These prices in Las Vegas are untenable. There's too much out-of-state money artificially inflating housing costs. You have to feel for the residents.

It's a massive-sized home so a square shape makes the most use of the interior space. Most people like the exterior of Blue Heron homes, but there are those that dislike it as well. Thanks for watching!

Question: I know nothing about building. Most of the comments are negative. My wife and I are planning on moving there this September/October. We have 2 German Rottweilers and the backyard would be perfect for them. Being in Texas we use St Augustine grass. Can it be used there? Or will it burn out? We’re gonna need a pool and elevator also. Can that be added?? Thx

Great questions! I'm not familiar either St. Augustine grass and if it does well or can survive out here. Artificial turf is quite popular for water savings. A pool and elevator can be added after the fact but it won't be cheap to add an elevator. Blue Heron does offer elevators for certain floor plans when building their homes from ground up.

That would be awesome to never have a neighbor next to you, just living on your own private cliffside. Only complaint is they could have pushed the house further back on the property to have a larger area for cars….

It's a new home. They are offering the new buyer to design their backyard. The seller is open to offering a credit for the backyard.

What a waste of a lot. Definitely needs landscaping. Just cheaply built, poorly designed. 9 ft ceilings? Wow. And absolutely no way is this house over 7000 square feet.absolutely no way.

This is a resale home (but new) and that is reason why it's not landscaped. Blue Heron offers to landscape your home but there is a premium involved, otherwise you can landscape the backyard yourself after buying your home. I can assure this home is over 7,000 sqft.

I usually love the Blue Heron home tours, but this one doesn't do it. They usually have that ultra modern feel...but still feel like a home. This doesn't. It has none of the things that usually make them special. If they aren't finished with it, that should really be stated. It's not a bad house...but still feels like it needs a ton of work and feels like they cheaped out and cut some corners. No backsplash? No fireplace in the great room? Finishes don't look anywhere near level 5. Just plain white island. Even the AC vents are just standard vents. Not the usual cool linear blue heron style. None of that "vegas modern" i associate with them. No character. Not even any chandaliers. 1.3 acre lot and tiny primary balcony. The entry way is BY FAR the least inspired blue heron I've seen. Usually opens to the great room, or amazing views...not an "office lobby and stairs". Courtyard oddly positioned. Bare minimum landscaping up front. Nothing elsewhere. Yes you can customize it to suit your taste.. but not for $6m to have NOTHING done. Not even the patio. Layout feels incredibly segmented for a blue heron. Nothing flows room to room. Charging for a "million dollar view" that doesn't exist. Boring flooring on main floor, ugly industrial carpet on second. 1.23 acres is great.. but with the 600 sq ft pool restrictions, what can you do with most of that? Especially with multiple houses looming over top of you. Even a pool would feel totally on display. I get houses in Mcdonald highland are close..but you are paying for 1.23 acres. Only reason to have a lot that size is for privacy, but this has none. I don't know how a 7000 sq ft house can feel cramped, but it almost does. That kitchen is so bad. 6 mill, 1 dishwasher, no butlers pantry or prep kitchen, no coffee maker or wine fridge, that's fine at 3 mill...but 6+? The entry way to main floor primary incredibly narrow. 15' pocket doors are nice there...for a straight view in to your walk in shower. 7000 sq ft and it looks like the linen closet doors would smack into the shower door. Having to go through your office or lounge to get to the (small for 6m) laundry room is just odd. The secondary bathrooms...other than floating cabinets feels like an apartment bathroom. Ok. Enough. This is easily my least favorite blue heron home I've seen. I hope the eventual owners love it though.

Sorry I think I may have confused you. This is not for sale by Blue Heron which you usually see as their show homes which are fully furnished with artwork, painted, staged with furniture and other decor. Blue Heron's show homes are also highly upgraded and full of options. This is a resale home, but still brand new. This is for sale by an actual homeowner.
