I would go to a tankless hot water heater and move the washer/dryer to the closet opposite the door to the second bedroom. I'd also make it a washer/dryer (like the new GE model because of its great energy savings). That would allow me to have a tub/shower in the primary bedroom en suite. I would also eliminate the TV, but put in a pull down screen in front of either window with a TV projector. The view is great during the day, but I bet is nothing but blackness at night. The TV would mostly be at night and should be paired with a DVD player because I doubt the Internet service is great there and, if it is, it isn't cheap.

with the lights on you will not see much like the idea of the projector. Although with snow on the ground and a full moon you will feel like you have a parking lot with street lights next door. Think I would want cellular shades on a timer to lower about a hr after sunset. Then about a half hr before sunrise raised up. Then when not home they could be closed. Then for the patio door you could do a regular shade that you could use as the screen.

I love that. Steel is needed down here in Formosan termite land, northern gulf of Mexico. They gobble up wood. You cover a lot of info in a very logical way. Always a great video.

Kerry, with all the comments about changing this and that, my comment is rather mundane 😂! All I have too say is for the money when it’s converted to US dollars these metal homes are down right affordable, I wouldn’t change a thing except order Bosch appliances because they are dependable and add solar panels with a lithium battery back up! Finally after you did a series of very expensive prefabricated modular homes, you got back to basics and reestablished the whole point of buying a modular home COST! These are well built, they look very good, they have a style that is both modern yet with a touch of traditional country cottage, plus they are made from steel and aluminum, for me just include an air conditioner or a combination temperature controller! As the U.S. Marines would say “ UhRa😂”

Great size, this is really where you need to be to be "livable", IMO. Great kitchen, though I'd want a closet-like pantry at the end. Any idea about the insulation r-values? Given the location, surprised to not see a wood stove in the home.

Thanks for the feedback, wood burning stoves are certainly possible in these homes upon the customers request. The roof is R42 and walls and floor is R35. These windows are also triple pane windows. BC has some of the highest building codes in the world due to the extreme weather and Modern Mod builds it with that in mind!

Victorian period homes tended to be wise, with the fewest windows facing North. Far less heating energy is required. In hot climates, perhaps the opposite is best. I happened to have been born in a Victorian, with floor to ceiling "french" doors - windows able to open onto porch. The North, upslope, had small window in any room. Modern double/triple panes help prevent heat loss better , of course. For ANY climate in which there exists snow accumulation, the peaked metal roof is by far best. Snow slides off the peak with little or no encouragement. Snow can add substantial weight affecting structure. Low ceilings are oppressive unless one is really only a meter and a half tall. (a man for whom we built a beautiful mountain home was 6'9, and required 8' doors to finally have a life without ducking - normal US doors are 6'7" (2 m) and ceilings most often 8' (2.44 m) For any single person, hand washing dishes remains far more efficient than a dishwasher, and it is likely that 2 persons would benefit from space as well, rather than energy-eating. There are different sixes of clothes washer/dryer combos, some vertical - even large-full size. A medium to large refrigerator is best for anyone who wishes to live normally eating real food. Possibly a carport, later able to become an enclosed garage is best, as many tools and other goods are better stored outside of living space. It is profoundly wasteful to have to hire others to do much construction, repair, creative change, THere exist so many types of skylighting that a comment cannot cover, from tubes which capture indirect light to open views, bending or adjacent to teh vertical windows that anyone living near nature would prefer. A separate heating idea, which could likely be installed in some of Kerry's explored designs, is called subfloor heating - THIS is BY FAR the MOST efficient and pleasant in cool to cold country. a lightweight concrete floor about 2" thick, contains highly durable hose through which warm water, heated by an efficient boiler warms one from the feet up. As heat rises, the actual room temperature can be set cooler than that which warms from any other source. Some light insulation below the floor can reflect almost all heat upward. There is NOTHING more pleasant or efficient - take it from someone who has used wood stoves, radiators, and ducted heat! I would suggest seeking out a design which accommodates subfloor, which can be tailored, due to separate hosing under each room.

I love a lot of the houses you've shown us, but am baffled by one thing: where do they put their coats and boots? It's not unusual to have several pairs of boots, and the same goes for jackeets and parkas, mitts, toques, and buffs. I totally get that southern California people don't need an Arctic Entrance, but anywhere in the North keeps a lot of heat in if they've got one. do they have a air exchange machine seeing vents above the kitchen-- could be furnace also. Think I would swap and have the laundry in the bathroom and have the hot water in the kitchen. Then the office would become the master and the master the office. Would be ok not having two bedroom and just take down one of the walls . Then get a murphy bed for the once in a great while guest.

The interior of this house is cold and uninviting, stark cool white cabinetry and walls, no thanks. Living area way too small, no dining table (do those people not eat there?). They could remove the couch and add a table. I agree with someone's idea to use a pull- down screen instead of a wall mounted tv. An electric fireplace on that wall would be better. Both baths need showers. It might work as a short-term rental but not a home. Sorry, Kerry, windows aren't everything. I live in the Rockies - those windows need heavy blinds or curtains for warmth at night in the winter.
