In this video, we walk you through the Sunsetter - a park model RV from Phoenix Building Solutions in Greenville, Alabama. Phoenix is a newer manufacturer of tiny house and tiny home RV park models. They are working on their HUD certification as well.
This video highlights their Sunsetter model - a new and unique floor plan which features a 133 square foot porch contained within the trailer! The home has a door off the bedroom to the deck and a sliding glass door opening into the kitchen. It also features an exit door off the living area. In addition, there is a 260 square foot loft.
Near the end we show you a second Sunsetter which has the same floor plan, but different finishes and options.

Screening in that porch would be great! Also, if you were feeling froggy, it could even be enclosed with glass for a three season area.

This is a VERY NICE, home. I Don't consider this to be a TINY house, but a SMALL house and there need to be more up to date videos of SMALL Vs TINY..I prefer both..and good to see tiny/Small homes being a lil BIGGER..

We agree to an extent. These are smaller homes but it is harder and harder for us to find legitimate TINY homes. As these are marketed ‘tiny’ we too market our videos as such. Our videos would not be seen if we titled our videos ‘small home’. The few tiny homes we have seen are ridiculously priced and park models give you more bang for the buck.

I saw a video of this model yesterday. It's neat, but not a kitchen for a wheelchair. I'd order it made with the wall in the kitchen bumped out a foot or two. I know, it has to stay under 400 sf, but I can dream. :) Those doorways into the bedroom and bathroom would have my chair stuck. LOL. Maybe that problem could be solved if that front kitchen wall was bumped out. And, a big thank you for measuring the door openings. Only a few models (without changing it) allow for wheelchairs to pass through. My chair's total is only 24" wide, which is narrow for a wheelchair, but you can see it wouldn't go through that bathroom door. I keep a list of the models and who makes them if they work for my chair. So, thanks for measuring!!!

There's one company that I know that does that and they're backordered for 3 years already. They offer 2 models that's it. A regular one and one for the wheelchair/handicapped model. Sinks lowered etc. I believe and want to say it's buildabox. I'll double check and see if I can find this comment and come back to let ya know . I know they've also kept one price point which is 65k a model no upgrades though. It comes with everything though. It's literally turn key.

Love this layout! So different and really unique, and isn’t that what we all want anyway? It’s really stunning and laid out so nicely. Love the separation and an actual living “room”! The only concern I have is the tight doorways. My walker wouldn’t make it through unless I scooted it sideways. And I would like a wider kitchen to accommodate my walker easier. Just a smidge wider. Absolutely keeping this model in my wish list! Thank you guys for showing this model and featuring such lovely options!

Ohh I love this! I could totally live in that! 2 changes I'd make though if I were able to order one. 😊 I would make the porch about 3ft smaller (from 8'x18' to 5'x18', I dont need that much porch) to add that space to the kitchen corridor area (from 5' to 8') the 3' walkway to 6' making extra room for a separate dining table or even a separate island which would then leave more cabinet storage where the bar stools are now. Also, I'd have the porch & kitchen the same level BUT a step down or 2 to give the loft area above a good bit taller headroom. Then youd step back up to the bedrom bathroom area & living room area (essentially both ends of the house) Ohh, & each stair would be a drawer for storage. Now I want one! I already moved in in my mind 😂 I can dream right? Maybe my plans could come to fruition for some lucky person someday 😊

I am curious with the elderly in mind how does a wheel chair get around inside of this home? Have you built any for the Handicapped?

This one was not specifically designed for that. Phoenix can build many of their models with wheelchair accessible doors and ADA type ideas in mind. They also can do custom builds. We have a video of an ADU they built that was specifically designed for a lady as she ages.

We are not affiliated with any of the manufacturers or dealers in any way so we defer to them for pricing. If they want us to provide pricing in our videos we will and if not we don’t. We respect them for allowing us to film and tour their homes, lots and factories. With Phoenix, they do not build basic ‘spec’ models. Every model is unique with various options, upgrades and design features depending on what their customer or dealer requests. Additionally they are just beginning to build a dealer network so they can currently sell factory direct if the customer doesn’t live in a dealer area. Finally, someone may see this video 3-5 years down the road and prices are always going to fluctuate. Therefore they (and many other manufacturers and dealers) feel providing pricing on videos can lead to confusion and issues that can cause customers to feel frustrated and feel like they aren’t being honest. Not sure if that’s possible or not but it would be nice. Phoenix just began working recently (after this model was built) with a 6/12 roof pitch which will definitely help with loft height in lofted models.

