I too have been following ITH dince 2018. Ive heard some really bad stories. I UNSUBSCRIBED to that channel ....no more SNAKE OIL SALESMAN... DOG AND PONY SHOW....antics. Randy has shown his true colors. I will NOT purchase any if his homes or live on his property.

My sister and I discovered ITH videos and were interested. Before discovering your channel I read comments about key money. I didn’t hear them mention that much before. So we were shocked. The actual cost of buying is for you to tow it away. The key money is for ITH to expand. You are the piggy bank. They had the factory they were building in 2022 get destroyed I read it and saw it on the local news. It said Randy Jones and co owner Amanda Hayes. And surprise they had no insurance very professional. There are way to many red flags. They have you pay up front sign a contract that gives them the ability to Jimmy Rig your house without your approval. Then the key money and the Ultimate NDA shady. Customers paid up front for a spot on their land that still isn’t available. But they signed everything so basically they are screwed. They take advantage of desperate people and naive investors that choose to believe they are good people. If you look for reviews they have quite a few negative. I’m sure some people love living there and I’m happy for them. However you were on prime real estate Melissa no secret why you had to go as far as they were concerned.

I think you said yoir tiny home is being stored. God's timing is perfect just not always ours. Letting go is 1st step. You'll begin yiir next journey ( then set your intentions to forgive). @@inthesunbythebeach Randy as already said as soon as the check clears the bank the money is spent. It's spent on materials, employee salaries, or whatever is needed at the times. Before a shovel of dirt is turned over for their community. It's used to finish other communities. The lot money is not put in separate accounts for each community. Remember before he finished the prairie and even spoke about the grove he was already selling lots/homes for the property across the street. Hence the rush for specials and the need to find other properties ASAP.

Yes, The Best thing you could have done is leave that place. Newport is crap anyways. Now you can find a place closer to your Job and not make that drive every day..look for a small piece of land near your work. You can get a loan easily these days.!! Your payments can be what you would normally make for rent.!! Go off grid if possible.. no bills. I feel this is a positive move for you and Cody.!! think positive. And manifest what you want. I'll tell you, I LOVE my tiny house, even though it didn't have a few things I had said too.... but I love tiny house living. It's just hard finding a spot for it. And everyone is so greedy anymore. 🙄 the lots are outrageous.

@@italian_grl I don't think the lots are outrageous, I think those places have more realized true costs. I'm not saying its affordable for your situation, I just don't want you to give into your hurt and frustration and not see that many businesses are great businesses and very ethical places. Everyone needs to make a profit to stay in business. And property taxes and insurances have skyrocketed the past couple years so those costs, among others, get passed to renters. And while $200 a month was great, it was low only because of buy-in money. I'm not sure how he had his land set up, it sounds like he turned zoned factory land into lots...or something....not sure how he did it, but something wasn't adding up. For example, there's no way his insurance company would have allowed to that Halloween spectacle without a huge additional rider to cover potential liabilities. I'm pretty sure based on how they promoted it and handled it they were grossly unprepared from a land management/liability perspective. A rider for an event like that for that many people could have cost thousands, which would have to be passed onto the renters in way or another, and not doing it is reckless because if a few people got hurt, even accidentally, he could have lost his business. Again I could be wrong, only going on what they say in their videos and reading between the lines. A new place will definitely cost more so let that sink in and it will be easier to digest. And in turn your new place will probably be run much better with better land maintenance and amenities. Areas with proper grounds have huge costs from annual tree maintenance, ground care, constant utility upgrades and so on so don't think as these places as rip-offs, understand the economics behind it and put yourself in the owners position that if you owned the land you'd have to charge more than $200 also to make it work. Often new moves brings new careers too so be open. It sounds like you like your job at NF and any company would be lucky to have you! Just know that there are other opportunities that pay more and that will offset the increase in your next location. You're a smart cookie, you'll figure it out. Just remember, if you think small it will be small and if you think big, big things come to you. Either way you're right, so think big! You got this. There's a great song...when going through hell, keep on going. Don't let this speed bump negatively affect your attitude towards the future. Don't turn into them. I can think of many careers you'd be great at and after a few good night sleeps you'll see your future with fresh eyes. Consider selling tiny homes for a great company. You'd be an amazing representative; ethical, empathetic, knowledgable.....just don't start screaming in your sales presentation - LOL! Seriously. It's not BS when people say when one door closes another opens. It's true. Dry off those tears. I know they're real. But this isn't about what you've lost anymore, it's about what you've gained. The freedom to truly craft your future as you'd like it to be. You got this. And we believe in you!

