Because of location on a busy corner, turf, carpeting everywhere, Home Depot $200 wainscoting kit, apartments behind it, and neighbors house on 7ft away… this house is worth 1.2 million at best.

Everytime I see a house on the corner like this for sale, I think of the day my neighbor had a drunk driver demolish their backyard fence and park her car in the middle of their backyard. No thank you.

@ same thing happened to my cousin’s house. This house won’t sell, it is obviously cheaply done and corners were cut. The price is so inflated that lowering it to a true value will look terrible. Has to be under 1.5M and that is nearly a million dollars cut to the price tag.

Ulalala. Positives: I like the peaks, sconces, landscaping and colour tone. Good window placement. The walk-in tile in the entry is sweet! Beautiful kitchen. Nice high ceiling, the use of curves, gold hardware, nice pantry and prep kitchen (good use of induction cooktop). I like the washer and dryer in the closet, a very reasonable and sensible thing to do. Negatives: Having carpets in a house over 2 million is a cheap move. I am not sure why they couldn't continue the flooring all through and add a throw rug. Small details like the vents could make or break a rich custom home. It wouldn't cost more than 50 bucks to add a custom vent. A fully carpeted basement is a recipe for disaster if you have any water issues. I think the overall concept is great, use of material, but more attention to details on longevity would be nice. What is the wall structure and HVAC situation? I see ducted units and furnace registers.

Thanks for the feedback! I’ll make note to cover the hvac system in the future. 95 percent of them are high efficiency forced furnaces powered by natural gas.
