The handrail looks like it's made from popsicle sticks, as well as the walls. Once you see it it's hard not to. I would feel like I was living in a school project. I know there are many names like park model, modular, prefab. But realistically if it comes in on wheels it's a mobile home. And this is a fancy single wide.

Well, you ruined it for us, now! LOL. Or, we actually built the house out of popsicle sticks and did some creative photography to make it look like we were actually inside it filming. In truth, you are correct that anything on wheels is mobile, BUT many mobile homes are built with single use type axles and not meant to be moved around a lot. Many park model companies use heavier axles and construction practices are different between "mobile homes" and "park model RVs". It's up to the consumer to decide which works for their situation.

I don’t like metal and wood look. Just my preference but many looking for farmhouse will like, like 3/4 window door. More like French doors. Like bath ceiling stain.

The only other thing that I see bad about the home is the only actual bedroom in the home is too small even for a couple it is too small if you are single and maybe had just a twin bed in there it would be all right I guess there are some people out there that would like that

We never try to guess why the widths are not standard. Maybe 10’ for easier transportation or squeezing one more home into a park? One thing we do know is that it is difficult whether a 10, 12, 13 or 14’ to develop unique floor plans within the 399 square feet limit.

its better than most models- the closet in the bedroom is awesome as well as the raised windows but the low window in the bedroom is all bad cause people are typically in states of undress in their bedrooms, hence why the raised ones are awesome but the lower on isnt. pocket and sliding doors are lame and they dont take up as less space as people think- id probably want to alter the layout to set up a proper desk area but i love that there seems to be more than enough room. would definitely watch more for ideas

That’s why we measure! We don’t endorse tiny houses for people needing accommodations unless they can work with a builder who can customize something to suit. However there are occasions when people have to use a wheelchair or need some extra space and builders should consider that.

I have a 9 year old. That being said hes very into gaming. That loft although short would be a good gaming room to one side and a sleep on the other. (I'd prefer if I could somehow slightly adjust that loft level or perhaps look into rising the roof in the future.) I think the loft and the bank of drawers under the stairs was about the only thing that blew me away in this place. Only thing I can see is things I would do differently. Too many things. - Remove the bunks put side by side washer/dryer there. Pantry space where laundry is now. Gut under the stairs for even MORE storage cause you just know there is wasted space there. I prefer the kitchen drawers other than the conventional open door style. If I had my way they would ALL be drawers of various sizes (Thinner for silverware/spices/kitchen towels-potholders etc and only under the sink would be a open door type. A U shaped kitchen with a drop down off the wall table or something could have been implemented here. You pretty much have NO livingroom at all. If I picked this model I'd have to close in that porch and make a proper livingroom but then again thats extra cost.

Clayton is not the type of manufacturer that would make a lot of changes for individual customers. They have their floor plans, standard package and then you can select a few options. They are a volume company. It would be less expensive to find something that works 90% for you and then deal with the rest on your own or get a small builder to custom design your plan and ideas.

I like the floor plan okay, but not my favorite. I'm not a fan of the tin inserts on the cabinets. I do like the height of the side walls because they are not too tall, having less windows, and less to heat/cool. I'd make a few small changes to suit me, but I do like the space for the washer/dryer being larger like this one so you can have a full size w/d.

Good eye. Some park model manufacturers use one head unit and some use two. As long as the BTU rating on one is sufficient (12k) it can handle close to 600 square feet. When you see a home with two units they are likely lower BTUs on each. It’s a balancing act. We mentioned in the last video of the DeSoto that the bedroom was small with low ceilings and how touchy it would be to keep the room temperature comfortable. You may have to open the bedroom door and the same here with this Avery.

I'd move the fridge over to the same wall where the sink is, moving the sink to the (windowed) outside wall and the stove to face the living room - so everything moves counter-clockwise. Not only does that allow you to look out the window at the sink, but most importantly, gives you space where the fridge currently is to drop the ceiling, allowing for a stand-up corridor at the top of the stairs. I predict that stand-up lofts will become the standard type of loft - even if you're able to crawl around on your hands & knees in a loft, why would you want to?! It's a real miss, IMO - especially when these are marketed to seniors.

Great ideas but a lot of changes if you were to buy this home. Maybe a different floor plan would work better. As far as the lofts go, we have seen only a couple with full height lofts but the rooms under them are short. Like a reverse loft. Manufacturers have a max height for the overall home to work with due to transportation requirements. Site built can be done though.

@@50pluslife360 I get that - we built our own w. a full 2 stories; the second story detaches & can be lifted-off by a crane, though we'll likely never move it out of our own forest. The one in the video wouldn't require a short room beneath - that's the idea behind moving the fridge counter-clockwise. I'd only do that to allow for the area under the stairs - and the future area under the full-height loft - to contain cabinets, or a washer & dryer side-by-side, rather than stacked. Reverse lofts are abysmal - the only thing worse than crawling UP into a loft would be descending down into a crawlspace like a rodent, lol. Indigo River Tiny Homes is increasingly building w. stand-up lofts - and those will absolutely be the ones to appeal to seniors, with single seniors probably the largest tiny home market.

@@50pluslife360 Well, we're up in Canada & we've got it tucked-away in the woods - sadly? Canada is not a friendly place for tiny homes. Our own neighbour reported us to the city for having "an illegal structure," after spotting smoke from the woodstove, and sure enough, an inspector showed-up in the dead of winter, holding a clipboard. "We're from the government and we're here to help," lol. Left after learning it was built on a trailer chassis, but still - be glad you're in the US. The average cost of a home in Canada is $700K, so tiny homes could make such a difference. Unfortunately? In most parts of the country, they just can't make it through all the bureaucracy.

I remember the quote when Ronald Reagan was President! Canada is sure going through some tough times right now. How much did Trudeau spend to make homes in Canada more affordable? Average of $700k! Similar in the US - the tiny market is growing faster than the regulations. Most communities allow RV Park Models and tiny homes in unincorporated areas but not near towns and cities. We think it has to do with ‘tax base’ more than anything. Officials view them more as a single wide home and see little to no value in anything but land. Unfortunately in unincorporated areas most available land is unimproved thus adding to the cost of settling up a home unless you decide to invest in a full off-grid setup.

Yeah that wrap stuff is necessary but throws off our filming sometimes. Some dealers buy lot models for customers to tour and then order the customer’s home from the factory so they can stage the home with furniture, what nots etc and they will unwrap the appliances.

Yeah as we are finding out that land is a different proposition with the cost of wells, septic and power. Best to buy a dilapidated single wide on land and bulldoze it. But then you have to worry about the neighborhood.