Fyi, all loft spaces are a 2/12 pitch. The steeper pitch is on anything else.🎉 the biggest issue is keeping the center height within regulation as to not have the loft counted as additional sq.footage. we can absolutely lower the ceiling height and put the maximum height in the loft of you would like 👍

I like the solid faux walls in the shower. They come in many colors/designs and so much easier to keep clean. I don't like the shower inserts at all, but I do like the shower walls in this one. Pan floor and smooth walls.

Do any of those windows up in the loft open? if not there is no emergency exit and no place to store your grandkids.

It’s sort of a catch 22. The windows are fixed. Ryan with Phoenix explained in another comment that they purposely put the fixed windows in so that if children are playing in the loft there would not be any accidents. Since lofts in RV park models are not designated sleeping area egress windows are not required. If you purchase one and want egress windows then they can be installed I’m sure.

In the bedroom, I'd have the door to the patio removed and put a closet there instead of wasted space. You're literally 5 feet away from the kitchens patio door.

It’s made of lots of materials as discussed in the video. For pricing you can contact the manufacturer direct and they can price a unit with whatever options and features you want. They don’t really build a base model. Every one is custom with different features and materials.

For one moment, I thought the tray of pastries were real. I have sworn off cakes, biscuits and the sweet stuff but man, some days are harder than others. I like the linear arrangement of the kitchen and the deck that could serve as a dining space. The living room is snug and I would like to be able to put the television somwhere else apart from over the mantle. These are nice units and a little different from what I have seen.

This is NOT a tiny house !! It's just another Park Model home selling as a "tiny home" This is a huge trailer and costly. Not a tiny home price i'm sure. Park Model trailers vs tiny homes are two different home concepts. I miss when tiny homes were actually TINY lived up to their name. Video is misleading 👎

Need to have a handrail to get up the steps. As we get older, it gets harder to go up & down steps. (harder to go up steps than to go down) I don’t always need the rail, but when I do, I am glad that it is there.

Hey! The mini split is positioned so that it blows into the loft, and kitchen/ main area to keep it all cool... Regarding the windows, you could order one that way, but we use solid windows for safety with regard to children. We would hate to ever hear someone's child was hurt in one of our homes..

I like this-Think I would just keep the loft over the porch area and skip the stairs and use a ladder- the stools would be nixed and think I would want the sink and dishwasher there then nix the window over the sink and have a little more cupboard and storage space. leave the windows from the loft for light. The step up into the shower scares me a little. Add a few grab bars in the shower. Love the unfinished ceiling on the second one. The microwave would need to be vented to the outside. The T wall is interesting. Need a matching workshop/studio shed/garden tool storage. Would love pocket doors- Think the wilsonart thinscape is a good product for a galley kitchen and the bath. Could see shifting this into a single wide modular - and adding a few feet for storage/closet and having it on a pier foundation. Then a misquito curtain or screen in the porch after delivery. Think I would also put the fireplace on the porch and have the sofa on the wall were the fireplace was.

Nicer home, better layout & use of space, except for a few changes I'd make: No standing loft at least in the middle they could of made it that way or off to one side. Too large of windows in bedroom No closets to speak of Don't care for sliding glass doors, due to ease of popping off the track & gaining access. No doors that are all glass, safety wise, break the glass your in😢 No door access in bedroom, safety reasons. Living room, too big of windows, harder to cool & safety easier to access. Other than that pretty nice, with those changes nice ❤

Wonder if they could build one with the slider glass wall doors in the kitchen so that it truly opens all the way. Then screen your patio.

I’m pretty sure it’s possible. Ryan from Phoenix monitors comments so maybe he can tell us for sure. 99% sure the screened porch is possible just don’t know about the full width slider wall. Thant becomes a structural issue that an engineer would have to review in my opinion.