Years ago I had a friend whose husband just walked out on her and her two young kids. She was at the point of selling off items and furniture just to feed her kids. She called me one night and said she saw herself carrying a briefcase and dressed in professional clothes. She said it felt so real she just kept imagining it over and over. Long story short she ended up with a good paying job and even though it was a struggle for awhile she came through it and thrived. Her kids are now grown and she has beautiful grandchildren. So when you get your footing and feel rested just concentrate on only what you want for you and Kody. We are all rooting for you. And I hope that those who comment can keep things positive with well wishes and keep negative and unkind remarks to themselves. As for ITH, you have opened my eyes and I greatly appreciate that! I was seriously considering buying one of their homes and moving there. It’s scary to think of how much money I could have invested and then not have had my lease renewed down the line. I agree, it can happen to anyone, including to the trolls that have been commenting. As for the trolls, the more they comment, the better the KZbin algorithm is for you! (Although I completely understand deleting their comments or blocking them.) Anyway, things will get better. Whenever I’m having a hard time, I remind myself that tomorrow it will be one more day that that problem is in the past. Keep your chin up! @@ollieados - Yes, the State Attorney General's Office would be the first place I would contact then the Elected State Legislator for that voting district. It costs nothing to contact them and if enough people contact them they will likely start looking into what is going on. Especially with the key money being charged and senior citizens being their main marketing target.

@@debdowell8006 there has to be reasonableness applied to ITH contracts so, if you paid they key money in a certain year and the reasonable expectation is the lot would be ready within a period of time, he may be forced to give back the money. Especially given the numerous videos where he stated different dates that it would be completed. I would seek advice from an attorney. He also just stated both M and BC would be complete in 2024. So there’s another probable false statement. I think he relies heavily on people not seeking legal counsel so show him otherwise. Hope you get everything back!!

I’m so sorry you’re experiencing this. I was asked to move out from a mobile home I was renting and I was very upset about where I could go on short notice. The owner said he was selling the home and moving out of the area. I moved asap and 2 weeks later they rented to a family member! I prayed and left it God’s hands but I was still angry about it. I later found out that a month after moved the place burned to the ground! Now if God says move, I don’t question why. God bless you and Kody , you are in my prayers.

Actually, the ITH property is very vulnerable to fires. There were bad fires in the area and the property has no fire hydrants and a lot of the tiny homes are made of wood. Melissa may have escaped horrific tragedy. I think that the ITH property is very unsafe.

Ok now it all makes sense! I did see the videos of your mom’s tiny house back when she got it and Randy wouldn’t fix it. I was trying to figure out how in the world anyone would sell an older woman a house that had stairs going up but no headspace to even get up there and not suited for the dog. It was clearly a mistake on the part of the builder. I was thinking if I tried to go up those stairs and had to duck and screw my body around to try to get up and down, I would have fallen and likely been injured badly if not worse. @@eleanormassaro5195 - It was likely all a matter of contract law. The contract was probably written air tight in ITH's favor no matter what the complaint might be. That is why people should at least get their contract reviewed by an attorney well versed in contract, consumer, and tenant law and learning all of the protections as well as all of the lack of protections every legal document you will be asked to sign allows.

I came to the conclusion that owning my own land for my tiny house is the best set-up . If you are unable to move a trailer from a rented lot you can loose the house. Plus rented lots can go up on the monthly rent at any time. The owners of the property can sell at any time and send the people away ! I also like a crawl space or foundation under my house . I am sad about you having to move . I hope you can move to Bean Station soon. Don't give in , You will enjoy your tiny home soon . This is just a bump in the road. Keep on , keeping on . I originally found that company through the algorithm since I enjoy watching tiny home layouts. I’m not interested in buying a tiny home - maybe in future- but enjoy the creativity of several builders like RRC and seeing what you can do with 399 sq feet or less. Then I started watching more and more ITC strictly from the business operations stand point because I could figure it out, numbers didn’t add up but it was interesting to watch it develop until the land didn’t develop and consistent conflicting offers and my hunches were confirmed. Solid, informative, reasonable comments, especially those with questions seem to be attacked by people with either no experience or no ability to evaluate constructively. Not worth anyones time. Hope future customers get better products and services, only time will tell. On the positive side, Melissa can turn this situation into a real positive for herself and others.

