-master closet very small The sales agent told me you can do 12’ ceilings on elevation B for Cesena not sure if you can for elevation b for Genoa. If so, that’s great. I think this base price being so close to Cesena is insane since Cesena offers a massive mother in law suite.

The Cesena's multi-gen suite is a great feature to have. The Genoa will have 12' ceilings in the hallways and great room, but I'm not sure if it's available with elevation B or just elevation C.

Is it level 5 smooth wall, plaster, or diamond skim coat on the walls?

It's a medium knockdown drywall texture. Some call it "orange peel" as it looks similar to an orange's skin.