Hey Momma! We absolutely could. They aren't cheap, but it can be done I believe. As far as screening, we absolutely can screen it in. Just not optioned on these models.

We’ll see how that works out in a future video. We’ve had a lot of positive feedback on our current format and videos that are just slideshow pictures are all fakey and can be put together without even walking in the house you present. At least we show up and actually walk around the house.

Yes and no. There is a closet cabinet available for the bedroom but it was not in these two models.

No. There is only the "optional" closet he spoke about in the corner of the bedroom. I would make that porch smaller & add footage to the small bedroom & to the living room.

To make the porch smaller would increase sq ft. To over 400. Not allowed. We do have 2 different closet options for the master bedroom. Or, any ideas you have we can build!

Not really a tiny home, but a mobile home! Looks expensive which is not why people want Tiny homes to SAVE money!

All homes on wheels are mobile lol. This home is not built in mass production like a mobile home and is built to ansi standards and not mobile home standards. Most mobile homes have 2x3 walls. This is 2x4 construction. We have seen tiny homes for $150000 so this one is a bargain compared to that.

Hi Terri! Appreciate your comments. Granite solid surface is an option. Lvp flooring, is an option, tongue and groove walls and ceiling are standard. LG stainless appliances are standard. Our cabinets are full wood, soft close high end cabinets. Doors are hand built, solid wood pine. Siding is lp smart product. Metal roof, with blown in attic insulation... can you tell me where we are "skimping" that isn't an upgradable option? Genuinely interested. Thanks!

For older people definitely not ADA complaint nor built with safety in mind; such as fire extinguisher, smoke alarm etc. Disabled people would have hard time passing thru those doors. Still installing old fashion electrical plugs. New ones have USD ports. There should be one or two windows that are escape windows in case of fire! For the price of these fire boxes you could build one that older people could live in. In any home I would only buy if it would have some safety devices! In all my browsing I never seen any manufactured homes that are built to resist high winds, fire resistant or climate changes? But the price keeps going up!

I believe these do have smoke alarms in them. Phoenix can make ADA compliant ADUs. From experience, the USB plugs are around $30 each while a standard plug is $7 so that will add to the cost. This home shown has an exit door in each room and windows are large enough for the average adult to get out of if necessary. Bear in mind that most manufacturers build for regional climate conditions (insulation, framing etc.) so a home built in Alabama may not do superbly in Maine. Nevertheless they are built to the codes for which they are certified. Park Models are built to ANSII RV 119.5 standards which have certain requirements for safety, egress, etc. HUD standards are the ones required for most mobile homes (aka trailers). Both codes are quite different but in many ways it’s our opinion that the park models are built better in most cases.

The loft areas would be wasted space for me. I would delete the lofts and make the ceiling higher. Delete those steps and make a small bedroom on that side. homes, even tiny homes, need to accommodate wheelchairs. This plan would not be feasible for a lot of elderly people like me.

Yeah I can build one. Can you? How do you know you can build one for way less? We didn't provide a price in the video. Many people CAN'T build one. What kind of "real materials" are you talking about? This one has wood, steel, screws, nails, windows, doors, fiberglass, LP siding, metal roof, and the list goes on and on. Maybe you're talking about thatch and tree branches and tar pitch? Or maybe like ITH you can use free recycled freezer panels. I don't know. But thanks for watching and thanks for the comment. definitely not a fan of the kitchen, the oven on one end and fridge on the other is not so inefficient, The concept of a covered porch is nice, but I would do built ins on either side of the fireplace and move the door a couple of inches

@@50pluslife360 this is not a galley kitchen a galley kitchen has two parallel walls of cabinets with a narrow walkway this is just a line of cabinets and appliances. A galley kitchen is very efficient

Sink is not a farm style sink. Living room & kitchen are nice. Bedroom has too many doors, personally, I would eliminate the door to the deck. Windows that are TOO BIG.

Yeah, park model... not impressed. Far too small in main bedroom. Could raise the height for the loft to make it more liveable. No specific eating area. Galley kitchen is far to narrow. No storage Very poorly designed.