ITH yearly lease is really problematic for everyone. There is absolutely no guarantee of longevity in living at ITH properties especially after giving them non-refundable key money upfront. @@italian_grl Your Mom took him to court because he refused to fix her home the way she ordered it is not surprising. I’m glad she did that. There have been several people not living in Tiny Town who have tried calling him with issues and ITH doesn’t return their calls. That is not a good business practice. Especially when you are dealing with where people will be living! Whether I pay $25,000 or $150,000 I personally expect to get a problem free, brand new construction home. Ignoring the people that trusted Randy’s word is NOT going to help his business. And warning potential buyers of his shady business deals is important because most buyers are older and will be investing every penny they have in a newly constructed ITH home. I’m not handy and I’m not going to change at my age so an ibox made with the old panels would need all the seams caulked, I couldn’t do it. 🤷🏻‍♀️😊

Thank you. Me and Kody slept pretty good in this hotel. Was so nice to have an actual big enough bed lol. My heart is broken cause I really miss living in my tiny home.... but, we're ok. I'm so relieved to be away from that cult like atmosphere! I miss a lot of people there, I had some good friends. Kody too. We almost made an investment with ITH, but we couldn't get past the lease agreement details and, as someone else mentioned, the wildfire vulnerability, something always on the mind of those from bushfire-sensitive Southern California. I think the first video of yours that I watched was a drive around "tiny town," and when I saw just how bad it actually looked, I decided that we had really dodged a bullet, even more so since it's been over two years and the "mountain" property across the street still isn't ready. If I wasn't convinced then, I am now. I know that the Lord led us and that He will lead you.

Thanks. My mom is at Lola's in her tiny house. I stayed last night, it's just so tiny for 2 adults and Kody. We could barely move smh. I didn't sleep at all. That's why I'm at a hotel for the night, I need my sleep to function. My mom is getting an apt on Dec 15th... hopefully. But my sister planned on coming to her house cause her job ends in a few weeks and she has to go some place. It may not feel like it now, but you will be better off away from that property in the long run. I know it feels sad now because the emotions are still raw and the memories fresh and change is uncomfortable. Things are stressful but you will come out on the other side stronger and in a better position. I don't know how long it will take but take it one day at a time. It's hard when you have little Cody depending on you too. I certainly understand that but celebrate the wins and don't focus on the losses. Getting out of a toxic environment is a WIN. I don't care how cheap the rent is when you're suffering emotionally. Leaving that place, even if you weren't ready for it, is the best thing for you and Cody. You will bounce back by God's grace. Learning that people are afraid and hush-hush is disturbing. that was the most confusing part of this. the residents own their homes, etc. but the actual moving of the home is significant so that is a real consideration. i'm glad you are out of there and i feel for the remaining residents. i like 2 or three of their models but there are plenty others on the market and i am so very sorry for what you have been thru. for those of us who are cking out tiny homes you have certainly educated us (me) on all the caveats. plan to follow you on youtube and sending prayers good vibes and positivity. one day at a time. you are outta there. you will be better off!!!

Yes, and the lawsuit to try to get them to fix the stairs. The stairs needs to be removed to be corrected. From my understanding others have said that new lease you cannot film inside your tiny and put it on KZbin. You can't film any of the models inside, you can only take pictures. The kind hearted 3 ladies,, Melissia being one of them, used their KZbin channels and their own time to help neighbors out by filming their tinys to sell. One being for a family who had their mother pass away. She never made it to her Buffalo Creek lot. There's not many avenues to sell tinys. Now that option is taken from everyone who lives there, and you can't rent them out anymore either. What I am still so shocked about is how many went viscously after Melissa, even creating a channel to attack her further by showing her old tic tock video's from 2 years ago, only kept this horrible situation against Melissa going. They are the ones that kept the drama going, and brought more attention to Melissa's situation. I also know of a potential customer that visited, had a nasty comment on their channel as well. So this treatment goes to anyone who has their own opinion that they may not like. No wonder the others there, are afraid to speak out. one which I know, is afraid. Not everyone has a channel, so they keep it to themselves.

If he decides to not renew your lease after 1, 2 or 3 years, you've lost the 10k or 15k key money. Hans' place is also exclusive to R's homes, so you'll still patronise R's business. You'll also be neighbors with some ITH fan girls/ boys. There are other TH or RV parks which don't require key money. The monthly rent may be higher than $200 or $300, but at least your costs are upfront. For key money, it's like "paying your landlord to build an apartment building so you can rent an apartment from him". (Another person's words, not mine.)

