The housing market has risen 8% in value in the last 12 months and is not showing any signs of slowing down. While this is great for homeowners, it makes it very difficult for homebuyers who are trying to get into the market. This is especially hurting first time home buyers and those who rely on federally backed loans like the VA or FHA Loan because their offers just can't be as competitive as a conventional loan or cash offers. This is making it very difficult for these buyers to get into the housing market.

Make sure buyers' expectations aren't too high. Make sure they understand that it's a seller's market like no other and they will need to be prepared to pay more to secure the deal. Propper mental preparation should help boost their aggressiveness in putting in competitive offers and limit buyer-fatigue.

When we listed we did a “coming soon” for a few weeks then fully listed with delayed showings. We had 16 scheduled on the first day tours. An open house the next day over a weekend and had 16 agent represented views. The Monday after we had multiple offers with escalating clauses. 2 offers we didn’t accept were VA, but the one we selected waived inspection and appraisal, and put 40% down. $20k above asking. I am a VA mortgage holder, and had to actually cover the difference in appraisal when I originated the loan in 2012. I am a loan owner. Also having a mortgage makes you a loan owner not a homeowner. That equity is the bank’s equity. That is why in order for you to access it you have to pay interest. Once it is paid off you actually own it. 🤯🤯🤯🤯

I’m one those right now who are having buyer fatigue & I consider myself more prepare than most first time home buyers I have the money for the down payment & even all the closing cost if needed but I just can’t compete when comes to the bidding wars plus it doesn’t help that my state is one of the hottest market right now I’m not giving up but I refuse to settle for less

We are quickly on our way to becoming a renters society. All home will be owned by large corporations, boomers, Gen xers, or early Gen yers. But if you can't afford a home now you might want to think about purchasing at least 2 acres of land and building the house you want on it.

I’m using my VA loan through Veterans United around May/June, already preapproved. I’m looking at rural areas or small mountain towns in Appalachia. The prices aren’t really hiking like crazy, the houses on the market for a while are obviously not in bid wars, and there’s no jobs so people aren’t rushing there. So my buying strategy is a grab a good deal out that way. I feel like on the right property I can get the owner to foot the difference of my earnest money on closing costs.

Millennials I hope you will learn from my future daughter-in-law's mistake. She bought a condo in downtown Atlanta area in May, 2020 for $188K. Today units are listed in this same building for $170K. In six months she has lost $18K and that does not include closing costs and realtor fees (add another loss of ~$12K-$16K). To top it off her monthly HOA fees are $500 per month for a high-rise building. My son just proposed and they are getting married in 2021. The have no idea what to do about this condo since they are number 34 on the rental waiting list. Millennials buy from emotion, and this old lady only buys based on location, and price per square foot - PERIOD. I buy real estate strictly as an investment and I never have an emotional attachment to a home/condo. I can live in a run down shack, sell it, and start all over again. Lastly you millennials that make comments that you don't care about the price, because the monthly payment is great due to the low interest rate. You also go one step further and state that since this is you forever home, you only care about the monthly payment and not the actual value of the house. Fact, 50% of couples will be divorced within the next 6-13 years. Therefore 50% of you will care when you get divorced and your house is worth considerably less than what you paid for it. Oh that's right you millennials will lobby the government to write-off the loss just like your student loans. You millennials make one bad decision after another and want the taxpayers to pick-up your tab. Grow-up kids, or once we are gone you will all need to learn Chinese.

true story I am a shuttle driver I transport pilots every day and I heard stories , every days they talk about the new properties they buy., half million properties with not even a 6 digits salary ., and they still believe is an investment. is amazing how financially stupid are the people . I being living in the same building for 15 years in 2005 the 700 sf apt. use to sale for 90,000 now is all time high and they are selling for 130,000 , but the maintenance is 450 usd a month means 81,000 in 15 years for maintenance , plus taxes and repairs in 15 years they are loosing a lot of money.
