% and rents are 1400 studio 1800 1 b 2200 2b all the way up to 6000 for. 5 bed

We have a home in 34639 and have been able to keep rent the same, I have been keeping an eye on rents in the hood and they are starting to go below our current lvl. taxes have gone way up and insurance has double, we have other homes in the Chicago land area and are killing it here.

@@BrightestStar-z1k suburban outskirts of an upstate city in New York.. you can only raise rent like 2-3% a year.. due to laws in New York.. at least at mobile home parks.. it's not a dump park either.. it's well kept and quiet.. been here 5 years.. and it's not a 55 and over park.. our trailer is 1000 square feet 2 bedroom single wide..

Ok, the pivot for me into mid term/ long term rental is in play as an investor. Yes, prefer the short term but owning rental properties is still a great long play on 30 year fixed at 3%.

I live and work in NC but i had a 'friend' in WV i used to see and saw how low the home prices are there so i bought one in Quinwood for 33K, I put 8K into and was approached by several realtors said if i was thinking of selling i could make a decent profit. Long story short a realtor listed it for 75K which i got so i made 34K gross minus the 6K fees so 28K in my pocket, it sold in a week. Any thoughts on WV in general, yes i know the industry isn't the best there which is part of the reason why home prices are low.

Ah yes, the rent vs buy decision I’ve been trying to figure out for years. The rental income vs mortgage payment calculation never made sense to me. But this is much more logical and makes far more sense. Thank you for simplifying this!

Real estate rental prices tend to be localized in each individual areas. I believe rental prices have peaked in most areas. I don’t anticipate rents will drop significantly in Northern California except perhaps San Francisco.. No one really knows how technology will affect the rental market yet. Another words if you can work at home where you don’t have that expense of commuting could affect the suburbs. High crime large cities could effect a movement of families from the cities to the suburbs. Where crime is rampant, you will see an exodus of people and rents will soften in those areas. Overall, I anticipate rents are going to stabilize in the suburbs and drop in big cities.

Don’t be fooled, it’s all about supply and demand. Demand is far outstripping supply for quite a while, so prices stay high but ability to buy still stays fairly high. Interest rates come down to 4% and the buying will be crazy.

4 bedroom homes seem to have less vacancy as I pick my tenants I want them to have 2 or 3 kids in grade school they are more likely to keep the kids in the same school and neighborhood. 2 bd homes are most likely boyfriend/ girlfriend they get a job and will leave

new units cannot compete with my townhouses. I have much more space, all the amenities, garage, fitness center, privacy. I am not interested in a 20 yo tenants that prefer these newly built chicken coups and live with the roommates. My rent is going up to cover for theinsurance cost and I am in a market with the rent decline predictions. I am picky with my tenants.
