When it comes to real estate, the Nomad Capitalist team and I are always on the lookout for the best markets, which is why I have a dedicated real estate staff who spends an awful lot of time scraping through inventories, trying to find the best possible real estate deals, from all over the world.
My operations and research team also put in a decent amount of work into finding the best places to park capital. We take our time to filter through certain variables and find markets we feel are good enough for our clients.
Proverbially, we are always on the lookout for the next Singapore.
Even though that era is way past us now and there will never be another Singapore when it comes to profitable real estate. The main point is, nothing stays easy or cheap for long.
So I just try to look for places that still have a lot of the deals and a lot of the fundamentals that Singapore did, back when it was a terrific place to invest.
So here is a grounded overview of three places I think are some of the best places to invest in when it comes to real estate.
2:34 Tbilisi, Georgia
There is no denying that a lot of people aren’t even aware that there is a country called Georgia! Everyone who has followed my channel for a while will know that I am an OG fan of Georgia and always use any avenue I can to talk about just how much of a hidden gem this country is and when it comes to real estate, Tbilisi offers some of the most affordable markets.
5:49 Phnom Penh, Cambodia
The real estate investment opportunity in Phnom Penh is very attractive with a variety of options and opportunities for business investments.
The Cambodian government has an agenda to usher in foreign investments of all sorts, in a bid to boost its economy, so that alone makes Phnom Penh a superb place to not only invest in real estate, but also do business.
9:57 Istanbul, Turkey
Right now, Istanbul is one of the best places for cheap real estate deals in Europe. You can easily buy good property for $1,000 a meter, which is way cheaper when compared to other places on the list, like Tbilisi for example. Turkey has the most positive citizenship by investment program in the world and a flourishing economy that thrives off locally exported goods which makes it a really great place for cheap real estate investment. However, due to the exposure and attention it’s gathered in recent years, the price is bound to go way up anytime soon.
While all of these places are cheap and a great spend for your dollar, I strongly advise you to take caution when going over there to purchase any property, I suggest you seek the help of someone with enough knowledge of the area, who can show you where to go and tell you how to properly bargain with the locals.

25 March 2021: The economy in Thailand is depressed, partly because there are no tourists. In the towns and cities that have been popular with expats and tourists you can buy a good condo for 60% to 70% (or even less!) of what you needed to pay 2 years ago. Tourism and expatriation may never go back completely to what it has been, but you cannot fail to make a good capital gain if you buy now. However, forget about a good rental return for the next 2-3 years at least. On the other hand, maintenance outgoings are typically very low. So buy and hold is quite feasible, and when international travel restarts you could just live in the place part of the year until the time is right to sell.

To me one of the best place is Addis Ababa, Ethiopa. We bought 5 brand new apartments $70,000 each. We are renting each one of them at $1200 a month. In nearly 7 years we are expecting the apartments to go at $115000/each. There is nothing like mama Africa at this time.

@@Re3iRtH in 2070 the population of osaka will be falling substantially. Their economy is dead. Ethiopia is one of the fastest growing economies in the world. Young population. Also cparing japan and ethiopiq is totally irrational. Osaka is more comprable to any city in Europe.

I read some comments about Africa here , which are racist and pure ignorance. For those who think that Africa is not a good place for real estate market you should do your homework. I am pretty sure that a lot of you have never travelled there or even outside the usa or their cities where they live. Please don’t base your investment decision on information provide by media. I am from Africa but I live in USA (I own properties in USA and in Canada). My dad in my home country owns apartments building and rent them out. Comparing real estate market in Africa (Ethiopia, Cameroon...etc) cash on cash return is way better in many African Countries than in USA/Canada. it will take many years for houses/apartments complex in North America to grow in equity. Ignorance is a disease.

Portugal is an amazing place but yes, too expensive for everyday people there, so not a good investment, many properties sit unsold for years. It is only a lifestyle choice in my opinion

If the locals can't afford it, It is poison stay away. Local tenants set the proper price. Expats are too lean a customer base.

10:15 Never occurred to me that negative birth rates would suppress real estate values. But I guess property in the U.S. is always in demand and I guess 2nd / 3rd world country real estate demand can be influenced by birth rates.

