Their sales team is on point! She was charming and smooth in her presentations delivery, she didn't over sell, she just knew her stuff. I hate to talk about accent. You could see she had a touch of British even though she is Ghanaian, but she didn't over do either, in her speak. This Developer is top notch. Well packaged presentations and investment from top to tail. I also loved how she dressed. Corporate but not fussy. Plus she was a beautiful Lady. Both ladies were excellent.

Guys, beware of the promise of a waterpark. I own a Devtraco property in Tema community 25 at Devtraco Courts. I bought the property in 2014 because of the promise of a waterpark, among other things. Suffice it to say that the waterpark was never built. If this had occurred in a country like America, residents would have sued them. The Devtraco Management also made other promises that were not fulfilled, such as the building of a church and mall. Additionally, the road that residents take to enter the gated community is in a bad state. The Devtraco Management decided not to repair the road amidst numerous pleas from residents. There is also water issues in the community. I personally will not invest in any of their properties again. A similar video was done by Vanessa Kambi to promote the Pelican. I made a similar comment on her channel. My comment was, however, deleted. Consequently, I will not be surprised if my comment on this channel is deleted, as the video is sponsored by Devtraco.

You could probably rent those out for $115 a day on Airbnb, which is around $3,000 per month if their 95% occupancy rate is accurate.
@WillieFungo3 жыл бұрын
That's including service fees and maint.
@stephenfrank97353 жыл бұрын
That 95% occupancy rate sounds like a bogus figure to be honest.
@stephenfrank97353 жыл бұрын
Besides that $3000 per month figure you quoted amounts to more than the 8-12% annual Roi she stated. So the maths doesn't add up.
@WillieFungo3 жыл бұрын
@@stephenfrank9735 The occupancy rate does sound too high, but that depends on the quality of the location. Also, her calculation wasn't based on Airbnb, which tends to have better returns than traditional leases.

@@stephenfrank9735 I agree If you look at $190K say average at 18% return to be fair brings in $2850 per month so the 10% is half that so is it a good ROI plus inflation and additional fees to be paid????