Glad you were able to get out of Jonestown. One of my good friend who lived there experienced the same thing (quite a few of my friends there actually did). They built her a covered porch and it poured water through for three years. It literally rotted the wood out. Randy refused to fix it, would not respond to her emails for almost three years, and also refused to do anything about the sick pervert who lived beside her that had cameras pointing all in her windows and in her back yard. The poor girl was being harassed by a few of the employees who lived there. They were taking pointed rocks and shoving them through her screened in porch until it would poke holes trhough the screen. She would find the rocks on the inside of her screened in porch every morning. Also, they would come by at night and throw rocks at her car and windshield. Screws thrown in the driveway two different times and she had to call the sheriff multiple times because of the harassment. Another lady literally had her cattilac converter stolen from under her truck. I could go on and on, but I think you get the gist of it. Many of my friends there had to get attorneys because of wgat ITH has done to them.

I suggest that people watch a lot of Kristina Smallhorn's videos about tiny homes and other housing options. As I said before, I don't think that tiny homes are good investments. They are unregulated. And Tom, Dick or Randy can start building one in their backyard. It is hard to find a place to put them, because communities don't want them. They are almost impossible to finance and if you find financing the interest will eat you alive. And they are very hard to resell. And scammer can start building them. Ask lovely, sweet Karen Morris, the first tiny home builder ran off with her money, and she had nothing and then she bought from ITH and was stuck with a defective product, just like Melissa's mother..

Unless you own a percentage of that business and an investor, do not pay thousands for his infrastructure for his business gains. It takes money to make money. One lady a few months ago bought a custom home. She wanted to move to the Forest. Randy charged her $35,000 for the lease of the lot. These lot in the Forest when he opened it up he charged $6,000. The lady wrote on fb if that was normal to be charged that much for the lot….this is how we found out how much he was charging not for the lot!! How terrible to do this to people…

@margaret - I'm sorry that you have to wait for so long for BC. I'll repeat what other posters have said - to contact the TN attorney general and maybe the Better Business Bureau. Flood them with emails or calls, as well as ITH. Do you know of other people who bought in to BC or M as well? If yes, contact them and get them to call the AG too. There's strength in numbers. R said in a recent vid that M and BC will be ready by next year but it's doubtful. As per his other remark during a live show vid, BC won't have power from Newport utilities. You (as tenant) may have to have offgrid options like solar setup, composting toilet, etc. Solar won't be efficient unless they cut a lot of trees.

@@kitty_s23456 - I can't believe the gall of someone who sells a tiny home and takes thousands in key money for a tenant to rent a lot under the pretense that the homesite will be ON the grid when there was no prior agreement with the local electric company which guaranteed that the number of homes in the community could be handled by them. No way would I agree to go offgrid as a substitute. I would do everything within my power to get my money back. Personally, I am not cut out for offgrid life and I doubt that many who paid thousands for permission to rent those lots would be either.

Hey Melissa. I was thinking about all this, sometimes the owners just want a tenant out so they can raise the rent. It would be interesting to know if this keeps happening. After we sell our farm, and retire. We have 10 aces for 5 tiny homes for our family, everyone one will have 2 aces. I've been watching a long time and really like the homes, but the drama really gets to me! We've been checking out other options more and more, it's a shame some people have to be so unprofessional at times. Potential buyers have walked away from buying multiple homes because of how they conduct themselves at times.

I have been in very stressful living situations in the past and can relate to how tired you must be. The good news is that you escaped the Cult of Incredible Tiny Homes, LLC. You have a channel now and can do whatever you want. People can get hung up on why you didn't tell the whole story, as they put it, but the bottom line is that #1 Incredible Tiny Homes told you in the spring of this year that they were going to renew your lease. #2 They gave you a mere 30 days. That is unfair, unreasonable and contrary to Christianity. They wouldn't even give you 20 more days. They have scammed customers by making them wait years for homes and lots that the customers already paid for in full, but couldn't give you 20 days. Congratulations! You are victorious!

That's what really hurts, I just have this feeling I'll never live in it again. 😔 I guess I'll try and just remember the good times I had there with Kody. This really does suck. Having no place to go. Having to figure it out daily where I'll be at. My mom has her tiny house, and she's supposed to get an apt in a week or so... but my sister is coming to that house to rent cause she's out of a job and place to stay. So we're all a bit screwed. I just watched your video and heard the reasoning ITH didn’t renew your mom’s lease. I am not a troll. I’m commenting as a landlord of rental property. If a tenant sued me I would not renew the lease when it came due either. The chances of that tenant suing me again would be likely if anything happened that they thought they could sue for. ITH is in the business of renting lot sites but they are also in the business of manufacturing and selling tiny homes. The lawsuit was not about renting the lot site, which in my eyes would equate to you renting an apartment but about a customer being sold an improperly built brand new tiny home that they refused to repair.