Turkey is quite intriguing. Over time, the economy will recover; the currency will rise... and in the meantime, one can obtain (via investment) a citizenship from a "real country". Still, if I were actually going to invest in property there, I'd want a competent (and honest) property management company to manage it.

Sometimes I think I'm the only NC viewer that has invested in African property. Andrew has put out a video about why he doesn't bother investing in Africa, so this isn't the best source for the question you have. Moreover, there is a growing global asset bubble, which people should seriously consider when risking capital in any real estate market. As they say: Past Performance Is Not Indicative Of Future Results

@@AnEvilSnowman As you know the Continent is vast...really big. 54 Countries split by the Sahara in varied geopolitical regions. Many Countries may be semi-detached from the "Western world" economy, but I can't identify any that wouldn't be affected by a global economic meltdown. Nonetheless, investment revolves around ones individual goals and strategies. I wouldn't recommend Sub Saharan RE investment to the person that's looking for passive, absentee ownership (except in some areas of South Africa). However, if one doesn't mind spending some time in the region, the "long term play" (10 years +) probably presents far less risk and far greater rewards than what's been presented here. With respect to your original comment: Rwanda markets itself like a Boss. It is following the Singaporean playbook to a T. Rwanda has about $2B USD / year injected from foreign capital sources for business and infrastructure ventures. Kigali has higher rental yields than any other key cities in the residential and retail sector in Sub-Saharan Africa. And higher yields than the places mentioned in the above video presentation (but higher entry cost), and I would consider this area (the entire East African Community - I especially like Tanzania and the DRC) to have less risk. I'm doing business in Georgia🇬🇪 and I'm telling you, social connections with locals, and gaining their trust will give you what you want without being scammed, the language barrier and the sociocultural of that country is closer to my standards. As a foreigner get prepared man. 😉

I think investing anywhere in Cambodia is currently one of the best options you mentioned personally, I would just be afraid of the risk of the government or the king will take my properties/possessions away. Knowing how anti-immigration East Asian countries are specially if you don’t look Asian. I know Cambodia has a citizenship by donation. I would be more comfortable having citizenship there before thinking of obtaining any property there.

If you have no solid connections , I would advise against this. In Phnom Penh is a property bubble preying on foreigners, in the rural areas Cambodian farmland is bought in bulk by Chinese & Vietnamese, even mineral resources those mining rights are sold to foreign corporations for 50yrs. The "boom" is transient & artificial. After a few decades , Cambodia will likely end up an empty shell. Unless you think you are skillful enough to ride the tiger.

When you get a bit older, you'll possibly lose interest in apartments in busy city centers. At some stage you'd like a larger house, with a nice garden etc. Not something I've frequently seen on this channel unfortunately.

@@Captain_Tiger yes I agree with that. Things are cheap Im not saying its a bad investment. But I wouldnt like to stay here, it seems all kindof conservative and backwards. Opening a bank account works for sure, that's a good advice. But I don't know... living here seems so so. I was also not a big fan of Kuala Lumpur. Food there is great but Dating in Malaysia was super dead, muslim country... I'm curious about cambodia, I love thai culture so hopefully that's a bit similar.

No it's not, my friend lives there married to Georgian, they are very hospitpal and welcoming, any one going to wine dinner knows this avoid the local white wine😂🍷, but helps to have a known local contact.

I'm by no means an authority on this, however, coming from a former communist country (Romania), I'll NEVER buy property in a country adjacent to communist superpowers like Russia or China. So on this list, only Istanbul, Turkey makes the cut. Good info though!

Tbilisi at 7% yield is not that great. Better most of Europe, but it ain't saying much. Only good if you speculate that rents will rise fast

You hyped up how you liked these "three" places but then you proceeded to crap all over the prospect of purchasing property in Phnom Penh. You offered nothing good or concrete about it. After listening to you I'd never invest in Phnom Penh....unless I just had money to throw away. I'd rather take my chances in North Korea. Seems like you just wanna come on here and brag about what a shrewd real estate mogul you are. But then you wanna play Monday morning quarterback and tell everybody it's too late for this place or that place. I'd probably have just as good of a chance at being successful in real estate if I visited Miss Cleo as I would listening to you.
