Guys, I cannot tell you how many times I have been lied to by various Real Estate agents concerning questions having to do with due diligence, as many of them are either unlicensed or will simply tell you what you want to hear. My attorney works directly with the owner, and he performs the necessary checks and balances of the due diligence process. Purchasing property in the Philippines is an enjoyable process if you simplify the things by using a seasoned attorney.

Question po if magrerequest aq ng certified true copy ng tct nya reflected pa din ung mortgage nya dun sa MOE .. if ever ma fullynpaid nya po un.. mawawala po ung nakalagay dun sa MOE or maiindicate na ok.na sha sa mortgage? Best time to request CTC po nun sa registry pag on hand nya na po yng title? Pra macheck ung updated annotations sa MOE? Sorry magulo ata questions.. hope masagot.. salamat madami 🙏🙂

@@roseannbalbuena5803 Ah... Hndi ko kasi nagagamit yung acronym na iyan 😀 But anyway, yes, hindi mawawalan ng entry sa ilalim ng Memorandum of Encumbrances hanggang hndi na-cacancel ng mortgagor. Magbibigay si bank ng Deed of Cancellation na kailangang i-submit sa Registry of Deeds at magbabayad ng registration fee plus etc. So kung bibilhin niyo yung property, definitely dapat cancelled na yung annotation. Gawan ko ng video next time kung paano mag-cancel ng mortgage 🙂

Hi mam Good Day po. Ano po gagawin kapag ganito po. Gusto ko po ebenta yung property ng friend ko po. Kaso hindi pa po niya napapatransfer sa name niya po yung property pero meron namang Deed of Sale. Ano po yung e pepresenta ko po sa Buyer ko po? Yung Deed of Sale nung friend ko po at nung original owner and Deed of Sale from my friend to the new buyer? Meron po ba yang penalty? or okay lang po ba na ganyan po?

Hello, dahil Deed of Absolute Sale (DOAS) hindi Deed of Assignment ang meron ang friend mo dapat ipa-transfer na muna sa pangalan niya ang titulo. Wala ng paki ang original owner sa bagong DOAS. Need din bayaran lahat ng taxes at most likely na may penalty na dahil hindi pa nalipat sa pangalan ang titulo 😊

Kapag subdivision lot po bibilhin mo, automatic dapat may LTS po sila bago magbenta kaya kailangan niyo pong i-check iyon 😊
