Thanks for talking about this, it feels like all you hear is work hard, sweat equity, keep grinding, but sometimes you just lose. Every story is "bought my house 5 years ago, did paint and land scaping, and doubled my money, put it down on a mansion and now my mortgage payment is 75 cents". I'm a 1st time home buyer (4 years ago), got a great deal and a great interest rate but now it feels like I'll live here forever because the next rung up is out of reach. I've put 30k into home repairs and other than the wall colors being different you can't tell I did anything. The flip side of that coin is I'm probably close to breaking even with renting so I guess it could be worse. Can't take a second mortgage out on a rental.

It could be worse, that's pretty bad. My ex and I owned a condo, bought a house, because she was pregnant with our second. We were 5 days away from closing on the condo when it got struck by lightning and burned down. It took 18 months to rebuild.

We have a chicken tractor we made ourselves. The grass is so much greener. We have a ground level, a secure second floor, and the peak of the roof is full of roosting bars. Water & food on the second floor. If you aren't worried about predators use an old trampoline with fencing around the under area. Easy to move shade and plenty of space.

On the Cross Timbers Bison Channel, they got a chicken tractor kit from another KZbinr that includes a roof, heater and water system. Don't rember the name, but in a afternoon, they moved their 7 wild turkeys they'd hatched out in an attempt to restore their 189 acre bison ranch with turkeys (Rio Grands by the way.).

Keep on keeping on! The saying it could always be worse is heavy in the comments! I can relate to being in limbo like ground hog day with moving from one house and selling the other! We sold our 1900 farmhouse in 2020 and had two contracts fall through. One at 10 days and one at 45 days! Finally got a solid buyer and they wanted us to re wire the house! I said no, I’ll gift $1000 towards a new breaker box but that’s it! They accepted that offer and we closed 20 days later! But it was very stressful being tied to two mortgages and bouncing back and forth between the two locations to fix not pick stuff that adds up!

We bought a house and we bought a new fridge and the fridge company hooked up the water and we had a major water leak 2weeks of owning the house and had to be out of the house for 5 months had to pay for a place to stay and had to have the kitchen living room and all the hardwood floors removed and had to pay for new everything so I feel you on the house stuff

You can get a GPR scan of the floor to see where pipes are before you start busting it out.. additional cost but could save you money in the long run

Oh man I feel for you guys. I don't know if this is worse or it make you feel like your not atleast not on the sinking ship alone. In June I game home and my whole house was flooded and then water mitigation company ruined my millwork and ceiling fans and killed all my fish because they made my house over 200° and still left water in the carpet and walls so a second water mitigation company had to come in after my house got classified as stage 3 ( sewage water) and flood cut all my drywall at 2', ripped out all my kitchen cabinets, all my flooring, my master bathroom got ripped out, master closet shelves are ripped out and and everything I own is packed up and stored at some off site facilities. Allstate wanted to pay $0 at first so I hired a PA the rebuild cost is ,$43,000 currently wants to give me $19,000. I'm disabled and live on SSID. I have been living in a hotel trying fight Allstate to get them to do the right thing and what I pay for every month. It's sad really the flood was caused by the fire department accidently shutting my water off instead of my neighbors and air got trapped in my line and it blew the fridge filter while I was out of town. If you have Allstate drop them find someone else anyone else. You are not in good hands I promise you. Living in a hotel sucks but living in a hotel and having back is awful especially on these beds. I absolutely wish you all the luck and praying I can do for you. I have a great contractor/ interior designer if you help ( I'm in Round Rock so we kinda close).

Man, the first house my wife and I bought in 2007 before the crash ended up strapping us when we had to move. Luckily the work we had put in saved us from a curb appeal standpoint. We thought we were going to have to pay $12k to get out of it based on comps. Ended up getting an offer and only had to pay about $1200. But that's still a lot for a student new grad (LSU) with a 4 year old. The tide will turn.

I think you should do a diy chicken coop in the trees by the pond, just nail the fencing and roofing to the trees, and whatever wood you need, would be a hot spot for them insects and stuff, plus wouldn’t be in your yard, also plus you wouldn’t have a choice but to visit the pond while going to the pen lol

The laser in the garage are parking markers. You pull your car in where you want it and then set the laser to hit a certain point on your dash so you know how far to pull in each time! I made the same mistake. Know how many house payments you can make before you make major repairs to a house you are selling. Also be willing to drop the price of the home in lieu of repairs. Cash in the bank is worth more than what you sell your house for.

LFG has anyone recommended using floor leveler in the basement and putting down some luxury vinyl plank? Would probably cut that 25k bill down to 5k if you put it down yourself..

Get it sika self leveler and self level the basement then tile it. Remove the base boards befor you self level

that floor doesn't look too bad to fix it it isn't structural. Dig out all of the loose or easily breakable chunks. Buy a lot of self leveling floor compound, poor and smooth out. and rent a Floor Maintainer to sand out any more inconsistencies.

Just one question, how did a home inspection when you bought the house not catch a lot of this!? Man I feel for you! Replaced the siding and windows of our first home before we sold it and ended up replacing half of the exterior sheathing because it was old particle board with zero home wrap and water had got underneath the siding and rotted the sheathing! Hopefully you’re near the end and just a few more weeks/months and y’all will have this behind you and settled into your new amazing house! If I was in Texas I’d help you out with fixes/moving/etc!

@ not sure what the market is in that area of Texas or how picky buyers are but you’re right, they do have the option of just reducing the price by the cost of what’s needed to be repaired and get out from under it. At this point with what they’ve sunk into it they probably are close to breaking even if not slightly under water. Not sure if they are at the point they are willing to take a hit just to be done with it. But I get it too. They seem like good people and don’t want to sell someone their problems either. When I sold my 2008 4Runner, I had the entire thing detailed spotless, changed the spark plugs, did new head gaskets, changed all fluids, etc so that the next owner would know they had a reliable vehicle and I had peace of mind selling them a good car.

My mother passed away she lived in fla, when that happened 2 yrs ago the house was put on the market to sell ,oh my wife and I had to go there we live in Mo. so we had to go there get everything out of the house that took about 2 weeks ,it was ready to sell we thought no window was broke had to fix that ok good went back home to missouri realtor called said water was shut off we didnt think of that yeah had to pay water bill ,paid bill realtor called back water leak in bathroom they had to dig the floor up 7k later repaired ,we finally sold the house about a yr later paid off the loan on the house around 60k paid realtor ended up with around 90k paid our house and bought me a used bass tracker boat wife got her another ,we have 5k left saved in the bank all good
