Interesting that highschool graduates can't be a real estate agent in the Philippines...I started in real estate 3 months after I graduated highschool at age 18!

Unfortunately, the Philippines has the lowest budget allotment for education compared to other Southeast Asian states. So public school teachers are underpaid which makes the good ones leave the country and it even leads to shortage of teachers in some parts of the country. School facilities and infrastructure for public schools are also poor so the learning environment is not good. Overall, the quality of education then is not good 🥺 And I think it worsened with the pandemic because students struggle to focus online. A student then would need to study in a private school and even go to college to have better reading comprehension which is important for real estate agents but not everyone can afford it 😔

Sa real estate broker poba ma'am kailngan fluent mag english? I'm planning po kase mag 2nd course BSREM next year, now natanggap napo ako as property specialist hahataw ako para mas matuto ako nang husto about sa real estate, anu po ang maaadvise nyo po ma'am sa akin po? My real vision po all of that is know how to invest in real estate, need papo ba ako maging broker? Or sa pagiging salesperson kopo at magiging magaling salesperson matutunan kopo ba mag invest in real estate po? Marami po kase nabasa about real estate na dimo kailngan nang pera para makapag invest in real estate kailangan lang daw po yung ginagawa nya? You don’t need to be fluent in English. Pero dapat okay ang reading comprehension mo rin para sa pagbasa ng offer letter, contracts, etc. para ma-protect mo interest ng client mo. If you intend to invest in real estate, you don’t necessarily have to become a real estate broker. Makakabawas sa purchase price yung commission na matatanggap pero hindi guarantee na smart ang investment na magagawa kasi depende pa rin sa knowledge at experience ng tao lalo na kung nag-eeffort mag-aral hindi lang ng batas pero pati real estate finance. Pag salesperson naman, talagang benta benta lang at project selling pero pag real estate broker, para sulit ang license, mas okay talaga na ang gawin ay real estate brokerage. Yung pag-invest sa real estate, iba iba ang ways para mag-earn doon at pag nagbenta bilang real estate salesperson, most likely you’ll end up buying sa real estate developer pero ROI nun or ROE, mababa. I’m not sure though doon sa sinabi nyong mag-invest sa real estate ng walang pera na nababasa niyo. Sino pong nagsabi nun? Lahat po ng real estate investment kailangan ng pera 😊

@@OwnPropertyPH thank you ma'am for replying me, Mali po pala yung term Kopo na walang puhunan, bali po kunwari po may property akong bibilin then yung TCP po is 5m e yung capital kopo is 100k lang po dahil pumayag po sya mag down lang po ako 500k dahil short po ako pinamortgage kopo sa Bank yung property at pinayagan ako makakuha nang 20% from TCP, bali nagkaroon po ako nang 1m galing Bank nakapagdown ako at yung 200k for repair then bali nagka profit po ako nang 300k tas sa akin papo yung property, then pag pina refinance kopo may makukuha papo ako, tama poba yan ma'am? May ganyan scenario poba? @@markquedit1077 I think what you are referring to is the BRRRR method or Buy, Rehab, Rent, Refinance, Repeat. Yung example mo, hindi mag-wowork sa Philippine setting. 1. 2% lang ng TCP ang ilalabas mong pera. Wala pong bank ang papayag na 2% lang ang equity. Kung let’s say kinaya niyo po ang 10% equity dahil pumayag ang seller na P 500k lang ang downpayment, hindi ibig sabihin makakakuha ka ng mortgage. 10% lower than market value usually ang appraisal ng banks so mas mababa ang mapapautang nila sayong pera. 2. Yung mga nagbebenta ng palugi o desperate ay yung may utang din sa bangko. Given that, may annotation ang titulo na naka-mortgage. Hanggang hindi pa na-cancel yun at malipat sa pangalan niyo, wala ka pong karapatan na mapa-renovate ang property at magpa-rent iyon. Para mag-work yung ganyang method, kailangan may pera ka para mabili mo ng 100% cash ang property then saka mo ipaayos at ipa-rent then gamitin yung equity para sa ibang projects. Kung hindi mo kasi kayang bilhin ng 100% cash ang first property mo, hindi siya magiging profitable dahil mataas ang interest rates ng mga bangko dito compared sa ibang bansa tapos maximum loan term din ay 20 years lang. As of now, wala po akong time to mentor any person. I’m still working hard to become a real estate consultant and pass its board exam in the future. Kapag foreclosed na ang property, hindi niyo na po mabebenta kasi ang dapat nagbebenta ay yung lending institution not unless nag-hihire o nag-aaccredit po sila ng real estate agents to sell on their behalf po 😊

Hi po, maaaring yung mga company o developers mismo ay hindi sumusunod sa batas. Kapag ganyan, maaari ka nilang takasan at hindi ibigay ang commission kapag nakabenta ka kasi alam nila na illegal ka po. Wala ka pong habol din kasi hindi ka ma-proproteksiyonan ng batas

Mas bagay mo yung nude lipstick, mas maamo mukha mo doon, mas lalo kang maganda, In that way mas mahuhulog sayo yung prospects mo, Gusto ko yung ganitong type of job, yung sahod is naka depende sa effort mo, unlike sa per hour/day ang sahod, na kahit ibigay mo yung best mo is parehas parin kayo ng sahod sa tamad mong katrabaho. Yung consequences nga lang is hindi ito fit sa mga pamilyadong tao na medyo kapos at need ng pera sa kinsenas at katapusan para pang tustos sa araw araw kasi millions of sales yung pinag uusapan dto. You have to be patiently wait and do ur best effort para makabenta. Kung ikaw naman ay single sobrang magandang opportunity ito para mag invest sa iyong talent and skills, dahil ang pagbebenta ay hindi ito basta basta, skills and talent yan. Bilang isang entrepreneur, ganitong klase ng mentor yung gusto ko. Btw kung naghahanap ka ng nude lipstick meron akong benta pm mo lang ako. 😜

Minsan kahit anong effort mo, maaaring hindi ka po kumita kaya tama ka pong hindi ito suitable sa lahat po. Also, it all begins with the mindset.
