This will give you some insights into what we look for when surveying old timber framed buildings. The pitfalls are huge, but so can be the rewards. The problems we see here are typical of many timber frames. See www.heritage-house.org and www.heritage-survey.org for more information

Very enjoyable : terrific sighing and always followed by the declamation ,"It's sopping wet". I could watch these all day.

It's a Slovakian timber adze... Beautiful tool to use..

That's a tragic story there and very sad , cracking looking house unfortunately . I was always told that where timber touches stone you will get rot . Is this a strict rule and if so how do some buildings survive with wooden lintels and frames meeting stone ? Do you need moisture as well or was there a layer of lime mortar or similar between , or was the timber used a better grade than today's fast growing pine . Re the downpipes , I've seen that type of window cut many times before to allow HP water jets to be inserted . Where the downpipe goes into a concrete slab ( for instance ) it's a cost effective way to get the drain flowing . Ok , it's not proper , but provided the drain keeps flowing it's not the end of the world . If the drain blocks again at least you usually see it pretty quick .....ok , I know you will probably disagree , but it could be better than the water going unseen sub floor and the problem being undetected .

Timber / stone - hmmm not really if the stone is breathable. The frame would be laid on lime mortar first. Timber cement - yes - it rots. Old timber was pitch pine - full of resin. New is crap - and rots if you look at it.

Just about - the entire frame is toast.. New one being started in about 2 weeks..
